Crestwood Estates Introduce
While the platform category focuses on "RV parks near me," individuals searching for longer-term housing solutions in San Antonio, Texas, might encounter mobile home parks like Crestwood Estates, situated at 12800 Applewhite Rd SPC 101, San Antonio, TX 78224, USA. These communities offer a different type of residential living compared to recreational vehicle parks. To provide a detailed and objective introduction to Crestwood Estates for local users, it is essential to consider the diverse experiences shared by its residents in their online reviews.
The available reviews for Crestwood Estates present a stark contrast in perspectives, highlighting both potential positive aspects and significant concerns that prospective residents should carefully evaluate. One reviewer expresses a highly negative experience, stating they "Wouldn’t even give one star" and detailing several critical issues regarding the park's maintenance, management, and safety.
According to this negative review, Crestwood Estates is reportedly raising lot payment prices without a corresponding effort to maintain the park's grounds and facilities. Specific examples of poor maintenance include a broken fence and a gate that "never worked." Overgrown grass ("super tall") is also mentioned as a persistent issue. Furthermore, the reviewer alleges that hired landscaping personnel damage residents' yards and fail to rectify the damage. These claims suggest a lack of investment in the upkeep of the community, which can negatively impact the living experience and the overall aesthetic of the park.
The negative feedback extends to the park's management, with the reviewer describing the ladies in the office as "very rude and unhelpful." Poor communication and unhelpful staff can create frustration for residents needing assistance or seeking to address concerns. This lack of responsive and courteous management can significantly detract from resident satisfaction.
Safety and security are also major concerns raised in the negative review. The presence of "wild dogs running around" is cited as a potential hazard. Additionally, the serious issue of "squatters" within the community is mentioned, suggesting a lack of adequate security measures and potentially unsafe living conditions. The reviewer strongly advises caution to those considering moving into Crestwood Estates, highlighting "so many red flags and shady things going on here" that management allegedly ignores.
In stark contrast to this highly critical review, another reviewer offers a positive perspective, stating that their friend owns the place and describes it as a "Nice and quiet place" where "People are nice." This reviewer also specifically praises the playground, calling it "amazing!!" This positive feedback suggests that some residents or visitors may have a favorable impression of the community, particularly regarding its atmosphere and amenities like the playground.
Given these diametrically opposed views, it is challenging to form a definitive picture of the environment, services, and features of Crestwood Estates. However, we can attempt to synthesize the information and identify key areas for prospective residents to investigate:
Environment: The environment of Crestwood Estates is described very differently by the two reviewers. One suggests a poorly maintained and potentially unsafe environment with overgrown grass, broken fences, wild dogs, and squatters. The other portrays it as "nice and quiet" with friendly people. The presence of an "amazing" playground indicates some effort towards creating a family-friendly environment. The conflicting accounts highlight the importance of a personal visit to assess the current state of the community.
Services and Features (Based on typical mobile home parks and the reviews):
- Lot Rental: Residents rent individual lots for their mobile homes. The negative review mentions rising lot payment prices.
- Maintenance: The negative review strongly criticizes the lack of park maintenance, while the positive review does not comment on this aspect. The broken fence and overgrown grass suggest potential issues.
- Management: One reviewer found the office staff to be rude and unhelpful, while the other implies positive interactions ("People are nice," likely referring to residents but potentially including management).
- Playground: The "amazing" playground is a specific feature mentioned in the positive review, suggesting a recreational amenity for children.
- Gate: A gate is mentioned in the negative review as being non-functional, which could impact security. The positive review does not mention a gate.
- Security: The presence of wild dogs and squatters, as alleged in the negative review, raises serious security concerns. The positive review does not address security.
Promotional Information: The positive review, particularly the enthusiastic description of the playground and the overall positive sentiment, could be seen as promotional. The phrase "Nice and quiet place. People are nice" also serves to promote a peaceful and friendly atmosphere. However, the overwhelmingly negative review presents a significant counterpoint, strongly advising against moving into the community.
Addressing the "RV Parks Near Me" Category: It is important to reiterate that Crestwood Estates is a mobile home park designed for longer-term residency and not an RV park catering to temporary recreational stays. Individuals searching for "RV parks near me" are typically looking for short-term accommodations with specific amenities for recreational vehicles. While Crestwood Estates might appear in some broader searches, its primary function is to provide lots for permanent or semi-permanent mobile homes.
Conclusion and Recommendations: The reviews for Crestwood Estates paint a dramatically different picture of the community. The strongly negative review raises serious concerns about the park's maintenance, management, and safety, including allegations of rising prices without upkeep, rude staff, wild animals, and squatters. Conversely, the positive review describes a nice, quiet place with friendly people and an excellent playground.
Given this stark contrast, any local user considering Crestwood Estates as a potential place to live must exercise extreme caution and conduct thorough due diligence. It is strongly recommended to:
- Visit the community in person: Carefully observe the condition of the grounds, fences, and any common areas. Assess the overall cleanliness and maintenance.
- Attempt to speak with current residents (beyond those who have left online reviews): Seek a broader range of opinions on the living conditions, management responsiveness, and safety within the park.
- Inquire specifically about the issues raised in the negative review: Ask management directly about their maintenance schedule, security measures (including the gate and the presence of wild animals or squatters), and their approach to addressing resident concerns.
- Assess the playground: If applicable, inspect the condition and safety of the playground.
- Inquire about lot payment increases and what they cover: Understand the costs involved and what services are included.
- Consider the significant discrepancies in the reviews as red flags: The vastly different experiences suggest potential inconsistencies in management or living conditions within the park.
Without further information or a more consistent set of reviews, it is impossible to provide a confident assessment of Crestwood Estates. The serious allegations in the negative review should not be dismissed and warrant thorough investigation by any prospective resident. Contacting the management at (210) 628-1314 or +1 210-628-1314 to seek clarification and address the concerns raised is a crucial step in the evaluation process. Potential residents should weigh the positive feedback regarding the playground and atmosphere against the significant negative claims regarding maintenance, management, and safety before making any decisions.

Crestwood Estates Reviews
Wouldn’t even give one star. This place is raising pricing of lot payment but doesn’t even maintain the park. Broken fence, gate never worked, grass is super tall, and the people they hire mess up your yards and do not fix them. Go into the office and the ladies in there are very rude and unhelpful. Not to mention the wild dogs running around and squatters! Be careful when looking to move in here. So many red flags and shady things going on here and management ignores it all.

Oct 03, 2024 · Jean Grey SotoTerrible place to move. The houses are over priced, if you been paying a home to buy for years, and you wanna change homes, you'll loose everything you put in already and not get any credit for the house you been paying for.The playground is a hazard and they don't really care to repair but they care enough to stop us from having pools. There is loose dogs everywhere and it's not safe to go on a walk at any time of the day.If you have complaints about neighbors, too bad. They don't care.Only one entrance and exit on this place, missing stop signs.Terrible place to live overall.Do not waste your time. They will find ways to charge you for anything. But they don't do anything when you have an issue. They are greedy and don't care.
Apr 12, 2022 · Cristian ArellanoIf you have kids, do not live there. You cannot have a pool, trampoline, swings or any outdoor toys for your kids. The only thing they provide are some outdated small playground it's ridiculous. If you are trying to get a hold of them GOOD luck, you can never reach them. You have to leave a message but they never return your call. Management is a total joke here. They love to add on extra charges and changes the contract anytime they want. If you request for the main office number to this park they will NEVER give it to you. In the front of the park it looks open spacious, keep driving to the back and it's so over filled, and congested.
