Creekside Manufactured Home Community Introduce
For local users in the Lewisville, Texas area who may be exploring housing options beyond traditional "RV parks near me," manufactured home communities offer a long-term residential alternative. Creekside Manufactured Home Community, located at 4000 Ace Ln, Lewisville, TX 75067, USA, is one such community. However, it is critical for potential residents to be aware of significant concerns raised by current and long-term residents regarding the park's infrastructure maintenance and management responsiveness. This introduction aims to provide an objective overview of these issues based on the available customer reviews, which paint a concerning picture for prospective residents.
The environment at Creekside Manufactured Home Community, based on resident feedback, appears to be significantly impacted by infrastructure problems and a perceived lack of adequate maintenance. Multiple reviews highlight severe issues with the park's streets, specifically mentioning "major holes in the concert" (presumably concrete). One long-term resident of 15 years details a history of neglected repairs, stating that requests to fix potholes can take up to two years, and even then, only a few are addressed. This indicates a potentially deteriorating infrastructure within the community. Additionally, there are reports of water coming up through concrete cracks and a large hole in the concrete that remained unrepaired for over a year, eventually being covered with temporary metal plates after the gravel washed away. This suggests underlying issues with drainage and the structural integrity of the roadways. The long-term resident also mentions that the grass cutting, a responsibility of the management, is often delayed due to alleged equipment malfunctions, despite evidence to the contrary. Furthermore, the overall appearance of the property is described negatively, with one resident expressing embarrassment when guests visit due to the visible disrepair, even referring to the park as a "ghetto" with "trench holes" in the roads. These descriptions paint a picture of an environment that is poorly maintained and potentially hazardous due to the deteriorating infrastructure.
The services at Creekside Manufactured Home Community, according to resident feedback, appear to be lacking in terms of timely and effective maintenance. While essential utilities like water are presumably provided, a significant concern was raised about water service disruptions. One resident reported that the water was shut off due to a broken line or pump, and criticized the management for not having backup systems in place despite consistent lot rent increases. The notification procedure for water outages was also reportedly inadequate, with management allegedly failing to provide proper door-to-door notices as required by the EPA, instead relying on a single sign at the front of the property. This suggests potential issues with the reliability of essential services and the communication regarding service disruptions. Furthermore, the repeated complaints about the lack of timely grass cutting and pothole repairs indicate a systemic failure in the provision of basic maintenance services that are typically expected in a residential community. The long delays in addressing infrastructure issues, despite regular increases in lot rent purportedly for maintenance, raise serious questions about the value and quality of services provided to residents.
The features of Creekside Manufactured Home Community, based on the reviews, are overshadowed by the negative aspects of its maintenance and management. While the community offers individual lots for manufactured homes, a fundamental feature of such parks, the value of this is diminished by the poor condition of the infrastructure. The long-term resident mentioned a fence separating the property on the backside that has been requested for repair for five years due to coyotes and other animals coming through, yet no action has been taken. This lack of attention to security and resident concerns is a significant negative feature. The consistent raising of lot rent without corresponding improvements or maintenance is another concerning feature highlighted by the residents. The justification for these increases is reportedly for maintenance, which residents claim is not being adequately performed. This creates a situation where residents feel they are paying more for a declining quality of living. The absence of any positive features or amenities mentioned in the reviews, coupled with the numerous complaints about disrepair and mismanagement, suggests that the overall features of this community are currently viewed negatively by its residents.
The customer reviews for Creekside Manufactured Home Community are overwhelmingly negative and raise serious concerns for potential residents. The recurring themes of neglected infrastructure (potholes, cracked concrete, water issues), unresponsive and ineffective management (long delays in repairs, broken promises, poor communication), and unjustified lot rent increases paint a troubling picture of this community. The long-term resident's 15-year perspective highlights a gradual decline in management quality and service provision. The specific examples provided, such as the years-long wait for pothole repairs and the failure to fix a security fence despite animal intrusion, underscore a significant lack of attention to resident needs and property upkeep. The frustration and embarrassment expressed by residents regarding the park's condition should serve as a strong warning to anyone considering moving into Creekside Manufactured Home Community.
Given the severity and consistency of the negative feedback, local users considering Creekside Manufactured Home Community should proceed with extreme caution. It is strongly recommended to seek alternative housing options in the Lewisville area. If one still considers this community, a thorough personal inspection of the property is absolutely essential. This inspection should include a careful assessment of the condition of the streets, common areas, and any infrastructure. Potential residents should also attempt to speak with current residents (beyond those who have posted online reviews, if possible) to get a broader understanding of the living conditions and management responsiveness. It would also be prudent to inquire in detail about the history of maintenance issues, any planned repairs or improvements, and the specific terms of the lease agreement, including policies on rent increases and maintenance responsibilities.
No promotional information is provided in the available reviews. Local users interested in Creekside Manufactured Home Community can contact them at (972) 316-1600 or +1 972-316-1600 to inquire about lot availability, rental rates, and community policies. However, given the strong negative feedback regarding management and maintenance, potential residents should approach any information received from the management with a critical eye and corroborate it with their own observations and conversations with current residents. Asking specific questions about the issues raised in the reviews, such as the plans to repair the potholes and the fence, and the procedures for water service disruptions and maintenance requests, would be advisable.
