Oakland Estates Mobile Home Park Introduce
If you are searching for "RV parks near me" or considering a mobile home community in the Auburn Hills, Michigan area, Oakland Estates Mobile Home Park, located at 351 N Squirrel Rd #17, Auburn Hills, MI 48326, USA, has received overwhelmingly negative feedback in the available reviews. These reviews paint a concerning picture of the community, particularly regarding lot rent, the condition of the park, the lack of amenities, and the management practices. Potential residents should carefully consider these serious issues before making any decisions about residing in Oakland Estates.
One reviewer describes their experience at Oakland Estates as "Absolutely horrible," immediately setting a negative tone for the community. A primary complaint highlighted is "constant lot rent increases." This suggests a pattern of escalating costs for residents, which can create financial instability and make budgeting difficult. The reviewer further criticizes the value received for this increasing rent, pointing out the presence of "crappy old hoopty trailers all throughout," indicating a potentially run-down and poorly maintained aesthetic within the park.
Adding to the negative assessment, this reviewer notes the complete absence of amenities, stating "no perks like a pool or anything." In many mobile home and RV parks, residents often expect some communal amenities such as swimming pools, clubhouses, laundry facilities, or recreational areas. The lack of such perks at Oakland Estates, especially in light of increasing lot rents, suggests a poor value proposition for residents.
The overall impression conveyed by this reviewer is one of a neglected and undesirable environment, summarized as "just trashy ALL AROUND" and labeled with a derogatory term. The reviewer attributes the high lot rent (nearly $800) to the park's location in Oakland County, arguing that this location does not justify the poor conditions and lack of amenities within the park itself.
The second review corroborates the issue of "Regular lot rent increases" and echoes the sentiment of receiving "no benefits whatsoever to living here." This reinforces the concern that residents are facing rising costs without any corresponding improvements or advantages in their living situation.
A particularly alarming aspect highlighted in the second review concerns the management's alleged practices regarding repairs and billing. The reviewer states, "They will move you into a place that needs repairs and then harass you with emails and letters requesting that you make the repairs yourself." This suggests a lack of responsibility on the part of the management to ensure that homes are in good condition upon move-in and potentially unfair pressure on residents to bear the cost and burden of necessary repairs.
Furthermore, the reviewer describes problematic billing practices, stating, "They don't let you know if your rent payment doesn't go through, they just file court paperwork on the 7th day so they can charge you late fees and court fees." This indicates a potentially punitive and non-communicative approach to rent collection, where residents may incur significant penalties without adequate notification or opportunity to rectify payment issues. Such practices can create unnecessary stress and financial burdens for residents.
The second review also raises serious concerns about the park's policies regarding vehicles, stating, "They do the same type of thing with your car. If it breaks down, they will tow it with just a few hours warning, and then charge you for stealing your car." This describes an aggressive and potentially predatory towing policy where residents with inoperable vehicles face rapid removal and significant fees, even to the point of feeling like their own property is being stolen. Such policies can create a hostile and unsupportive environment for residents.
Considering these two highly negative reviews, Oakland Estates Mobile Home Park appears to be a community plagued by significant issues. The constant increases in lot rent, coupled with the reported dilapidated conditions and lack of amenities, suggest a poor quality of life for residents and a questionable value for money. The alleged management practices regarding repairs, billing, and towing are particularly concerning, indicating a potentially adversarial relationship between the park and its residents.
For local users in Auburn Hills searching for "RV parks near me" or considering Oakland Estates as a mobile home option, these reviews serve as strong warnings. While the address indicates a location in Auburn Hills, a desirable area within Oakland County, the negative feedback suggests that the park itself does not reflect the perceived benefits of this location. The lack of amenities typically associated with RV and mobile home parks further diminishes its appeal.
Given the severity of the complaints, it is difficult to identify any positive aspects of Oakland Estates based solely on these reviews. The environment is described as "trashy," and the management practices are portrayed as unfair and punitive. The lack of amenities means that residents are paying for the basic privilege of occupying a lot without any additional benefits or communal spaces to enjoy.
There is no promotional information available in these reviews, and it is highly unlikely that the park would advertise the conditions and practices described. Potential residents would need to contact the management at (248) 852-6612 or +1 248-852-6612 for any official information, but they should do so with a clear understanding of the serious concerns raised by former or current residents.
In conclusion, Oakland Estates Mobile Home Park appears to be a community that potential residents should approach with extreme caution. The constant lot rent increases, poor conditions, lack of amenities, and concerning management practices outlined in the reviews paint a picture of a potentially unpleasant and financially burdensome living situation. Local users searching for "RV parks near me" or mobile home communities in the Auburn Hills area are strongly advised to thoroughly investigate these issues and consider alternative options that offer better value, living conditions, and management practices. The negative feedback suggests that Oakland Estates may not provide a stable or positive long-term housing solution.

Apr 16, 2025 · KrissyTHIS IS ONE OF THE MOST DISGUSTING, MORALLY LACKING PLACES YOU CAN POSSIBLY LIVE. THEY WILL FILE COURT PAPERS TO EVICT YOU AFTER 7 DAYS, EVEN IF IT ISN'T YOUR FAULT OR YOU ARE NOT TOLD THAT YOUR PAYMENT DID NOT GO THROUGH. THEY DO NOT DO REPAIRS. YOU ARE EXPECTED TO CLEAN AND REPAIR THE TRAILOR YOURSELF (INSIDE AND OUT), EVEN IF YOU ARE JUST RENTING. THE NEW MANAGER IS A HORRIBLE PERSON THAT TOWS CARS GIVING THE PEOPLE THAT LIVE HERE NOT EVEN ONE FULL DAY TO MOVE A CAR IF IT IS NOT RUNNING. ABSOLUTELY DISGUSTING PLACE. ABSOLUTELY DISGUSTING PEOPLE. STAY FAR, FAR, FAR AWAY!
