Crimson Leaf Estates Introduce
Crimson Leaf Estates, located at 709 2nd St NE, Dyersville, IA 52040, USA, is a mobile home park that serves as a residential community for those seeking manufactured home living. While its primary function is not for transient RV camping, its presence within the broader "RV Parks Near Me" category indicates that it might be considered by individuals looking for longer-term RV placement that could transition into a permanent manufactured home, or those seeking affordable housing solutions with a community feel. The park aims to provide quality community living and unique homeownership solutions in Dyersville, Iowa.
The environment of Crimson Leaf Estates, as described by some residents, is "wonderful, so pretty, filled with friendly people and extremely quiet." This paints a picture of a well-maintained and peaceful residential setting. The park's location in Dyersville offers residents access to a charming small-town environment. Dyersville itself is known for its historic downtown, local parks, and its famous connection to the "Field of Dreams" movie site, which is just a short drive away. This allows residents to enjoy both the tranquility of their immediate community and the amenities and attractions of the surrounding town. The park's website also highlights its commitment to providing "affordable housing for your family," suggesting an emphasis on creating a comfortable and accessible living space within its grounds.
Crimson Leaf Estates provides services focused on supporting its long-term residents. The park offers lots for mobile home placement, and also has new and used mobile homes available for purchase, sometimes with financing options. This facilitates the process for individuals and families looking to own a manufactured home. Customer reviews provide contrasting perspectives on the quality of service. One positive review praises the management, stating, "Karri and Tom were with us every step of the way, always there to answer any questions we had. They made our purchase so easy with no glitches. Karri and Tom get an A+++++ as managers❤️." This indicates a high level of support and responsiveness for new residents during the home purchasing process. However, another review describes multiple fee increases, added fees, and "rude/disrespectful & unprofessional experience" with the manager, citing instances of aggressive communication regarding pet policies and a lack of reinvestment in community amenities. This suggests a mixed experience regarding ongoing management and resident relations. It is clear that the quality of management interactions can significantly impact the resident experience at Crimson Leaf Estates.
The features of Crimson Leaf Estates revolve around its offerings as a mobile home community. It provides prepared lots with necessary utility hookups (water, sewer, electricity) for manufactured homes. The park aims to foster a "friendly" and "extremely quiet" atmosphere, which are desirable qualities for residential living. For those interested in purchasing a home, the park markets new homes with modern finishes, 2x6 walls, extra insulation, appliances, and premium decor packages, emphasizing features like open floor plans and kitchen islands. Available units vary in size, for instance, a 1216 sq ft, 3-bedroom, 2-bath unit, or a 980 sq ft, 2-bedroom, 2-bath unit, showcasing a range of options for prospective residents. The park's website also includes a "PETS" section, indicating a pet policy is in place, though specific details regarding breed restrictions, weight limits, or associated fees are subject to the park's current guidelines and may be a source of contention for some residents, as alluded to in one review.
Community features, beyond individual homes, are an area of interest for residents. While one review expresses a desire for more community amenities like a storm shelter, playground equipment, or safe walking paths, the park's promotional material (and some positive reviews) implies an environment conducive to family living. The general "pretty" and "quiet" nature of the park, along with the friendly people, contribute to its overall appeal as a residential neighborhood. The proximity to Dyersville's local attractions, including the Field of Dreams, parks, and other community services, means residents are not "cut off from community services and amenities," which is a significant advantage. The park strives to offer a stable and safe place for families to call home, with the understanding that a "full time employee monitoring the grounds" provides a sense of security.
Promotional information for Crimson Leaf Estates comes through various channels, including its official website, direct sales of homes, and word-of-mouth (both positive and negative). The positive reviews highlight the ease of the home purchasing process and the supportive nature of Karri and Tom as managers, which is a strong selling point for potential residents. The emphasis on being "so pretty, filled with friendly people and extremely quiet" are key promotional messages aiming to attract those seeking a peaceful community. However, the negative review brings attention to potential concerns regarding fee increases, added charges (such as a $40 dog poop fee), and issues with management's communication style and professionalism. This contrast in reviews suggests that prospective residents should conduct thorough due diligence, including direct communication with management about all fees, rules, and expectations, before committing to a purchase or lot rental. The park's commitment to providing "affordable housing" remains a central promotional theme, targeting families and individuals looking for cost-effective homeownership solutions in Dyersville. Crimson Leaf Estates Reviews
We brought our beautiful mobile home in April, 2024. Karri and Tom were with us every step of the way, always there to answer any questions we had. They made our purchase so easy with no glitches. This park is wonderful, so pretty, filled with friendly people and extremely quiet. Karri and Tom get an A+++++ as managers❤️
May 29, 2024 · Sharon ToddI have only lived here a short time and experienced multiple fee increases, added fees, rude/disrespectful & unprofessional experience. The Estate is raising rates and added additional fees for idioms like there latest post about dog poop that we will be charged $40 if it's not picked up asap!! They have increased lot fees x2 in the last 6 month, with the plan to add more lots. They have yet to consider building storm shelter or playground equipment or safe walking path to promote health & safely. ( more $ for their pocket & not reinvesting back into the estate to help in making this place a family friendly place to live!!! Next topic would be the manager. Rather than picking up the phone, introducing herself, She came banging on our door about our type of dog breed and saying he was running all over, mind u this dog is well trained dog and listens better then the your average dog. After being shown that he is an Emotional Support Animal (ESA) with a letter from our doctor that wasn't good enough ( "it has to have the dogs breed and all there paper work") but by law it does not have to be you are only made to have a doctors note stating that you have an ESA!!! I calmly tried to talk to her about her yelling and demanding papers and an explanation for the dog being there when his breed for some reason is not allow, she stated " who are you? Do you live here? I'm not talking to you, your not apart of this!" This is only one example of her rude, unprofessional, and disrespectful behavior. She never officially introduced her self to me!! I hope this is not how she treats everyone. Also note that they will charge you $40 for a background check "they choose to complete"! Lastly, You may see some good review on here about Crimson Leaf Estates and if you look closely it's made by the manager!
Jan 24, 2024 · Dylan DigmanYour neighbors are nice, especially when you need help or with snow removal, but the not having a storm shelter is bringing the rating down.
Jan 23, 2024 · Kayleigh SearsWe have lived here for about a year. We were welcomed by our neighbors. When moving here I wasn't thinking we would know many, but our mobile home park is like a little community of its own!! You are welcomed by all!!
