Country Meadows Introduce
Welcome to Country Meadows, a mobile home park located at 5121 Clinton Street Rd, Batavia, NY 14020, USA. For those searching for 'RV parks near me' with a long-term residential perspective, or considering a mobile home community in the Batavia area, Country Meadows offers a place to reside. You can contact them at (585) 343-5941 or +1 585-343-5941 for inquiries.
Country Meadows operates as a mobile home community where residents typically own their homes and lease the land. Situated in Batavia, New York, the park is located in a region offering a mix of rural and suburban living, with access to local amenities and services in the city of Batavia and surrounding areas. Mobile home parks generally provide essential infrastructure such as water, sewer, and electricity connections for each lot.
However, the limited customer feedback available online paints a concerning picture of the management and overall living experience at Country Meadows. Multiple reviewers express significant issues related to communication with park staff, safety concerns, and financial practices. These reviews suggest potential challenges that prospective residents should carefully consider.
One recurring theme in the reviews is the difficulty in communicating with park staff. One reviewer stated, "There is no way to communicate with park staff. The phone numbers are out of service and they ignore emails." This complete lack of communication can lead to frustration and unresolved issues for residents, as highlighted by the subsequent points in their review.
This same reviewer also raised concerns about safety and maintenance within the park. They mentioned "terrible" potholes, suggesting neglect of the infrastructure. More alarmingly, they recounted a near-fatal gas leak due to the incorrect installation of their mother's stove, emphasizing the potential for serious safety hazards. Additionally, they reported plumbing issues in a relatively new home, with all sinks and toilets leaking, indicating potential problems with the quality of construction or maintenance standards.
The issue of overcharging residents also surfaced in the feedback. The reviewer mentioned their boyfriend being overcharged with a promised refund that was never issued, noting that "many residents were overcharged" that month, leading to a petition being sent to the state. This suggests potential financial mismanagement or a lack of attention to accurate billing practices.
Another significant safety concern highlighted was the "yard waste dump area filled with massive amounts of yellow jackets." The reviewer and their mother reportedly suffered over ten stings each while disposing of yard waste, emphasizing a dangerous environmental hazard within the park that could particularly affect children and those with allergies.
Furthermore, the reviewer detailed disturbing issues with a new couple residing next to their mother, alleging daily drinking, fighting, threats, and a dog that is "never on a leash" and behaves aggressively. Despite installing cameras, the reviewer expressed fear for their mother's safety due to the dog's behavior. This indicates a potential lack of enforcement of community rules regarding pets and a failure to ensure a safe and peaceful environment for all residents.
A second, highly critical review recounted a deeply troubling experience involving the purchase of a trailer for a 70-year-old woman. The reviewer alleged that the trailer, sold as being in good condition with utilities, turned out to have illegal and outdated oil heating, no pipes underneath, and was essentially uninhabitable. They further claimed that the same management had previously caused issues with another trailer owned by the same person, including encroaching on her property line and a caved-in roof. The reviewer used strong language, suggesting potential exploitation of an elderly resident and urging others to "LOOK ELSEWHERE" and always get an independent inspection before purchasing a home in the park.
This second review also mentioned that neighbors reportedly told the buyer that the trailer in question was supposed to be torn down, implying that the management knowingly sold an uninhabitable property. The reviewer strongly advised seeking legal counsel, contacting housing authorities, and even involving the news to address these alleged injustices.
Given the overwhelmingly negative nature of the available customer feedback, it is impossible to identify any positive aspects or promotional features of Country Meadows. The reviews highlight serious concerns regarding communication, safety, maintenance, financial practices, and the ethical treatment of residents.
For individuals searching for 'RV parks near me' with a potential interest in long-term residency at Country Meadows, the information available strongly suggests extreme caution. Prospective residents should:
- Attempt to contact park management directly and seek clear and verifiable answers to all the issues raised in the reviews, particularly regarding water, safety, billing, and community standards.
- Thoroughly inspect any potential property for sale or lease, including hiring an independent inspector to assess its condition and compliance with safety regulations.
- Inquire extensively about the park's rules and regulations, especially those concerning pet control, noise levels, and dispute resolution.
