East Village Estates Introduce
For individuals searching for "RV parks near me" or exploring mobile home living options in Washington, Michigan, East Village Estates, located at 57400 Bedford Blvd, Washington, MI 48094, USA, presents a community with a mix of positive and negative feedback. This introduction aims to provide a detailed and objective overview of East Village Estates based on recent customer reviews to assist those considering this location.
Situated in Washington, a township in Macomb County, Michigan, East Village Estates benefits from its location within a generally suburban and potentially more rural setting compared to nearby larger cities. Washington Township offers a blend of residential areas, local businesses, and access to parks and natural landscapes. The specific environment within East Village Estates, such as its layout, landscaping, and overall aesthetic, is gleaned from the customer reviews, indicating a quiet atmosphere.
The available customer reviews for East Village Estates present a somewhat contradictory picture, highlighting both positive aspects of living in the community and significant drawbacks that potential residents should consider. One of the primary positives mentioned is the quiet environment. A former resident explicitly states, "It was extremely quiet compared to every other place I lived," and describes the community as "amazing and very helpful" and "very peaceful." This suggests that East Village Estates may appeal to those seeking a tranquil living environment.
However, this positive sentiment is juxtaposed with significant concerns. The most prominent issue raised is the "absolutely INSANE" rent. While the exact amount isn't specified in the general feedback, a reply to a comment mentions a rent of "$1500+ a month," which was considered excessive by the former resident, especially considering the additional costs and lack of included services. This high cost of living is a major factor for potential residents to consider.
Another significant drawback mentioned is the lack of several services that are often expected in rental communities, including mobile home parks. Residents are reportedly responsible for their own lawn care and snow removal, and trash cans are not provided. This means additional time and expense for residents on top of the high rent. The former resident found the lack of a provided trash can particularly "crazy."
Furthermore, the presence of "hungry feral cats that get into everything" is noted as a nuisance. This could be a concern for residents with pets or those who prefer a pest-free environment. The review also mentions structural issues, specifically "stress cracks" in the walls that were not addressed by maintenance despite regular inspections every six months or so. This raises questions about the responsiveness of maintenance to reported issues.
Adding to the concerns, another brief review simply states, "No communication. Good luck to anyone trying to live here." A subsequent reply from this reviewer indicates continued issues with communication and follow-up after providing requested information. This suggests potential problems with the management's responsiveness and communication with prospective or current residents.
Considering these reviews, East Village Estates appears to offer a quiet and peaceful living environment, which is a significant advantage for some. However, this benefit seems to be offset by very high rent costs and a lack of expected services such as lawn care, snow removal, and trash cans. Potential structural issues and a feral cat problem are also concerns. Additionally, reports of poor communication from management are troubling.
For individuals searching for "RV parks near me," the provided information does not explicitly state whether East Village Estates accommodates RVs for long-term stays. Given the focus on rental houses and the high cost of living mentioned, it is uncertain if RVs are permitted or if it would be a financially viable option. Those interested in bringing an RV would need to contact the management directly to inquire about availability, rates, and any specific regulations for RV residents.
To obtain a comprehensive understanding of the current environment, services, and features at East Village Estates, prospective residents and RVers are strongly encouraged to contact the park directly at (586) 781-2300 or +1 586-781-2300. Inquiries should focus on:
- Availability of rental homes and potential sites for RVs (if applicable).
- Current rent or RV site fees and what they include (e.g., utilities).
- Specific details about lawn care, snow removal, and trash disposal responsibilities.
- Policies regarding pets and the feral cat situation.
- The process for reporting and addressing maintenance issues.
- The management's communication practices and responsiveness.
Given the mixed feedback, a visit to East Village Estates would be highly beneficial for potential residents and RVers to assess the community firsthand. Observing the overall condition of the properties and common areas, and if possible, speaking with current residents (beyond the publicly available reviews) could provide a more balanced perspective. This will help determine if the quiet environment outweighs the reported high costs and lack of services.
In conclusion, East Village Estates in Washington, Michigan, offers a reportedly quiet and peaceful living environment. However, potential residents and those seeking "RV parks near me" should carefully consider the very high rent costs, the lack of included services like lawn care, snow removal, and trash cans, potential maintenance issues, a feral cat problem, and reported communication difficulties with management. Thorough investigation and direct communication with the park are essential before making a decision about living in this community.

No communication. Good luck to anyone trying to live here.Reply to comment left :I gave all the information asked for by you. It’s been over 2 weeks and still haven’t heard anything back from you. I was told you would know within a week. Not surprised at this response tho.
May 05, 2025 · Autumn RosePLEASE READ:I loved living here. The house I rented was in great condition when I moved in. It was extremely quiet compared to every other place I lived. The community is amazing and very helpful. It was very peaceful living here. EXCEPT the rent was absolutely INSANE. We constantly got notices on our door for no reason. They DO NOT provide free lawn care, snow removal or trash cans. You have to keep up on your lawn and snow removal even though I paid $1500+ a month to live here. Not providing a trash can was crazy to me. They have hungry feral cats that get into everything. My walls ended up getting stress cracks and we had inspections every 6 months or so, the maintenance never came to fix them.there are some very large pros and cons.but I personally loved how quiet it was to make it worth it for me and my family
Sep 11, 2023 · Meggan HaskinsI have lived here for 10 years this past month. I have to say it was amazing when it was owned/ ran by Rudgate. Things have changed unfortunately for the worst ever since management changed. The cost has absolutely skyrocketed and will go up every single year in any way they can unfortunately. It used to be a very clean and quiet place to live. As long as you pay your bills on time your good so I personally don't have any issues but I own my home and between my rent, all the dumb fees and water I'm up to almost 800$ per month for the patch of grass my home sits upon. The other reviews are correct as far as no snow removal which is ridiculous considering what we pay but the neighborhood overall is decent. The surrounding area is great and as far as where I live I don't see much bad activity. My neighbors are great and respectful and I never see much when walking my dog . To sum it up it's not a bad place to live, just not worth the cost any longer unfortunately.
Aug 04, 2021 · Amy DuncanThey will raise your rent, trash, and basically anything they can raise every year. Their snow removal is a joke they just run a plow through and leave snow at the end of every driveway so that your car can't get into your own driveway. Basically if you wanna constantly fork out more cash every year and have horrible neighborhood assistance please move here!
Jan 25, 2023 · KarinloDepends on the manager but most of the time this place is a nice place to live. There's always a bad apple in the bunch just can't let it bother you. I have great neighbors and some family that live close by so I don't mind it. Usually very quiet in the back part where I live. You get nosey neighbors everywhere you go, and people that will complain. You can't please everyone bit overall it's a very nice community. They do some cool activities in the summer and around holidays for the kiddos. We just recently got a.new manager and so far she is great! Really cares about her residents and the office staff is always so friendly. I'm a little biased as I've lived here for 38yrs. My parents were one of the first to own a mo Ile home in this park, back when it was Rudgate East.
