Columbus Greens Introduce
While your search might be for "RV parks near me," we want to introduce you to Columbus Greens, a mobile home community located at 5050 Columbus St SE, Albany, OR 97322, USA. It's important to understand that a mobile home community operates differently from an RV park, primarily offering long-term residency rather than temporary stays for recreational vehicles. If you are considering a permanent or long-term housing solution in the Albany, Oregon area, exploring mobile home communities like Columbus Greens might be relevant to your needs.
The environment at Columbus Greens presents a mixed perspective based on the available customer reviews. One resident describes it as a place with "beautiful trees," suggesting a community with mature landscaping that could contribute to an appealing aesthetic and a sense of nature within the residential area. This positive aspect indicates that the physical surroundings might be well-established and visually pleasant for some residents. The same reviewer also mentions feeling "very safe" within the community, which is a significant factor for anyone considering a new place to live. A sense of security and well-being is crucial for residents and contributes to the overall quality of life within a community.
However, it is essential to consider all feedback to gain a comprehensive understanding. Another, more extensive review paints a considerably different picture of the environment and management at Columbus Greens. This reviewer describes the community as a "beautifully horrible place to live" and characterizes it as "the most restrictive place I have ever lived in my life." Such strong language suggests significant dissatisfaction with the rules and regulations imposed by the community management. This perspective highlights the importance of thoroughly understanding the community's policies before making a decision about residency.
The services and features of Columbus Greens are not explicitly detailed in the provided reviews. Typically, mobile home communities offer essential infrastructure such as water, sewer, and electrical hookups for each home site. They usually provide common area maintenance, which might include landscaping and upkeep of any shared facilities. The mention of required repairs suggests that residents are responsible for maintaining their individual mobile homes according to community standards. To obtain specific information about the services and amenities offered at Columbus Greens, such as trash removal, community spaces, or any other features, it is recommended to contact the management directly at (541) 928-5163 or +1 541-928-5163.
The features of Columbus Greens, as perceived by residents, vary significantly. One positive feature mentioned is the presence of "beautiful trees," contributing to the aesthetic appeal and potentially providing shade and a more natural environment. The feeling of safety reported by one resident is another positive feature that could be attractive to potential homeowners. However, the negative review highlights what the former resident perceived as highly restrictive rules, particularly concerning the maintenance and restoration of older mobile homes. The requirement to "restore 30 yr old mobile homes to brand new condition" within a short timeframe (60 days) and at significant personal expense ($10,000 in one year, according to the reviewer) is a critical point to consider. This suggests that there may be stringent standards for property upkeep that could pose a financial and logistical burden on residents, especially those with older homes or limited financial resources.
The negative review also raises serious concerns about management practices. The reviewer likens the management to "used car salesmen" and describes them as "DIRTY," which are strong and negative characterizations. The claim that the management doesn't mind "kicking out old ppl and families" is a severe accusation that warrants careful consideration. The alleged threat against the former resident for posting online about their experiences is also a significant concern, suggesting a potentially adversarial relationship between management and some residents.
Furthermore, the negative feedback indicates potential financial strain on some residents, with the reviewer stating that "there is a reason ppl who live here have to take out loans, beg churches for help, beg the community for help." This paints a concerning picture of the financial well-being of some residents, potentially linked to the costs of required repairs or other community-related expenses. The mention of residents waiting for a "60 day notice" suggests a level of instability and fear of eviction within the community for those who may not be able to meet the management's demands. The former resident's eagerness to leave and return to renting underscores the extent of their negative experience.
In contrast, the resident who bought a place two years ago reports feeling "very safe," indicating that experiences within the community can vary significantly. This difference in perspective could be due to various factors, such as different management during the two-year period, different interpretations of community rules, or varying personal experiences. It reinforces the importance of gathering multiple perspectives and conducting thorough due diligence before making a decision about moving into Columbus Greens.
Regarding promotional information, no specific promotions or incentives are mentioned in the provided reviews. To learn about any current offers, the availability of homes for sale or rent within the community, lot fees, or any other financial aspects, it is essential to contact the management directly at the provided phone numbers. They will be able to provide the most accurate and up-to-date information regarding residency at Columbus Greens.
