The Highlands at Brentwood Introduce
If you're looking for "RV parks near me" in the Mesa, Arizona region, The Highlands at Brentwood, situated at 120 N Val Vista Dr, Mesa, AZ 85213, USA, is an establishment that might appear in your search results. You can contact them at (888) 581-6222 or via mobile phone at +1 888-581-6222. It's important to clarify that while the platform category focuses on RV parks, The Highlands at Brentwood primarily functions as a mobile home park. This typically indicates a community designed for longer-term or permanent residents living in manufactured homes, rather than short-term stays common in recreational vehicle parks.
When considering a mobile home park for residency, potential residents often evaluate the environment, the range of services provided, and the available features. The location of The Highlands at Brentwood in Mesa, Arizona, places it within a larger metropolitan area known for its warm climate, access to amenities, and various attractions. Mesa offers a blend of urban conveniences and suburban living, with shopping centers, medical facilities, cultural venues, and outdoor recreation areas nearby.
However, to gain a comprehensive understanding of life at The Highlands at Brentwood, it is essential to consider the feedback shared by its residents. The online reviews provide firsthand accounts that offer valuable insights into the management and living conditions. It is important to note that several reviews express significant concerns and dissatisfaction.
One detailed review describes allegations of dishonest management practices, specifically mentioning an instance of being overcharged for sewer usage. The reviewer claims they were billed for 9,000 gallons despite using less than 1,000, leading to an unexpected increase in rent. This individual also alleges that the management misrepresented the frequency of rent increases and that additional fees for site tax, property tax, and trash service were implemented within the first year without corresponding improvements to the property. The reviewer further describes a lack of attention to property maintenance, citing overgrown weeds in common areas like the shuffleboard court and pool area, a malfunctioning laundry room door for over two years, hazardous road conditions including potholes and poor lighting, and unresolved issues with sewer backups. This review also mentions the outdated condition of the clubhouse kitchen and expresses a general sentiment that the management prioritizes profit over the well-being of the residents.
Another review reinforces these negative experiences, advising others not to bother asking questions due to alleged dishonesty. This reviewer claims that the pond advertised is misrepresented, lacking a fountain and being filled with weeds and muck. They also note the absence of flags at the entrance and a general lack of landscaping upkeep, with cigarette butts and trash being prevalent throughout the property. This reviewer questions the authenticity of any positive reviews, suggesting they may not be from current residents and highlighting discrepancies in advertised features like a golf course.
A third review echoes concerns about the park's upkeep, describing carports filled with junk, weeds, and debris, as well as roads with numerous holes. The reviewer includes photographs purportedly showing the neglected state of the road in front of the office and the condition of the pond under the current management.
In contrast to these negative accounts, there is one brief positive review that describes the property as "beautiful," the people as "great," and the atmosphere as "peaceful," recommending it as a well-manicured place with exceptional staff. However, given the multiple detailed negative reviews highlighting significant issues, prospective residents should approach this positive feedback with caution and consider the totality of the available information.
Typically, mobile home parks offer a range of services and features to their residents. These can include:
- Utility connections for water, sewer, and electricity.
- Trash and recycling services.
- Maintenance of common areas and roadways.
- Community amenities such as clubhouses, swimming pools, laundry facilities, and recreational areas.
- On-site management to address resident concerns and enforce park rules.
Based on the negative reviews, there appear to be significant concerns regarding the quality and reliability of these services and the responsiveness of the management at The Highlands at Brentwood. The allegations of neglected maintenance, unresolved infrastructure issues (like the laundry room door and road conditions), and billing discrepancies warrant careful consideration.
Features of individual mobile home lots usually include space for the home, parking, and often a small yard. Specific details about lot sizes, landscaping allowances, and any associated fees would typically be outlined in the lease agreement. Given the concerns raised about increasing site fees and taxes without corresponding improvements, prospective residents should thoroughly review all financial aspects of the lease.
Promotional information is intended to attract potential residents. However, no specific promotional details were provided in the given information. In light of the negative feedback regarding management and property conditions, any potential promotional offers should be carefully evaluated in conjunction with the overall living experience reported by current residents. It would be advisable to inquire directly with the management about any current promotions, but also to seek independent verification of the claims made.
In conclusion, while The Highlands at Brentwood is located in Mesa, Arizona, and might appear in searches for "RV parks near me," it operates as a mobile home park. The available online reviews present a mixed picture, with several detailed accounts expressing significant dissatisfaction with the management, billing practices, and property maintenance. Prospective residents should carefully consider this feedback and conduct thorough due diligence, including a visit to the property, if possible, and a detailed review of the lease agreement, before making any decisions about residing at The Highlands at Brentwood. For those specifically seeking short-term RV parking in the Mesa area, exploring other dedicated RV parks might be a more suitable option.

