Desert Vista RV Resort (55+) Introduce
If you are searching for "RV parks near me" in the Mesa, Arizona area and are part of the 55+ community, Desert Vista RV Resort (55+), located at 124 S 54th St, Mesa, AZ 85206, USA, is an option to consider. This resort caters to adults aged 55 and over and offers a mix of long-term residents in manufactured homes and sites for RV travelers. Based on recent customer reviews, the resort presents a blend of positive attributes and some significant policies that potential visitors with dogs should be aware of.
One of the most striking pieces of feedback comes from a reviewer traveling with a dog. Their experience highlights a very specific and seemingly strict policy regarding pet relief. They report being informed after a full week's stay that "DOGS ARE NOT ALLOWED TO POTTIE AT THE SITE!!!" Instead, dog owners are required to walk their pets a block away from their RV site, regardless of the time of day. The reviewer strongly criticizes this policy, deeming it "ridiculous" and asserts that it should be clearly communicated on the resort's website and to every reserving customer. They express concern about a potential "bait and switch" scenario, having prepaid for a week without prior knowledge of this rule, and fear losing their deposit if they choose to leave early due to this policy. This review serves as a critical warning for any potential guests traveling with canine companions.
Further concerns about the management arise from another reviewer who mentions hearing from neighbors about "how horrible the management is here, and all of the things they’ve done to force people to leave." This vague but concerning statement suggests potential issues with management practices that could impact the overall atmosphere and stability of the resort community. It is important for prospective guests to be aware of such sentiments and potentially seek further clarification or recent experiences from other sources.
Despite these significant warnings, other aspects of Desert Vista RV Resort (55+) receive positive feedback. One reviewer describes it as "Well maintained, clean, quiet, small RV resort." This suggests that the physical appearance of the park is generally good and that it offers a peaceful environment, which can be a major draw for the 55+ demographic seeking tranquility. The reviewer also notes that many sites are occupied by permanent residents in small manufactured homes, with the remaining sites accommodating Class A or fifth-wheel RVs. They also point out that availability for weekend travelers might be limited, indicating a potentially high occupancy rate or a focus on longer-term stays.
The layout and infrastructure of the RV sites are also praised. One reviewer mentions that the sites are "farther apart than a normal large RV park," offering more space and privacy between neighbors, which is a significant advantage for many RVers. Additionally, all the pads are reported to be concrete and "very close to being perfectly level," making setup easier and more stable for RVs.
The utility hookups at Desert Vista RV Resort (55+) are also well-received. All electrical hookups are reportedly 50 amp, which is a significant benefit for RVs requiring higher power. Travelers with 30 amp connections will need to bring an adapter. The water and sewer connections are described as "very well designed," suggesting ease of use and functionality.
The 55+ age restriction contributes to the "quiet and respectful" atmosphere within the resort. However, one reviewer notes that the location near heavily traveled streets results in some street noise and air traffic sounds, including helicopters. While typical of an urban or suburban RV park setting, the reviewer mentions that the late-night traffic noise does diminish, allowing for sleep. This is an important consideration for those sensitive to noise.
Amenities at Desert Vista RV Resort (55+) include a "nice small pool and jacuzzi" and "clean bathrooms." However, one reviewer noted the absence of showers in the bathroom facilities they used, which could be an important factor for RVers relying on park amenities for showering.
A significant positive feature for pet owners (despite the strict potty policy) is the "very large" and "easily accessible" dog park, with a surface of small rocks. This indicates that while there are limitations on where dogs can relieve themselves, there is a dedicated and spacious area for exercise and play.
Finally, the resort offers environmental consciousness with "5 different recycling bins!" This is a notable feature for environmentally aware travelers and residents.
One reviewer concludes by recommending a stay for those seeking "peace and quiet" and whose family is also quiet. This reinforces the general atmosphere of the resort, aside from the external street and air traffic noise.
Based on these reviews, the environment at Desert Vista RV Resort (55+) is generally clean and quiet, catering to a 55+ community. The RV sites are spacious with concrete pads and well-designed utility hookups. However, potential drawbacks include a very strict and unusual policy regarding dog potty breaks, concerns about management practices, and the absence of showers in at least one of the bathroom facilities. The location near busy streets also results in some noise.
Services at the resort include standard utility hookups (50 amp electric, water, sewer), a pool, a jacuzzi, clean bathrooms (though possibly without showers), and a large dog park. Recycling facilities are also available.
Key features include its 55+ age restriction, the quiet and respectful atmosphere, spacious and level concrete RV sites, well-designed utility hookups, a large dog park, and recycling options. The reciprocal access to amenities or events at other resorts is not mentioned in these reviews, so it is not a confirmed feature of Desert Vista RV Resort (55+).
There is no promotional information available in these reviews. Prospective guests should inquire about daily, weekly, or monthly rates, any potential discounts for seniors or longer stays, and, most importantly, the detailed pet policy before making a reservation.
For local users seeking a 55+ RV resort in Mesa, Arizona, Desert Vista RV Resort (55+) offers a clean and quiet environment with well-equipped RV sites and a spacious dog park. However, the extremely strict policy regarding where dogs can relieve themselves is a critical factor for pet owners to consider. Potential guests should also be aware of the reported concerns about management practices and the possible lack of showers in some restrooms. Contacting the resort directly at (480) 663-3383 or +1 480-663-3383 to clarify these policies and inquire about current rates and availability is strongly recommended before making a decision.

Desert Vista RV Resort (55+) Reviews
DO NOT COME HERE IF YOU HAVE A DOG!!!!We are staying here with a dog and after a full week of being here have just been told that DOGS ARE NOT ALLOWED TO POTTIE AT THE SITE!!! You have to walk them a block away whether it’s 6:00 a.m. or 1:00 a.m. This ridiculous policy needs to be put on their web site and every reserving customer should be given the heads up on the phone!!! We have pre-paid for a week, and I imagine they will steal that deposit from us before letting us out of this ridiculous bait and switch they’ve manufactured. Have you ever heard of anything so insane?!!!WHOA! Just talked to some of the neighbors, and we’re hearing about how horrible the management is here, and all of the things they’ve done to force people to leave. Beware!
Mar 18, 2025 · Antheia MWell maintained, clean, quiet, small RV resort. Many sites are permanent residents in small manufactured homes with the rest either class A or 5th wheel. Few sites are left for weekend sojourner.Site are farther apart than a normal large RV park where everyone’s next to each other like sardines. All the pads are concrete and they’re very close to being perfectly level. All the electrical hook ups are 50 amp so if you were a 30 amp connection, bring your adapter. Water connections, and sewer connections were very well designed. The RV resort is 55+ so everyone is quiet and respectful. Outside the park the streets are heavily travel so you hear street noise as well as air traffic such as helicopters. Typical RV park noise but the late night traffic noise diminishes, we able to get to sleep both nights of our stay.Nice small pool and jacuzzi and clean bathrooms but I did not find showers. The dog park is very large compared to other RV resorts and is easily accessible. The surface is all small rocks5 different recycling bins!Stay here if you want peace and quiet and your family is quiet as well!
Dec 31, 2024 · Greg BeroldiLived there for 9 months on a prepaid 12 month lease management, plays favorites, rules only apply to those she likes. Maintenance guy and wife are in everybody's business, personal as well. Would not live there for free. A lot of tenants have left never to return. Like I said lived there 9 months left even though I had 3 months left. DO NOT RECOMMEND STAYING HERE EVEN IF IT'S TEMPORARY
