When evaluating an RV or mobile home park for potential long-term living, several factors typically come into play: the environment and atmosphere of the community, the services and amenities offered, the specific features of the park and individual lots, and the overall management and maintenance of the property. The provided reviews for Table Rock Mobile Estates offer significant insights into the experiences of current and former residents, which should be carefully considered by prospective tenants.
Environment and Atmosphere:
One long-term resident with over ten years of experience in the community notes a significant decline in the environment and atmosphere since a new "Manufactured Park Investment company" purchased the property. Initially, the community was described as "clean" with well-maintained grounds, including the playground and shrubs, and regular street sweeping. There was also an on-site manager who was readily available. However, under the new ownership, the atmosphere is described as a "NIGHTMERE," indicating a substantial negative shift in the living environment.
Specific issues contributing to this negative atmosphere include an unusable playground due to uncleaned cat feces (reportedly an issue for over a year despite promises of resolution), a locked green waste bin leading to accumulated yard debris in plastic bags, and a lack of responsiveness from management to resident communications. These factors suggest a significant deterioration in the upkeep and management of the community, potentially impacting the quality of life for residents.
The mention of a "FERAL CAT problem" further contributes to concerns about the environment and safety within the park, particularly in areas like the playground. The lack of trimming of front property shrubs since the new investment company took over also points to a decline in the aesthetic appeal and general maintenance of the park.
While there are no recent positive reviews provided, one review cautions against relying on older "5-star reviews," suggesting they might be from individuals who no longer live there or could even be potentially "paid for," implying they may not reflect the current reality of living at Table Rock Mobile Estates.
Services and Amenities:
Based on the negative reviews, the quality and accessibility of services and amenities at Table Rock Mobile Estates appear to have declined significantly under the new management. The playground, once presumably an amenity for families with children, is now unusable due to a lack of cleaning. The green waste disposal service is effectively unavailable due to the locked bin and the manager's unresponsiveness.
The lack of an accessible and responsive management team is also a major concern, as indicated by the difficulty residents have in getting their calls returned or issues addressed. This breakdown in communication and service can severely impact residents' ability to resolve problems or access necessary services within the community.
The former resident mentioned regular street sweeping and an available on-site manager as past services that are no longer consistently provided, further highlighting the reduction in services under the new ownership.
While standard mobile home parks typically offer essential services like utility hookups (water, electricity, sewer), waste management, and potentially common areas or laundry facilities, the reviews focus more on the deterioration of previously available services and the inaccessibility of current management, suggesting potential issues with the overall provision and maintenance of these basic necessities as well.
Features:
The limited information makes it difficult to identify positive features of Table Rock Mobile Estates under its current management. Previously, features might have included a clean playground, well-maintained landscaping, and accessible management. However, the reviews indicate that these aspects have deteriorated.
The fact that the park is located in Central Point, Oregon, could be considered a feature in terms of its geographic location within the Rogue Valley. Central Point offers a more suburban environment compared to nearby Medford and provides access to local amenities, schools, and services. However, the internal conditions and management of the mobile home park itself appear to be significant concerns outweighing the general location.
The alleged promise by management not to excessively raise rent if tenants signed a lease, followed by a doubling of rents, is a significant negative feature that has reportedly upset many tenants. This suggests a potential lack of ethical business practices and a disregard for agreements made with residents.
Other negative features mentioned include the accumulation of a year's worth of green yard waste due to the inaccessible bin, the unresolved feral cat problem, the untrimmed shrubs creating an unkempt appearance, and the lack of action on issues like abandoned vehicles and malfunctioning streetlights. These all point to a pattern of neglect in maintaining the property and addressing residents' concerns.
Promotional Information:
There is no promotional information provided in the reviews. However, the mention of the rent doubling after tenants signed leases suggests a potentially misleading practice rather than a beneficial promotion. Prospective residents should be extremely cautious about any promises or lease agreements offered by the current management and thoroughly investigate the current living conditions and management practices before committing.
Considerations for Local Users:
For local users searching for "RV parks near me" or considering a mobile home park in Central Point, Oregon, the reviews for Table Rock Mobile Estates paint a concerning picture. While the location might be convenient for some, the significant negative feedback regarding the management, maintenance, and overall living conditions should not be ignored. The issues raised, such as the unusable playground, inaccessible waste disposal, lack of management responsiveness, and significant rent increases, indicate potential serious problems with the park's operation and the quality of life for its residents.
Prospective residents are strongly advised to:
- Exercise extreme caution when considering Table Rock Mobile Estates based on the overwhelmingly negative recent feedback.
- Attempt to contact the park management at (541) 826-5511 to directly inquire about the issues raised in the reviews and to get their perspective. However, be aware that the reviews suggest communication may be difficult.
