For individuals exploring "RV parks near me" and considering Twin Cedars of Avon, it is crucial to analyze the contrasting viewpoints expressed in the customer reviews to form an objective understanding of what the community offers and its potential drawbacks.
Potential Environment and Ambiance: One positive review describes a desirable living environment within Twin Cedars:
- Spacious Lots: Residents appreciate having a yard and space for gardening, suggesting potentially larger lots compared to some other mobile home or RV parks. This could be appealing to RVers looking for some outdoor space.
- Friendly and Considerate Neighbors: A strong sense of community is evident, with neighbors described as "thoughtful and considerate" and performing "acts of kindness." This social aspect can significantly enhance the living experience for both long-term residents and potentially RV visitors.
- Helpful Maintenance Team: The maintenance team, specifically Glenn and Tom, are praised for their helpfulness, providing examples of prompt assistance with issues like storm debris. This suggests a responsive and supportive service for residents.
- Established Community: The reviewer mentions making "life long friends" here, indicating a stable and potentially welcoming long-term community.
However, the second review offers a contrasting perspective on the park's overall condition and value:
- Infrastructure Concerns: The roads are explicitly mentioned as needing repair, and the need for tree removal is also noted. This suggests that the park's infrastructure may be aging or not adequately maintained, which could impact the experience of RVers navigating the park.
Possible Services and Amenities: As a mobile home park that may also accommodate RVs, Twin Cedars likely offers essential services, although the reviews provide limited specific details:
- Utility Hookups: For any designated RV sites, these would typically include water, electricity, and sewer connections. The availability and capacity of these hookups should be verified with the management.
- Waste Management: Standard trash disposal services are expected.
- Maintenance Services: As highlighted in one review, a helpful maintenance team is available, suggesting that basic maintenance needs within the park are addressed.
Potential Features and Benefits: Based on the positive review, potential features and benefits could include:
- Strong Sense of Community: The friendly and supportive neighbors can create a positive living environment.
- Helpful Maintenance Staff: A responsive maintenance team can address issues promptly and efficiently.
- Spacious Lots: The availability of yards and gardening space can be a significant advantage.
- Location in Avon: The town of Avon offers a quieter, small-town setting with proximity to larger urban centers and local amenities.
However, the negative review points out a significant drawback:
- High Rent: The rent is described as "double than other places" and "outrageous," with a specific comparison of $701 per month versus a more typical $420 per month. This high cost may be a deterrent for both mobile home residents and potentially RVers considering a longer stay.
- Lack of Justified Rent Increases: The reviewer claims there have been no "community improvements" to justify the rent increases, suggesting a potential lack of reinvestment in the park.
- Alleged Dishonest Management: The accusation that "the management constantly lies to their community" is a serious concern that could impact trust and the overall living experience.
Promotional Information (Hypothetical): Despite the concerns raised, if Twin Cedars of Avon seeks to attract RVers, they might consider highlighting the positive aspects mentioned in the reviews:
- "Quiet and Friendly Community": Emphasizing the welcoming atmosphere and the considerate neighbors.
- "Spacious RV Sites with Yard Space": If RV sites offer more space than typical RV parks, this could be a selling point.
- "Responsive On-Site Maintenance": Highlighting the helpfulness of the maintenance team.
- "Enjoy the Charm of Avon": Promoting the town's local attractions and peaceful environment.
However, any promotional efforts would need to address the significant concerns about rent and infrastructure. Potential promotions might include:
- Transparency Regarding Rent and Fees: Clearly outlining all costs associated with RV stays and justifying them based on the amenities and services provided.
- Infrastructure Improvement Plans: Communicating any plans for road repairs or other community upgrades to demonstrate a commitment to improving the park.
Recommendations for Interested Individuals: Individuals considering Twin Cedars of Avon as an "RV park near me" should carefully weigh the positive community aspects against the significant concerns raised about rent and infrastructure:
- Contact Management Directly: Inquire specifically about RV accommodations, including site availability, hookup details, rates (daily, weekly, monthly), and any additional fees. Use the provided phone numbers: (585) 226-2080 or +1 585-226-2080.
- Inquire About Infrastructure: Ask about the condition of the roads within the park and any plans for repairs.
- Discuss Rent and Value: Understand the pricing structure for RV sites and compare it with other RV parks in the Avon area. Inquire about what amenities and services justify the cost.
- Seek Clarification on Management Practices: While difficult, attempting to gauge the transparency and reliability of the management during your inquiries might be helpful.
- Visit the Park in Person: A visit would allow you to assess the condition of the roads and the overall environment of the park. If possible, try to observe the community and any interactions between residents and management.
- Consider Long-Term vs. Short-Term Needs: The high rent might be less of a factor for short-term RV stays but could be a significant deterrent for longer durations.
In conclusion, Twin Cedars of Avon offers a mobile home community with a seemingly strong and supportive social environment and a helpful maintenance team. However, significant concerns regarding high rent, a lack of perceived value for the cost, and potentially deteriorating infrastructure need to be carefully considered by anyone looking for "RV parks near me." Prospective RVers should conduct thorough inquiries and a personal visit to weigh these factors and determine if the positive community aspects outweigh the financial and infrastructural concerns for their specific needs.

Twin Cedars of Avon Reviews
We love living in Twin Cedars MHP. We love having a yard, space to garden, love our neighbors, who are thoughtful and considerate, and constantly perform acts of kindness. The Maintenance team (Glenn and Tom) are so helpful. For example: We had a large tree limb come down from a storm, and we couldn't pick it up to place at the end of the driveway. So they came and picked it up for us and took it away. We are grateful for this community. We have made life long friends here. Admittedly the rent is double than other places, and I hope they are working on the infrastructure because the roads really need repair and trees removed
Apr 18, 2025 · Sal FernandezOther mobile homes lot rents are reasonable like 420 month, twin cedars is outrageous 701 per month. There hasn't been any community improvements to justify ANY RENT increases. The management constantly lies to their community.. if I could buy a home I would but not here.We are paying the same amount for a mortage. Just ridiculous!!
Feb 03, 2025 · Christine PrestonGreat Place. Not sure about the wild life. We did see a few trees that had claw marks. I can only assume black bears since we did not see any. But they had info on them at the entrance area. Great area for kids
Jul 19, 2020 · Brandon PriviteraRent is crazy price for living in this community...also got 2 evition notices trying to say we didnt pay rent when we did ..lucily we had our reciepts..not much good to say about this park other than the water is unlimited
Jan 08, 2025 · Karl KramerMy husband and I purchased a double wide almost shy ….three years ago. This sweet home is cozy. We feel so welcomed here at Twin Cedars. The community and neighbors will approach you and ask if you need any help or they will just chit chat a few with ya. You can definitely make genuine friends here. It’s quiet in the community as well. Beautiful view, especially at night you look up and see hundreds of stars. So peaceful. Once in a while we will see a deer out back or a little sweet bunny munching on some grass. Plus, the staff that work here are kind. They will show that they care about a given situation pertaining to your home or the community….and may just simply give you good advice. My husband and I are very happy at Twin Cedars. If your looking for a place to call home …or a place you can trust or ...just simply retire to for a long while …then this beautiful park is it. For us, definitely ⭐️⭐️⭐️⭐️⭐️Thank You Twin Cedars.
