Country Estates Mobile Home Community Introduce
Are you searching for "RV parks near me"? While our platform primarily focuses on RV parks catering to temporary stays, we also understand that local users may be interested in exploring long-term residential options such as mobile home communities. Today, we provide an overview of Country Estates Mobile Home Community, located at 12389 Ann Dr, Blair, NE 68008, USA. You can reach them at (402) 426-2008 or +1 402-426-2008 for inquiries. Based on the available customer feedback, Country Estates appears to offer a friendly and relatively quiet living environment, though some residents have raised concerns regarding management practices and infrastructure.
It's important to distinguish between RV parks and mobile home parks. RV parks typically provide short-term accommodations for recreational vehicles, often with amenities tailored for transient stays. Mobile home parks, on the other hand, are designed for long-term or permanent residency, where individuals or families own their manufactured homes and lease the land. While the "RV parks near me" category might occasionally include parks with limited long-term RV sites, Country Estates is primarily a residential community for mobile homes.
One resident describes Country Estates as a "nice quiet trailer park" with "friendly neighbors," noting its affordability and "well kept grounds." This positive feedback highlights some of the key attractions of the community: a peaceful atmosphere, a sense of neighborliness, and a maintained environment. These aspects can be particularly appealing to those seeking a stable and pleasant long-term living situation.
However, another, more detailed review presents a more nuanced perspective. This resident mentions experiencing "double standards" within the community and, while finding the management "fine," expresses concerns about the owners raising rent annually without adequate property maintenance. Specific issues raised include the absence of a basketball hoop over pavement, "poopy" roads, and the unintended killing of many trees following work done by the new owners. The introduction of pet rent, despite residents owning their homes, paying for their own water, and being responsible for pet cleanup and yard maintenance, is also questioned.
Furthermore, this review highlights potential problems with the well system, noting frequent water shut-offs during winter and the risk of pipe damage due to system purging when water service is restored. The reviewer recounts having to replace their entire living room floor due to water-related damage. Despite these concerns, the resident praises the friendliness and community spirit of their neighbors, emphasizing that people are "friendly and good and watch out for everyone," which is seen as a significant plus.
Based on these reviews, we can compile a more detailed picture of the environment, services, and features of Country Estates Mobile Home Community:
- Environment: Generally described as quiet with friendly neighbors and well-kept grounds by one resident. However, another notes "poopy" roads and the loss of many trees. The presence of size limits for owned homes and the responsibility of residents for their yards suggest a degree of community standards, though their enforcement and the overall upkeep might be inconsistent according to one review.
- Services: Management is described as "fine," indicating a functional administrative aspect. However, concerns are raised about the responsiveness of the owners to maintenance needs despite annual rent increases. Essential services such as water are provided via a well system, which has reportedly experienced issues, including frequent winter shut-offs and disruptive purging. Waste management services are likely in place, though not explicitly mentioned.
- Features: The community appears to be pet-friendly, although pet rent is now charged. Residents own their homes and are responsible for their yards, with size limitations on the homes. The park is noted to be missing a basketball hoop over pavement, suggesting limited recreational amenities. The friendly and supportive nature of the neighbors is a significant social feature. The affordability mentioned by one resident could be a key feature for those on a budget, though the annual rent increases are a counterpoint to this.
No specific promotional information is available in the provided reviews. Mobile home communities might sometimes offer incentives such as reduced lot rent for a certain period or other move-in specials to attract new residents. Local users interested in any potential promotions at Country Estates should contact the park directly.
For local users in Blair, Nebraska, seeking long-term and potentially affordable housing options, Country Estates Mobile Home Community offers a mixed profile. The quiet environment and friendly neighbors are significant positives. However, potential drawbacks include concerns about annual rent increases without commensurate maintenance, issues with the well water system, and the introduction of pet rent. The lack of recreational amenities like a basketball court might also be a consideration for some.
Prospective residents should weigh the positive aspects of community and affordability against the potential challenges related to management responsiveness and infrastructure. It is advisable to contact the park management directly to inquire about current lot rental rates, lease terms, park rules, the history and current status of the water system, and any planned improvements to the roads or other facilities. If possible, visiting the community to assess the condition of the grounds and speaking with current residents (beyond the provided reviews) could offer valuable insights into the day-to-day living experience at Country Estates.
Key questions for potential residents might include:
- What are the current lot rental rates and what is the history of rent increases?
- What are the lease terms and conditions?
- What is the policy regarding maintenance and repairs of park infrastructure?
- Can you provide information about the well water system and any ongoing issues or planned upgrades?
- What is the pet policy, including the pet rent fees and any restrictions?
- Are there any community amenities available, such as recreational facilities?
- What are the rules and regulations regarding yard maintenance and home sizes?
In conclusion, Country Estates Mobile Home Community in Blair, Nebraska, offers an affordable and neighborly environment that appeals to some residents. However, potential concerns regarding rent increases, maintenance, and infrastructure issues, particularly the water system, should be carefully considered by prospective residents. Direct communication with the park management is crucial to obtain current and comprehensive information before making a decision about living in this community.

Country Estates Mobile Home Community Reviews
Nice quiet trailer park. Friendly neighbors, affordable and well kept grounds.
Jun 20, 2020 · Crystal Griffeth-HooseIf you live here there seem to be some double standards. Management is fine. BUT, the owners will seem to raise rent every year and not fix anything adequately. The park is missing a basketball hoop over any pavement and the roads are a little poopy. The new owners did some work on the trees and ended up killing a lot of them. (Which is sad) they charge for pet rent now and I'm not really sure why since we pay our own water and clean up after our own pets. We own our own homes and they have size limits and hold you responsible for your yard so I just don't get it. Also the well system has been a little poopy and they seem to have to turn the water off a lot in the winter (not sure if that is standard or not) and when the water comes back on it could mess your pipes up while they are purging the system. Had to replace my whole living room floor because of it. I love everyone I have met here though and gotten to know. The people are friendly and good and watch out for everyone which is as plus

Mar 09, 2023 · Christine TicconiFirst they changed owners call new owner's about our dog they said they would anex him in and accepted him then about 7 months later they said we had to get rid of him. When we confronted them over it they denied it. I really wish my son could have his dog back. Idk who I can talk with over this because my son is heart broken because he can't have his dog. Who doesn't bark or run free like other dogs in the taylor park. Please alow him to have his dog back he loves him and needs him. Please rethink your polocy on dogs. Don't let the few who don't follow the rules affect those who did.