- Visit the park in person to independently assess the conditions, including the playground, waste disposal areas, landscaping, and general upkeep of the property.
- If possible, speak with current residents who are not part of any management-influenced process to get a firsthand account of the current living situation.
- Thoroughly review any lease agreements and be wary of promises that are not clearly documented and legally binding.
- Consider looking at alternative RV and mobile home parks in the Central Point or Medford area that may have more positive recent reviews and a reputation for better management and maintenance.
In conclusion, while Table Rock Mobile Estates is located in Central Point, Oregon, the strong negative feedback from multiple residents regarding the management's ethics, lack of maintenance, and poor communication suggests that prospective local users should proceed with extreme caution and conduct thorough due diligence before considering this community as a viable "RV park near me" or mobile home living option. The significant discrepancies between past (potentially outdated) positive perceptions and current negative experiences highlight the importance of seeking recent and unbiased information.

Table Rock Mobile Estates Reviews
This mobile park corporation is a JOKE. We can't use the playground, because they won't clean out the cat feces, that they have been told about over a year ago. They promised it would be taken care of, but hasn't been done. Next they won't give access to the green bin, so everyone leaves their green debris in plastic bags in front of the bin. This debris has been there for about a year. Next if you call, you have to leave a message, but don't expect a call back. I have left numerous messages and they won't reply. My wife has recently called them, because they say we have a violation, but they won't call back her either. Next they said if the tenants would sign a lease agreement they would not excessively raise the rent, but since that time they have doubled the rents, I'll bet most tenants are upset they signed that lease. Bottom line the manager and the company are unethical.
Apr 19, 2024 · Locksley DavisI have lived here in the community for over 10 years. When we first moved here the community was clean, the playground and shrubs were maintained, the streets were professionally swept every week and an on property manager was always available. THEN some Manufactured Park Investment company purchased the property and it is a NIGHTMERE. CHECK all the 5 star reviews from people who don't even live here anymore or possibly paid for reviews. The playground is so bad with overgrown shrubs and cat poop, we can't take our grandkids there. The green bin is locked and the manager won't answer the phone so you can arrange for it to be opened. I know, I called four weeks in a row to have it accessed and never received a call back. My wife called 4 days in a row and then went to the office in Eagle Point and he said he never received any calls from her. Now there is a pile of green yard waste a year in the making in front of that green bin. There is a FERAL CAT problem. THE Shrubs in the front of the property haven't been TRIMED since this Investment company took over. ALL THIS NEGLECT and they have the GALL to more than double the rent from the old owner WHO actually maintained the property. ONE TIME an abandoned car was left in front of the property next to the shrubs "that they won't trim" and we called the manger, the manager said that "it wasn't HIS PROBLEM". Two lights have been out for months on our street. DO I NEED TO GO ON?
Apr 20, 2024 · Mike GregoricSpent most my childhood in this park seen it from 1989 to 2013 remember when it was only 3 rows with a swing set in the field just outside the park before it became the 4th row knew everyone very well and did most of the yard maintance for them use to be a family park but lately it seems to be transitioning in to a retirement park. It has always been a peaceful place except for when I was a kid causing havoc for the residents but as I got older and more respectful I was everybody's favorite this park was defenintly the community that brought me up and taught me respect dignity and how to earn an honest dollar. Great place for all age groups and always my home (though I live up north near Newberg now) this park has my heart and roots in it and I'll probably return to it someday. 10 Stars and two thumbs way up for my home park where my family still resides.
Aug 25, 2019 · Randy HaugManagers are uncontactable most of the time, care of residents is minimal at best, and maintenance is almost entirely avoided as there is a 2 year old pile up of trash from lawn, hedge, yard, and other trimmings at the back of the 4th street from the negligence of the managers to dispose of the trash they are in charge of disposing out of the dumpster they've locked us out of. There are streetlights out causing unsafe environments especially at night and overgrown hedges at the fencing lines impairing vision for drivers both residents and non residents affected. So, unaddressed fire hazards, waste issues, safety issues, and more. The new owners just don't care.UPDATE!!: WE HAVE NEW OWNERS NOW THAT ARE STARTING TO ACTUALLY TAKE CARE OF THE GROUNDS AND THE TRASH PILE HAS BEEN REMOVED!!! Hopeful for this new change and so glad it's happening!Update 2: WE HAVE STREETLIGHTS BACK ON!!! So thankful to the new owners!
Jan 07, 2025 · Dragøns MelødyMy Mother -in-law lives there, and I was taking her to a Dr appointment. The New manager was very upset that I had to park my car on the street. She expects me to have to move both cars Twice just to be able to help my mom!! I think she is in a power trip or something!
