Customer reviews offer valuable insights into the lived experience at Country Crossing. These insights reveal both positive aspects and areas of concern regarding management and community policies.
- Positive Feedback: One recent resident expressed significant satisfaction, stating, "I just bought a mobile home there. I have had no issues that were not promptly taken care of by management. It's a nice, quiet, friendly trailer park that has no drama, or such. Neighbors are friendly and kind. I really like it there and plan on staying a long time." This review highlights effective management response to issues, a peaceful living environment, and positive neighborly interactions, all contributing to a high level of resident satisfaction and a desire for long-term residency.
- Areas of Concern (Management and Policies): Conversely, another review pointed out significant dissatisfaction with the "company head office in upper management," claiming they have "no heart nor any regards to their occupancy of their parks" and neglect "their responsibilities." Specific grievances include:
- Rent Increases: The management "keep raising rent and other charges for miscellaneous expenses." This suggests a concern over escalating living costs within the community.
- Recycling Policy: A change in recycling policy requires disabled residents to bring their recycling to the "middle of the park office," which is described as "very difficult for them to do." The reviewer lamented that it "was better to have Recycling at the curb than have to drag it all the way to the middle of the park." This indicates a policy that is perceived as inconsiderate towards certain residents and an unnecessary burden.
These contrasting reviews underscore the importance of a balanced perspective for prospective residents. While the local, day-to-day management appears responsive to individual issues, concerns about broader corporate policies, particularly regarding rent increases and specific amenity-related rules like recycling, warrant careful consideration. It would be advisable for prospective residents to:
- Inquire about current and historical trends in lot rent and other fees.
- Understand all community rules and policies, especially those related to utilities, waste management, and common area usage.
- Discuss any specific needs or concerns with the management upfront to gauge their flexibility and responsiveness.
In conclusion, Country Crossing Manufactured Home Community in Appleton, WI, offers an all-ages living environment with amenities like a playground and community events, supported by an on-site sales office and various promotional offers. It presents itself as a quiet and friendly community where prompt local management responsiveness is appreciated by some residents. However, concerns regarding corporate-level management practices, including frequent rent increases and potentially burdensome policies like the recycling requirement, suggest that prospective residents should conduct thorough due diligence to ensure the community's overall policies and financial aspects align with their expectations for long-term manufactured home living.

Oct 17, 2020 · Sean NehringThe company head office in upper management has no heart nor any regards to their occupancy of their parks. Nor their responsibilities that they themselves are responsible for! They keep raising rent and other charges for miscellaneous expenses. They make those who are disabled to bring their Recycling to the middle of the park office which is very difficult for them to do. It was better to have Recycling at the curb than have to drag it all the way to the middle of the park.
Sep 24, 2019 · Tammy KozakWould not recommend living here. People play their music so loud you can hear it throughout the whole park and management does nothing about it. They say they are going too and they do not, ever. The lot fee keeps going up higher and higher every year, and they do less and less.
Jun 27, 2021 · Bernie LehndorfI went to this mobile home park when it was dark, what a mistake. There was minimal lighting, I couldn't see house numbers on the trailers and the house numbers were not in numerical order. If you ever need to go there, go in the daytime. I will never go at night again.
