Rochester Estates

Buyer beware and Renter beware!! Living here over a year I'm now confused, is this a "family mobile home park"?!, or is this a loophole for a legal team to threaten you with fees and eviction notices if you are a "paying" tenant. That's the best way to describe it if you come on board and begin to pay them money they will only seek to find ways to have YOU ending up paying more money. Thats what your lot rent goes to. This park will trash its own streets then drive a fxcking golf cart around the shit that could pop your vehicle tire to tape notices on your door about your yard and trailer. I try to upkeep my yard and trailer, but I dont know why because MANY trailers and yards are completely unkept health hazards and they still manage to stay. I have talked with other renters and I'm going to tell you the best way to describe this park, "the people who run it are in their own little club and YOU as a Tenant?!- are NOT a part of that little club." If I see improvement I am willing to change this review, but not until management begins to clean the streets and starts leaving paying tenants alone. - Jack Mitchell

Rochester Estates Introduce

Are you currently searching for "RV parks near me" that might also accommodate long-term stays or are considering a move to a mobile home community in the Rochester Hills, Michigan area? Rochester Estates, located at 700 Le Grand Blvd, Rochester Hills, MI 48307, USA, presents itself as a residential option. You can contact them at (248) 651-3400 or +1 248-651-3400 for inquiries.

Based on the limited but contrasting customer reviews available, the experience of living at Rochester Estates appears to be varied. One reviewer, who claims to have lived there for over a year, expresses significant dissatisfaction with the management and the overall environment. This review raises concerns about the park's stated identity as a "family mobile home park," suggesting a discrepancy between this label and the actual treatment of tenants. The reviewer alleges that the management seems primarily focused on levying fees and issuing eviction notices, even to "paying" tenants, and that lot rent primarily contributes to this practice.

This negative review further describes instances of neglected infrastructure, such as trashed streets, juxtaposed with strict enforcement of yard and trailer upkeep on individual residents. The reviewer finds this particularly frustrating as they claim that many other properties within the park are poorly maintained and pose potential health hazards, yet these issues are seemingly ignored by management. This paints a picture of inconsistent enforcement and a perceived bias in how rules are applied within the community.

The same reviewer conveys a sense of being excluded from an "in their own little club" management, implying a lack of transparency and equitable treatment for all tenants. They express a willingness to revise their negative opinion if improvements are made, specifically mentioning the need for street cleaning and a change in how paying tenants are treated by management.

In stark contrast, another reviewer who reports living at Rochester Estates with their family for ten years offers a largely positive perspective. They describe the community as "peaceful, affordable, and an overall great experience." This long-term resident attributes the negative reviews to individuals who "refuse to play by the rules" and do not maintain their properties. According to this viewpoint, residents who keep their grass cut and their yards/homes looking nice generally have a positive and undisturbed living experience. This suggests that adherence to community guidelines might significantly influence a resident's perception of Rochester Estates.

This positive review implies that a degree of self-maintenance and respect for community standards is expected and appreciated within Rochester Estates. The long-term resident states that those who neglect their property are often the ones who voice complaints upon leaving. This presents a dichotomy in the experiences reported, potentially highlighting different perspectives based on individual compliance with park rules and expectations.

Considering these contrasting viewpoints, it is challenging to form a definitive objective assessment of the environment, services, and features of Rochester Estates without more comprehensive and balanced information. However, we can infer some potential aspects based on these reviews.

The presence of long-term residents, as indicated by the positive ten-year review, suggests that Rochester Estates can be a stable and satisfactory living environment for some individuals and families. The mention of affordability in the positive review implies that the cost of living, including lot rent, might be competitive within the Rochester Hills area.

However, the negative review raises serious concerns about management practices, rule enforcement, and the overall sense of community for some residents. Potential residents should be mindful of these allegations and consider them when evaluating Rochester Estates as a possible living option.

As a mobile home park, Rochester Estates likely provides essential infrastructure for mobile homes, such as utility hookups (water, electricity, sewer) and possibly common area maintenance. The reference to "lot rent" indicates that residents own or lease their mobile homes but pay a monthly fee for the land they occupy and potentially for services provided by the park.

The term "family mobile home park" in the negative review suggests that the community is intended to be family-oriented. However, the reviewer questions whether this is genuinely reflected in the management's interactions with tenants.

Given the limited and conflicting information, it is crucial for anyone considering Rochester Estates as a place to live, whether in a mobile home or potentially in an RV for a longer term (if permitted), to conduct thorough due diligence. This would involve contacting the management directly to inquire about their policies, rules, fees, and the overall community environment. It would also be beneficial to try and speak with current residents to gain a broader range of perspectives on what it's like to live in Rochester Estates.

Specifically, prospective residents might want to ask about:

  • The current lot rent and what services are included.
  • The specific rules and regulations of the park, particularly regarding yard maintenance and property upkeep.
  • The process for addressing maintenance issues within the park's common areas and on individual lots.
  • The management's policies on fees, violations, and eviction procedures.
  • The availability and condition of any communal amenities that might exist.
  • Whether RVs are permitted for long-term stays and, if so, what the specific requirements and costs are.

Without further information, it is impossible to provide details on specific features or promotional offers at Rochester Estates. The available reviews offer a glimpse into the lived experiences of some residents but do not provide a comprehensive overview of the park's services or any incentives they might offer to attract new residents.

In conclusion, Rochester Estates in Rochester Hills, MI, presents a mixed picture based on the limited online reviews. While one long-term resident describes a peaceful and affordable community, another expresses significant concerns about management practices and inconsistent rule enforcement. Potential residents are strongly advised to conduct thorough research and direct inquiries to the management and current residents to gain a well-rounded understanding before making any decisions about living in Rochester Estates.
