Copper Creek Estates Introduce
Are you searching for "RV parks near me" in the Salem, Oregon area? Copper Creek Estates, located at 5270 Gold Dust St NE, Salem, OR 97305, with phone numbers (503) 390-6239 and +1 503-390-6239, is primarily a mobile home park. While some mobile home parks may offer long-term stays for RVs, it is crucial to consider all available information before making a decision. The following introduction provides an objective overview of Copper Creek Estates based on recent customer reviews found online, highlighting potential environmental factors, management concerns, and safety issues that may be relevant to those seeking RV parking in the area.
Based on the limited but strongly negative customer feedback available, the environment surrounding Copper Creek Estates appears to be a significant cause for concern. One reviewer explicitly advises others to "avoid this place at all cost," citing issues with "lots of homeless & drug activity." This suggests that the area around or within the mobile home park may experience problems related to homelessness and drug use, potentially impacting the safety and comfort of residents, including those in RVs. This is a critical factor for anyone considering a long-term stay, as it directly relates to their personal security and peace of mind.
Furthermore, the same reviewer describes negative interactions with neighbors, including a lack of respect for personal space, such as leaning on their house and windows, loitering in their yard, and intentionally blocking their parking and driveway. Such neighborly disputes, if prevalent, could significantly detract from the quality of living for any resident, whether in a mobile home or an RV. These issues suggest a potential lack of community cohesion or effective management intervention in resolving resident conflicts.
In terms of management, both available reviews express severe dissatisfaction. One former resident who lived at Copper Creek Estates for ten years describes the management as "awful" and accuses them of "harassing and monitoring every single thing." This long-term negative experience raises serious questions about the management's approach to residents and their ability to foster a positive living environment. The same reviewer also mentions "ridiculous" rent increases, which could be a concern for those considering long-term RV stays, as lot rental fees and potential increases would be a significant financial consideration.
The second reviewer echoes these concerns about the management, labeling them as "shady" with a "horrible attitude." This individual recounts specific instances of receiving incorrect notices of unpaid rent, requiring them to provide proof of payment. Such administrative errors and the alleged negative attitude of the management could lead to significant stress and frustration for residents. The combination of perceived harassment, unwarranted accusations, and poor communication paints a concerning picture of the management's professionalism and competence.
Given the strong negative experiences reported by these former residents, it is difficult to ascertain any positive features or services that Copper Creek Estates might offer. Typically, mobile home parks provide basic utilities such as water, electricity, and sewer hookups. However, the reviews do not mention the quality or reliability of these services. For RV users, factors such as the size and accessibility of lots, the amperage of electrical connections, and the availability of amenities like laundry facilities, restrooms, or recreational areas are important considerations. The negative tone of the reviews makes it unlikely that these aspects would be particularly noteworthy or well-maintained, but this cannot be definitively stated based solely on the provided feedback.
Similarly, there is no promotional information available for Copper Creek Estates in the provided reviews. Details regarding lot rental rates for mobile homes or potential RVs, security deposits, or any special offers are not mentioned. Given the negative portrayal of the management and the overall living environment, it is unlikely that there are any compelling promotional aspects highlighted by residents.
In conclusion, the available online reviews for Copper Creek Estates in Salem, Oregon, paint a concerning picture for potential residents, including those seeking long-term RV parking in the area. The reports of "awful" and "shady" management, coupled with allegations of harassment, administrative errors, and significant rent increases, should give prospective residents pause. Furthermore, the serious concerns raised about "lots of homeless & drug activity" and disrespectful neighbors creating a "nightmare" living situation indicate potential safety and environmental issues within or around the park. For local users searching for "RV parks near me," it is strongly recommended to exercise extreme caution and thoroughly investigate these negative reports before considering Copper Creek Estates. Seeking alternative RV parks in the Salem area with more positive and reliable feedback would likely be a prudent course of action. Due to the significant negative experiences shared by former residents, proceeding with Copper Creek Estates without extensive further investigation and potentially speaking with current residents (if possible) would be a considerable risk.

Copper Creek Estates Reviews
Lived here for 10 years. Awful management who have nothing better to do but harass and monitor every single thing. Rent increases are ridiculous. Moved out of here as soon as was able to.
Jan 07, 2025 · Denise SotoPlease avoid this place at all cost. Shady management with horrible attitude. We have received letters saying that we haven’t paid when we have. Then, when we have to show proof.Lots of homeless & drug activity. Unfortunately we live next to neighbors who have no respect for space lean on our house & windows (right outside my daughters room) hang out in our yard instead of theirs take your parking & block our driveway (on purpose) absolutely a nightmare.
Nov 15, 2024 · Mimi KaayI had decided to purchase a home here, had an accepted offer, & went to the office for what I expected to be a quick formality to guarantee I didn't have a criminal record. The office staff was so rude and unwelcoming that I decided to immediately terminate my contract to purchase to avoid being in business with these people. Both agents and our family were all shocked at how unprofessional our interactions with Copper Creek and the associated properties were. They only provided part of the (77-page!?) application packet, telling me to get started with it and I'd get the remaining terms of the contract later - as if I'd apply without knowing all the terms of the agreement. They could not provide any useful information about necessary maintenance issues on-site - mailboxes have apparently been broken for months, which the staff blames on the post office. They lamented how terrible it was that they were being forced to raise the monthly costs 30% higher than the agents had been given during our negotiations. The staff was clearly upset that we had begun negotiating on the property without having consulted them and included them in pricing decisions. We left with the impression they would deny our application out of sheer spite for having not followed their procedure. The roads between units were in very poor condition with extreme speed bumps that I would hate to go over multiple times a day to commute. It also seemed like there was virtually no parking and you could expect to fight for a spot regularly.
Mar 08, 2023 · Robert MooreThis place is horrible the people are good, but they don't know how to manage good. I feel like since I moved it's a problem after another. What I notice is that they don't treat everyone with equality. They treat other with kindness and don't say anything to surrounding neighbours that have similar problem or situation as me, but keep picking on us. I feel like the house I purchase in this community doesn't make me feel like I am home but threatening my happiness of living in my home it causes me a lot of stress. These manufactured houses are built bad. I recently purchase the house. Not that long ago and there has been many problems with things breaking and other problems. I don't recommend this place they try to control your life and way of living.
May 08, 2018 · Maria JuanManagement is bad. I’ve lived here for a decade. The current managers don’t know how to run things and try to run things unrealistically. I enjoyed the old managers. The speed bumps and roads are the worst things of this place. They only repaint them and fill the cracks with sand in the roads but that doesn’t fix anything.
