Colonial Mobile Estates Introduce
If you are searching for "RV parks near me" in the White City, Oregon area and are considering various options for a longer-term stay, Colonial Mobile Estates, located at 3777 Falcon St, White City, OR 97503, USA, presents a community with contrasting feedback from its residents. Examining these perspectives is crucial for anyone evaluating potential "RV parks near me" that might also include mobile home communities.
One former resident, who lived in Colonial Mobile Estates for several years, shared a mixed experience. While they enjoyed their time there to some extent, their primary concern revolved around the park's management and how it was run. This reviewer highlighted issues with certain residents, specifically teenagers, who they claimed "routinely vandalize the place." They also expressed a perception of bias in the management, suggesting that the managers seemed more focused on the side of the park where they resided, while neglecting issues on the other side, which they described as being "full of riff raff."
Furthermore, this former resident alleged inconsistent rule enforcement by the management, claiming they seemed to apply strict rules to certain individuals while overlooking others. This lack of consistent enforcement can lead to feelings of unfairness and frustration among residents. The reviewer also detailed a complex and negative financial experience involving the transfer of a previous owner's back rent debt to new owners, coupled with a lack of clear communication and proper documentation, such as rent receipts. They described a significant and unexplained spike in the back rent owed and a prolonged period of silence from the property manager regarding the outstanding balance. The manager's alleged refusal to provide documentation of the debt further compounded the issue.
The situation escalated when the former resident attempted to sell their mobile home. They claimed that the property manager became upset upon learning of the potential sale and refused to accept applications from prospective buyers unless an exorbitant and suddenly increased fee was paid, a fee that had reportedly fluctuated significantly in a short period. This account raises serious questions about the management's professionalism and their handling of resident transactions.
Adding to the concerns, the former resident also reported issues regarding the park's alleged policy on service animals and emotional support animals. They claimed that despite having an emotional support dog for their wife, the manager displayed inconsistent behavior, initially appearing to be okay with the animal but later having "an absolute meltdown" and threatening eviction, reportedly waiting until the reviewer was away at work to confront their wife. This alleged behavior raises concerns about the management's understanding and adherence to regulations regarding assistance animals.
In stark contrast to this detailed and negative account, another reviewer offers a brief but positive assessment of Colonial Mobile Estates. They describe the park as "Very well kept. Clean and quiet." This reviewer also noted that "All of the trailers are tidy looking and up to date." This positive feedback suggests that, at least from a visual and auditory perspective, Colonial Mobile Estates presents a well-maintained and peaceful environment. This could be an appealing factor for those seeking a clean and quiet "RV park near me."
Considering these two reviews, there is a significant divergence in the experiences reported by residents of Colonial Mobile Estates. One former resident details serious issues with the park's management, including allegations of bias, inconsistent rule enforcement, mishandling of financial matters, and problematic interactions regarding assistance animals. These are significant concerns that would likely deter many individuals seeking a stable and respectful living environment.
On the other hand, the positive review highlights the park's cleanliness and quiet atmosphere, suggesting that the physical environment is well-maintained. This could be attractive to those prioritizing these aspects in their search for "RV parks near me."
The provided information does not offer specific details about the amenities or services available at Colonial Mobile Estates that would be relevant to RV travelers, such as the availability of hookups (water, electricity, sewer), dump stations, laundry facilities, or community spaces. Therefore, it is challenging to assess its suitability for RV living based solely on these reviews. The focus of the feedback is primarily on the management and the general atmosphere of the park.
For individuals searching for "RV parks near me" in White City, the contrasting feedback regarding Colonial Mobile Estates underscores the importance of thorough investigation. Contacting the park directly using the provided phone numbers: (541) 826-3700 or +1 541-826-3700 would be a crucial step. When calling, prospective residents should inquire about the park's policies on RVs, the types of spaces available, the amenities offered, and the management's approach to resident relations and rule enforcement. Asking specific questions based on the concerns raised in the negative review, such as their policies on assistance animals and how financial matters are handled, would also be advisable.
Seeking out additional reviews or testimonials from other current or former residents might also provide a more comprehensive and balanced understanding of the community. Observing the park in person could offer insights into the cleanliness and upkeep, but would not necessarily reveal the management dynamics or the experiences highlighted in the negative review.
In conclusion, Colonial Mobile Estates in White City, Oregon, presents a community with mixed reviews. While one resident praises its cleanliness and quiet atmosphere, another details significant issues with the park's management, including allegations of bias, inconsistent rule enforcement, mishandling of financial matters, and problematic interactions regarding assistance animals. For those seeking "RV parks near me," careful consideration of these contrasting viewpoints and thorough personal investigation are strongly recommended before making any decisions about residing at Colonial Mobile Estates.

Colonial Mobile Estates Reviews
I lived here in this mobile home park for a number of years and while I enjoyed my time there to an extent. My main problem with it was how the place was run. There were and still are residents there that have teenagers who routinely vandalize the place. The managers there seem to be focused on the side of the park strip that they live on. The other side of the park is full of riff raff. The managers also seem to only enforce strict rules with certain people while turning a blind eye to others. Also. When was it common policy to stick someone else's back rent debt onto new owners, and then fail to communicate it for several months, not only that, failure to provide rent receipts for the space rent itself and the payment on the back rent. Which mysteriously spiked from 200 all the way to 2000, then there was zero communication on it for nearly a year. Asked the property manager for something that would tell us how much we owed, and he kept saying he'd get back to us. Never heard word one. Plus. Where did this 1800 back rent come from on top of the 200 that we were paying. Then all of a sudden one day my wife calls him to tell him that someone wants to buy the trailer, he gets upset and refuses to take any applications for the mobile home, unless we now want to pay 4890 dollars. Ok wait earlier in the week it was 2000, now its almost 5000? Simply because you got upset? Hopefully the owner sees this cause he needs to know how this place is being run, also apparently service dogs and emotional support animals aren't allowed in any sort, we had an emotional support dog for my wife that the manager was flip flopping over. Like ok with it one week, then the next he had an absolute meltdown over it, threatening eviction. Waiting until I left for work to confront my wife. Seriously. Yall need some new managers who don't pick and choose who they chase off and who they leave alone
