Rocky Point Estates Mobile Home Park Introduce
As you explore housing options and perhaps search for "RV parks near me" in the Flower Mound, Texas, area, it's also prudent to consider the landscape of local mobile home parks. Rocky Point Estates Mobile Home Park, located at 4601 Shiloh Rd, Flower Mound, TX 75022, USA, is one such community. To provide an objective understanding for potential residents, it's essential to consider the information available from current and former residents. You can contact the park at (940) 380-1200 or their mobile number +1 940-380-1200 for further inquiries; however, it's crucial to be aware of the experiences shared in online reviews.
Based on recent customer feedback, there appear to be significant concerns regarding the management and operational practices at Rocky Point Estates Mobile Home Park. One recurring issue is the frequency of rent increases. One reviewer stated that their rent had been increased three times within a period of three and three-quarter years. This pattern of frequent rent hikes could be a significant consideration for prospective residents looking for stable housing costs.
Furthermore, the same reviewer expressed dissatisfaction with the management, describing them as "lazy" and stating that they "just do not care." Such strong negative sentiment suggests potential issues with responsiveness to resident concerns and the overall upkeep or administration of the park. This perception could impact the quality of life for individuals residing in the community.
Another detailed review paints a concerning picture of the living conditions and management practices. This resident highlighted several issues, including the lack of a driveway and shed, as well as restrictions on parking on the grass or in the street. These limitations could pose practical challenges for residents with vehicles or storage needs.
The same reviewer also mentioned a recent change requiring residents to cut their own grass. This shift in responsibility could be an added burden for some residents, particularly those who may not have the time, equipment, or physical ability to maintain their lawns.
A particularly troubling aspect raised in this review involves the issuance of new "parking permits" and subsequent threats related to parking violations. The resident reported receiving weekly threats, including the possibility of being evicted, having their belongings confiscated, and being sued for damages allegedly incurred during forced entry, all purportedly stemming from a "mysterious false fine." The reviewer vehemently denies any wrongdoing, stating that they have consistently paid their rent in full and on time for over five years.
The resident directly attributes these issues to "new management," whom they describe as "the worst possible" and unqualified to run the park. They also allege that the previous manager had engaged in theft through "mysterious fines" and was subsequently jailed. This history of alleged mismanagement and potential legal issues could be a significant red flag for potential residents.
The reviewer expresses a constant state of anxiety and insecurity, fearing the loss of their vehicle, tools, home, and personal belongings due to the actions of the management. This level of distress reported by a long-term resident should be carefully considered by anyone contemplating moving into Rocky Point Estates Mobile Home Park.
The difficulty in contacting the management is another significant concern, with the reviewer stating that they "never answer the phone and they are never at 'the office'." This lack of accessibility can create frustration and impede residents' ability to address issues or seek assistance when needed.
In summary, the recent customer reviews for Rocky Point Estates Mobile Home Park raise several serious concerns, including:
- Frequent rent increases over a relatively short period.
- Allegations of lazy and uncaring management.
- Lack of basic amenities such as driveways and sheds for some residents.
- Restrictions on parking.
- A recent policy shift requiring residents to maintain their own lawns.
- Issues with parking permits and repeated threats of eviction and property seizure over alleged false fines.
- Accusations of severe mismanagement by the current and previous park administration.
- Difficulty in contacting the management due to unanswered phones and an empty office.
- A climate of fear and insecurity reported by at least one long-term resident.
While your search for "RV parks near me" might be driven by a need for temporary or recreational accommodation, if you are considering a more permanent living situation in a mobile home park in Flower Mound, it is crucial to thoroughly research and weigh all available information. The recent reviews for Rocky Point Estates Mobile Home Park highlight significant issues that potential residents should be aware of and carefully consider before making any decisions. It would be advisable to seek further information from multiple sources and potentially speak with current residents to gain a comprehensive understanding of the living conditions and management practices at this community before committing to residency.

Rocky Point Estates Mobile Home Park Reviews
This place sucks. They have increased rent 3 times in the 3 3/4 years we have been here. Thank goodness we r selling in the next few months. These people r lazy, sorry, just do not care.
Jan 09, 2025 · ANITA JonesI can not stress enough how much bs we are dealing with here. No drive way, no shed, I can't park in my grass or in the street.. and we now have to cut our own grass.. new "parking permits" issued twice, yet still getting threats at least once a week taped to my door. This is the third time they have threatened to kick me out and detain(steal) all of my stuff and sue me for the damage they do breaking in.. all over a mysterious false fine..i always ALWAYS pay my rent in full on time for the last 5+ years I have lived here. This new management is the worst possible and they have no business running this place. They never answer the phone and they are never at "the office". The last manager was stealing from us with "mysterious fines". She went to jail. Constantly feeling like I could loose my truck with all my tools, loose the only place I call home and manage myself, AS A RENTER, and everything I own and worked hard to get. Great place to live if it wasnt for the horrible management
Feb 06, 2019 · Casey upHorrible place to live at!The lot has changed ownership over 4 times in the past two years. Management is the worst and will do everything and anything to frustrate their tenants! It is June 2018 and the manager in charge is making the tenants life a living hell.Last manager was sent to jail for theft, she was taking money for rent and putting it into her own account.Stupid rules left and right, rules that have never been laid out in a contract. Flower mound has no clue what’s going on here and the Fair Housing committee should really take a look at this property and its management. There are unlawful things going on here and Denton County should be made aware of.I hope that the people living here can find somewhere else to live because it’s unfair the way that management is treating them.I will investigate and talk to someone about it.
Jun 10, 2018 · Adan De NovaEDIT:changed rating to a 1 star because 0 stars isn't an option. They have changed management yet again. A manager who will never answer the phone yet when you go to the office she is on her personal phone chatting to friends or playing games. They decided to mow our lawns after a flood and ruined ky yard by getting stuck in it and so they charged us a $30 landscape fee. Now out of nowhere they charge an EXTRA $50 for no reason. They haven't done anything to our landscape and we haven't been late.l on any payment ever. The one time we were considered late was because they locked the rent drop box at 415pm when they tell tenants to pay by 5pm and their reason was because they had to hey back to the office before it closed. Stupid...it is an excuse. Lazy bums. The only reason I give this place 2 stars is because it's a low crime area. Otherwise there is poor management running this place. Seems only time they are around is to hand out notices they wont enforce. Neighbors are loud and don't follow rules yet management doesn't care.
Apr 27, 2019 · Teresa ColemanEverything people are saying here is true.oweners are always trying to charge you for b/s and do less and less.and now we have to drive 1hr round trip to give them our rent they can no longer be bothered coming to the drop box where we live I’m trying to find out who to report there business practices what they are doing has got to be illegal and unfair (They just didn’t care ) they just don’t answer the phone or open there office that’s how they handle problem s
