Hacienda de Valencia Introduce
If you are currently searching for "RV parks near me" or considering residency in an age-restricted mobile home community in Mesa, Arizona, Hacienda de Valencia, located at 201 S Greenfield Rd, Mesa, AZ 85206, USA, is a community that warrants careful consideration based on recent customer feedback available online. They can be contacted at (888) 495-3065 or +1 888-495-3065 for inquiries.
Multiple recent reviews express significant concerns regarding the infrastructure and management of Hacienda de Valencia. A recurring issue highlighted by residents is the frequent and inconsistent water service. One reviewer simply states, "The water is always getting shut down," indicating this is a persistent problem affecting the community. Another long-term resident of six years elaborates on this, noting that water shut-offs occur "consistently" and that the reported times of these shut-offs are often inaccurate. A significant contributing factor to this issue appears to be the lack of individual shut-off valves for each home, meaning that any water leak within the park necessitates a complete water shut-off for the entire community.
In addition to unreliable water service, residents have also expressed dissatisfaction with the increasing space rent, particularly in light of the perceived lack of improvements or maintenance within the park. One reviewer mentions, "Space rent keeps going up," while another states, "They never do anything in the park to raise the rent." This suggests a disconnect between the rising cost of living in Hacienda de Valencia and the upkeep or enhancements being made to the community's infrastructure and amenities.
The management of Hacienda de Valencia also comes under scrutiny in the recent reviews. One reviewer explicitly states that "the new office manager is the worst," indicating a negative experience with the current leadership. The long-term resident echoes concerns about management, stating that "the issues with infrastructure go unnoticed and ignored" despite annual increases in lot rent. This suggests a lack of responsiveness from management to the critical maintenance needs of the community.
Further exacerbating the infrastructure concerns are the reported conditions of the park's streets. The long-term resident describes the streets as "hazardous with huge potholes and cracks that make walking downright dangerous." This not only affects the quality of life for residents but also raises potential safety concerns, especially within an age-restricted community where mobility may already be a challenge for some individuals.
As an age-restricted community, Hacienda de Valencia has specific guidelines regarding residency. However, the long-term resident reports that "there are multiple homes that allow unvetted/unapproved family members to live in the home," indicating a potential lack of enforcement of these age restrictions. This could alter the intended environment of the community and may be a concern for residents who chose to live in an age-restricted setting.
The visual environment of Hacienda de Valencia is also a point of concern. The long-term resident mentions the presence of "4 homes on the main road that are condemned and vacant," contributing to a sense of neglect. Additionally, a house that was "destroyed by fire" over a year prior is reportedly still standing with fencing around it, further detracting from the community's appearance and potentially posing safety risks.
Adding to the perceived lack of value for the increasing rent, residents are reportedly "expected to trim trees and maintain lots at our expense." This is particularly concerning as residents "don’t own the lots and must ask for permission before making any changes," creating a situation where they bear the cost and labor of maintenance on property they do not own, with limited autonomy over landscaping decisions.
The overall sentiment expressed by the long-term resident is overwhelmingly negative, concluding with the statement, "It is absolutely the worst community I’ve ever lived in. Buyers beware!" This strong condemnation serves as a significant warning for anyone considering moving into Hacienda de Valencia, whether as a mobile home owner or an RVer seeking a long-term stay within an age-restricted community.
Given the consistent negative feedback regarding infrastructure issues (particularly the unreliable water service and hazardous streets), management responsiveness, and the overall maintenance and appearance of the park, prospective residents searching for "RV parks near me" or considering purchasing a mobile home in Hacienda de Valencia should proceed with extreme caution. The lack of individual water shut-off valves, the presence of condemned and fire-damaged properties, and the expectation for residents to maintain non-owned lots at their own expense are significant drawbacks to consider.
There is no promotional information provided in the available reviews. Therefore, individuals interested in Hacienda de Valencia should contact the management directly using the provided phone numbers to inquire about current lot rents, any available RV sites and their amenities, the age restrictions and their enforcement, and to seek detailed information about the water infrastructure, street maintenance plans, and policies regarding lot maintenance and home improvements. It would be essential to directly address the concerns raised in the online reviews with the management to understand their perspective and any potential plans to rectify these issues.
In conclusion, while Hacienda de Valencia is located in Mesa, Arizona, and may appear as an option for those seeking "RV parks near me" within an age-restricted community, recent and consistent negative feedback from residents points to significant problems with infrastructure, management, and overall community upkeep. Prospective residents are strongly advised to conduct thorough due diligence and carefully weigh these concerns before making any decisions about residing in Hacienda de Valencia.

Dec 31, 2024 · Gail MAfter 6 years, I’m fed up! While lot rent has increased every year the issues with infrastructure go unnoticed and ignored. Our water is shut off consistently with times of the shut off incorrectly reported to residents. There are no individual shut off valves so anytime a water leak occurs the entire park loses water. Our streets are hazardous with huge potholes and cracks that make walking downright dangerous. As an age restricted community, there are multiple homes that allow unvetted/unapproved family members to live in the home. There are 4 homes on the main road that are condemned and vacant with a house that was destroyed by fire still sitting with fencing surrounding it. The house burned over a year ago. We are expected to trim trees and maintain lots at our expense. We don’t own the lots and must ask for permission before making any changes. It is absolutely the worst community I’ve ever lived in. Buyers beware!
Oct 01, 2024 · Jaiann GerardVery much like living in this park. Management is very consistent. What goes for one goes for all it wasn’t like that when I first moved in so this is a welcome change.
Aug 29, 2023 · Sissy LutherThe equipment in the weight room needs updated other then that very nice community to live in!!!
Jan 21, 2025 · Sharon NorquistParent company (Equity Lifestyle Properties) does NOT maintain the property. In spite of having two full time maintenance men, the place is falling apart. Metal roof support pole is rusted half way through, gates are constantly broken, streets full of pot holes. All the residents get is empty promises and lame excuses. Do NOT believe reviews from "local guides" UPDATE: After 3 full months they have finally fixed the front gates to our "gated" community. UPDATE #2 The metal support pole was finally fixed AFTER the city code compliance office was notified.