The Highlands at Brentwood Reviews
You need to be very careful with the dishonest management. They over charged me, a single home owner, for 9,000 gallons of sewer I DID NOT USE. They say that is customary, when it says right on my bill I used less than 1,000. This made my rent go up over $10 a month for 6 months but they say they do it to people for over a year. They lie and say they are establishing an average when it says on the bill EXACTLY WHAT I used. The regional office in Phoenix supports this form of elder abuse. This multi million dollar company will extort money from you anyway they can. I make $19,000 a year and the rent is almost $900 a month. It increases EVERY YEAR $30+ .( I was told it would go up $26.) So you just can't trust them. Within, my first year lease my site tax went up 3 times, property tax went up, trash went up and they do NOTHING TO IMPROVE THEIR PROPERTIES YOU "RENT". They send us notices to weed their properties yet the shuffleboard court is covered in weeds, as well as the pool area. The management is hard to work with and their "go to answer" is : We are working on it. However, the laundry door has been "out of order" for over 2 years and it is dangerous to go to the back door through the car wash. Holes in the roads, the road to the recycle area is so bad your car may bottom out and there is no lighting after dark. Very dangerous to walk there. I have fought for over a year for them to repay me for the sewer I did not use, but was charged for. THEY REFUSE. The sewer in the park is not owned by the city and is always backing up. The kitchen in the clubhouse is something from the 1940's. (And be careful what you find in the cupboards, yuk!)They don't care about the park just the money. We have many renters and people younger than 55. Before this management it was a 5 star park, now it is a 2. The maintenance people are not qualified to fix anything unless I could do it, hence, the laundry room door.Don't bother asking questions, you'll be lied to. I WAS. The pond in the advertisement is false advertising. There is no fountain, just weeds and green muck. There are no flags at the entrance, and just a few Pansies in a couple flower pots. Some are just used for cigarette butts and trash. Oh and there are cigarette butts all over the place. Makes me sick.I don't even know any of the peoples "5 star" reviews. They probably don't live in here. I know Leonard Harrow doesn't live in here and was only here 2 years. I bought his house. Some of these golf course photos are not our golf course. See what I mean about dishonest?trust? This is what the office looks like close up. It should give you some idea of how the rest of the park is cared for. I don't even know these people writing reviews. But many keep moving out. Manager has no idea what is going on in this "trailer Park". Carports are filled with junk, weeds and palm debris all over the place, roads full of holes. Just look for yourself.FIRST TO PHOTOS ARE THE ROAD IN FRONT OF OFFICE , 2ND TWO PHOTOS ARE THE POND UNDER THIS MANAGEMENT. NOTICE NO FOUNTAINS JUST TRASH.
Jan 16, 2021 · Vicki BelBeautiful property, great people, peaceful, the list goes on. When looking to relax at a well manicured property with exceptional staff. This is the place to live.
Mar 18, 2019 · William E Murphy IV, LLCThe only reason we’re generous enough to give them one star is because it made me.Don’t walk, RUN from this place! If anyone has ever seen the movie “Get Out” this is what it’s like to live there. Not only does the majority of residents have an issue with other races, they’ll make sure to make you as uncomfortable as possible while doing all they can to get rid of you!The management on site are some of the rudest people we’ve ever dealt with and I’m 60. I see some great reviews from years ago but now it’s not like that anymore. The lady in the office now should never hold a job working with people. She’s mean, spiteful and thinks she has control of everyone. She’s not even the manager. Unfortunately ANOTHER manager was brought in recently. She does control him. It’s horrifying that they can spin their own agenda, do what they want. If you dare to challenge anyone in that office be ready for legal paperwork. My autistic son was referred to several other residents for little things like moving things, weeds, that sort of stuff. All of a sudden they’re hitting us with a soliciting violation. My son is very friendly almost to a fault. He likes to help people and stay busy. To accuse him of soliciting is reprehensible! My other son came to visit to help me after my surgery and you would’ve thought he was an alien. He’s not, he’s even worse in their eyes, he’s black. He was here for about 2 days before complaints starting rolling in. Complaints for things done when he wasn’t even here! Walking while black is not okay in here either. You can be anyone else in here, a visitor, grandchild, etc. Just don’t be black. As for me… I have to protect my family. The terms of owning a home in a park like this is something that needs to change. You should not be able to own your home yet still have someone think they can control you and what you do in your own home. Because of this we’ll be leaving this community of horrors! Shame on management for this. Shame on those spiteful, miserable tenants who don’t have anything else to do but try and harm others. NOT a friendly, safe place to live. Also, be careful about any other properties around the area run by same higher management.
May 21, 2024 · Tam LewThe lady at the front desk is VERY RUDE!!!! Giving notices for weeds BUT only to certain people.......SMH!!!!@@
Sep 18, 2023 · Debbie ErwinWe have lived in this community for 12 years. We currently rent a unit. We have never asked for anything other than what was supposed to be given to us. When our water heat heater went out they gave us a new one when our air conditioner broke they fixed it. But today when we called them because our sink was backed up after 3 o'clock in the afternoon and their maintenance man had gone home for the evening we could not get any service and we're told we had to wait until Monday to haven't looked at. Because our schedule didn't match for tomorrow and could not get him in our home when we were not home. We were told that we had to rearrange our schedule To match the maintenance man's schedule so we could have our drain looked at.