For local users searching for "RV parks near me" as a potential entry point to finding longer-term housing in Lewisville, TX, Creekside Manufactured Home Community appears to be a community with significant and long-standing issues related to infrastructure maintenance and management responsiveness, based on the provided resident reviews. The deteriorating streets, the delays in essential repairs, the concerns about water service, and the perceived lack of value for increasing lot rents are all serious factors that should deter most prospective residents. While the concept of a manufactured home community can offer affordable long-term housing, the experiences reported by residents at Creekside suggest a living environment that is far from satisfactory. Local users are strongly advised to explore other manufactured home communities or alternative housing options in the Lewisville area that have a more positive track record of maintenance and management.
In conclusion, the available customer reviews for Creekside Manufactured Home Community in Lewisville, Texas, paint a concerning picture of a community plagued by neglected infrastructure and unresponsive management. Potential residents should take these reports very seriously and conduct thorough due diligence, including a site visit and conversations with current residents, before considering this as a long-term housing option. The numerous complaints about potholes, water issues, lack of maintenance despite rent increases, and poor management suggest that Creekside Manufactured Home Community may not provide a satisfactory living environment for many individuals and families. Exploring alternative manufactured home communities or other housing solutions in the Lewisville area is highly recommended.

Creekside Manufactured Home Community Reviews
The streets have major holes in the concert. Water coming up through the concrete cracks. One section has had water coming up through the big hole in the concrete for more than a year before it got fix. Over that hold they put down thick metal plates after the gravel washed away. After fixing that section of concrete the section next to it now has a big peace of concrete miss. They put down some gravel in the hole after more than a month of vehicles driving around the hole. The gravel is only temporary what they need to do is fix the hole and the cracks in the concrete throughout entire community. Before they developed into major problems.
Nov 29, 2016 · James LepperI've been living here for 15 years now and the management has slowly but surely gotten worse you ask them to repair the potholes it takes two years and then they only fix a couple of them you ask them to cut the grass that's their responsibility and they tell you the maintenance workers weed eater does not work and then you see him driving around property and the little golf cart with six weed eaters in the back and every year since I've been here they always raise the lot rent and their excuse is it's for maintenance but then when you ask them like to repair the potholes they come up with lame excuses that they're waiting for upper management to get approval that takes two years and then they only fix a couple if your Contracting it out have them repair all at once not just a couple and come back later which they never do there is a fence that separates the property on the backside of the complex I've been asking them for the Last 5 Years to repair that because we have coyotes and animals coming through the fence line and to this day nothing has been done butt they want to keep raising the lot rent every year not just $10 or 15 now !!!And now, they're raising It the lot rent $24 to $30 more a month and their excuses they need it for maintenance what maintenance !!!! This is totally ridiculous now I could see a possible increase every other year of $10 more a month if you're going to do improvements and upkeep of this property ! But No work is being done to improve the look of the property I'm at the point now where I am totally embarrassed when I have friends come over their cars are bumping through the potholes they see how maintenance does not clean or fix anything that is broken in the property when my guess refer to this park is a ghetto and trench holes that are banging the hell out of their cars and mine too for that matter now that I clarified that let me tell you about the water situation they shut off the water because a line or the pump is broken but you would think with all the money that they siphon from every resident here they would have that fixed spare pumps on the Shelf in case this situation happens but no they don't and according to the water EPA office they are to notify you with a notice on your door not just sticking a little sign out front saying that the water is off again if management and the owner of Creekside really cared because I noticed a posting from the owner of Creekside they would make more of an effort to maintain this property have people in the front office that conduct their self in a professional manner instead of blowing people off and saying ridiculous excuses why it takes 3 months to cut the grass 2 years to fix a pothole I would love to see comments from the owner of Creekside on these matters enclosing here's a few pictures of just the loan and I mean just alone in the grass they can't cut
Oct 20, 2016 · Tony GonzalezThink twice before moving here! Lot rent is ridiculous and new management is worse than before. Lot rent increases significantly each year. (Hence, why they have so many mobile homes for sale right now). You can’t drink the water here and receive a boil notice multiple times through out the year. Some of the staff is friendly but overall management is difficult to deal with. Your vehicle will be towed if not in your parking spot and you cannot have more than two cars. Overall not the best place to live in.
Mar 30, 2024 · NayeliLot rent is RIDICULOUS You can't drink the water. Or don't want to anyway. You get boil noticea AT LEAST 6-8 times annually. Rent goes up annually and not just a little. Significantly. You get fined for every little thing. Trash can not up off the curb in 24 hrs. Fine. Holiday decorations not taken down when they say, fine. Yard not mowed by THEIR time schedule FINE. I live with my 78 year old mother. They gave us a list of MAJOR things they wanted done and gave us 1 week. I'm talking like painting the handicap ramp, the shed, taking down an archway in the yard (there when we moved in) repaint the fence) clean the porches, rake the leaves. And gave us 7 days or we'd be fined. This place is a joke. They expect way too much and don't do anything in return for it. And it's like trying to get top security clearance to get approved for residency. When my father died my mother had to give them a death certificate 4 years in a row because still had him on the lease. 4 years she had to keep reliving that already tragic experience. People park in the middle of the road. They will tow your car if your tire is touching the grass. Would move out if I could afford it . But can't afford to because they keep raising rent.
Sep 30, 2023 · jody ironsVery nice and quite place to live, and very clean as well. The staff in the office is super nice, we moved here a year ago and Ms lesha was super nice and very helpful with the whole process and made it very easy. Elizabeth is really attentive and nice and goes out of her way to really help you and to fix the problem when there is one. I would highly recommend this community never seen another mobile home community this clean and peaceful before, I would highly recommend.