- Seek to speak with multiple current residents to gain a broader understanding of the living conditions and management responsiveness beyond the negative reviews.
- Consider researching any legal actions or complaints filed against Country Meadows or its management.
The serious allegations of neglect, safety hazards, financial mismanagement, and unethical practices warrant a very high level of scrutiny from anyone considering residing at Country Meadows. The lack of positive feedback and the severity of the issues raised should serve as a significant warning.
In conclusion, the online reviews for Country Meadows in Batavia, NY, present a deeply concerning picture of the mobile home park. Issues related to a complete lack of communication with staff, significant safety hazards including gas leaks and dangerous pest infestations, questionable billing practices, and allegations of unethical treatment of residents paint a grim outlook. Potential residents searching for 'RV parks near me' for long-term living should exercise extreme caution and conduct exhaustive due diligence before considering Country Meadows as a viable option. The severity and consistency of the negative feedback strongly suggest looking elsewhere for a more stable and reputable residential community.

Country Meadows Reviews
There is no way to communicate with park staff. The phone numbers are out of service and they ignore emails. If you want to have 2-6 people soliciting and leaving flyers on your doors and in your yard, this is a great place. The potholes are terrible. They incorrectly installed my mom's stove and there was a gas leak, almost killed my parents. The house is only a few years old and all the sinks and toilets leak. The people here are awesome, but the park staff is terrible. They overcharged my bf and said they would issue a refund and never did. That month many residents were overcharged. A petition was started and passed around and sent to the state. We love the hands off approach with park staff, because they are not annoying people, but issues remain unresolved. Their yard waste dump area is filled with massive amounts of yellow jackets, don't ever go back there. My mom and I suffered 10+ stings each just tossing some sticks in. We only survived by jumping in the car. Some kids around here are going to get seriously hurt there. There is a new couple next door to my mom who drinks all day, fights, and pounds on my mom's door terrorizing her and threatening her. Their dog is never on a leash. We had to install cameras but I fear for my mom safety because the dog growls and barks at us when we are outside.
Mar 12, 2024 · Roberta WhiteMy mother in law bought a trailer for 2k she was told it was good and needed very little done to it. It had electric, water, everything. Well my fiance flew to NY from AZ to help not only did my mother in law in her 70s have a trailer with OIL HEATING THAT'S ILLEGAL AND OUTDATED AND EXPENSIVE TO CONVERT THE HOME HAD NO PIPES UNDER THE TRAILER!!!! cook property is terrible her previous trailer owned by them was a POS and they literally moved a gigantic single trailer on her property line giving her no privacy and her roof was caved in. These people BELONG IN JAIL! LOOK ELSEWHERE and BEFORE BUYING NEVER TAKE SOMEONE'S WORD! I own a manufactured home in AZ and put 50k in it already paid 25k cash then almost 51k remodeling and 20k for new HVAC system when my 99 trailer had a 73 hot water tank and 96 HVAC system it was all OLDER THEN THE DAMN HOME. but I didn't pay 80 bucks for a inspection so save your time and money and get a inspector they look inside and out they check under the house to. ALWAYS GET A INSPECTION BEFORE YOU BUY! then what needs to be fixed you get it taken off the asking price. Your welcome for that fact. Also lemon laws still applies to manufactured homes they are considered vehicles you get a title from the motor vehicle dept so do your due diligence research things. This place deserves all the law suits against it. A few neighbors told my fiance the trailer was supposed to be torn down but they took advantage of a 72 yr old! That's just disgusting. They knew it was uninhabitable. I told them get statements , call housing authority, then can the news!
Apr 28, 2024 · Maria GelardoCooks has done absolutely nothing to maintain this park. They've dumped trash and debris right next to somebody's home, the potholes have not been fixed, dogs are constantly running loose, and there's zero communication with the property managers. They ignore both phone calls and emails. On the bright side, all of the neighbors are friendly and don't cause any issues.
Feb 02, 2024 · ColeY'all should be ashamed of yourself for the prices you charge and the condition of your park. If you think you're running a successful business in any form that's laughable. Fix your roads and how about you actually support the people that live here. Shame on the business owmers