In conclusion, Columbus Greens in Albany, OR, is a mobile home community that presents a complex picture based on the available feedback. While some residents appreciate the mature trees and report feeling safe, others have expressed serious concerns about restrictive rules, costly and potentially unreasonable repair requirements, and negative management practices. The stark contrast in experiences highlights the importance of conducting thorough research before considering residency. Potential residents are strongly advised to contact the management directly, inquire in detail about community rules and financial obligations, and, as one reviewer suggested, "knock on several doors in this community" to gather firsthand perspectives from current residents. This comprehensive approach will help prospective residents make an informed decision about whether Columbus Greens aligns with their housing needs and expectations.

Columbus Greens Reviews
Ppl need to do their research before moving here. This is the most restrictive place I have ever lived in my life. It's a beautifully horrible place to live. Read posts from community pages where ppl are moving left and right. Unfortunately they don't mind kicking out old ppl and families. They are like used car salesmen. DIRTY. There is a reason ppl who live here have to take out loans, beg churches for help, beg the community for help. I lived here 5 yrs. Then they changed their ways. You will literally be required to restore 30 yr old mobile homes to brand new condition. I have the receipts. No I've never been behind on rent. Spent 10,000$ in ONE yr trying to do repairs THEY REQUIRED IN 60 DAYS not even all were done!! I have a nice place- no need for that. They will forever ride your ass and threaten the roof over your head. They even threatened me not to post about them on line (I have the notice). Do I look scared? LolPls. don't find yourself homeless- verify what I say. Knock on several doors in this community. They will tell you. Many ppl couldn't afford to move. They can't afford to stay either. They just wait on the 60 day notice......I'm selling. I cannot wait to live in a rental again !!
Nov 26, 2024 · Lisa MayoI bought a place here 2 years ago. I feel very safe here. The trees are beautiful.
Oct 08, 2023 · Melissa MillerPretty nice place to live!Park has been cleaning up the last few years and it makes us feel safe. Wish there were a few more amenities for the residents compared to other places we've lived. 'Clubhouse, pools, dog parks, basketball courts, tennis, golf, volleyball etc'. With IPG taking over, management mentioned it's a probability which makes us excited. Management is helpful as they have remedied a few issues we've had with tree work and quick in their responses. Be patient with them; there are 288 of us and one of them. Maintenance crew are friendly and personable as well. Help with needs of residents no problem. Can only dock a star as some of the residents could use more happiness in their own lives to keep from trying to take it from others, but that's people for you.
Aug 18, 2022 · Tyler RandolphAbsolutely awful place to live. We sold our house and moved because of the bad management. The neighbors watch you and run to the manager to complain over every tiny little thing. The park requires you do outrageous things like yard work and tree trimming in the middle of winter. They pass out $50 fines for every little thing. Waking up to threatening notes taped to your door is extremely common. The manager is extremely rude and overbearing, makes up rules, harasses residents, and makes selling your home extremely difficult. She tried to retaliate against us when we were selling our house, telling us in our move out inspection that we had to fix and replace things that were not indicated in the lease. We had to get into contact with the regional manager to resolve the issues but it almost cost us the sale of our house. Then she retaliated again after we moved by refusing to respond to our new park manager's requests for a rental reference for several weeks. The manager even tried to go to her office and couldn't get a response out of her. When she finally did respond, she told our new park manager that we paid our space rent late an insane amount of times, which was absolutely not true.Living here was like living in a police state. There is the general feeling that the look of the park is more important than the comfort of the people living there. It got to the point where we felt like we weren't allowed to be outside of our home and couldn't let our kids out to play. If you move here, document everything. Take pictures, save rent receipts, emails, and notices, record phone calls and voicemails because the manager lies and tries to go back on her word a lot.
Feb 16, 2019 · Sarah WallaceThis place is a great place to live! I recently moved here four years ago and couldn't be happier! The park is clean, the manager Liz is so easy to work with and accommodating, quick to get any issues I may have with maintenance issues and is very fair in price! I highly, HIGHLY recommend this park and it's management to anyone who will listen. Come in and see for yourself, you won't be disappointed.
