Sheffield Estates Introduce
Located at 165 S Opdyke Rd, Auburn Hills, MI 48326, USA, Sheffield Estates can be contacted at (248) 332-3400 or +1 248-332-3400. For individuals in the Auburn Hills, Michigan area searching for "RV parks near me" or considering mobile home living, Sheffield Estates appears as a potential option. However, publicly available online reviews contain extremely serious allegations and negative experiences reported by former residents, which prospective residents must carefully consider.
Environment and Significant Health Concerns:
One former resident, who reportedly lived at Sheffield Estates for approximately three years, recounts a deeply concerning experience involving the sale of a home within the park that was allegedly "infested with black mold." This individual claims that the management attempted to conceal the mold issue by "half painting over it" and covering it with new carpet and flooring. Black mold exposure can lead to various health problems, making this a very serious allegation for the safety and well-being of residents. Prospective residents should be aware of this reported issue and consider the potential health risks associated with living in a property where mold may have been concealed rather than properly remediated.
The same reviewer also mentions the lack of included lawn service despite what they describe as "absolutely outrageous" rent. They further allege being threatened with extra charges for a week of unkempt lawn, which occurred shortly after the birth of their child. This suggests potentially strict and inflexible rules regarding property maintenance, coupled with high rental costs that do not cover these services.
Management Issues and Unprofessional Conduct:
Multiple reviews express significant dissatisfaction with the management of Sheffield Estates. The former resident who reported the mold issue also describes the office staff as "rude" and accuses them of lying on several occasions. Even more alarmingly, this individual alleges that the park manager is "gross and hits on any young woman he meets." Such behavior, if true, would create a hostile and uncomfortable environment for female residents and reflects a severe lack of professionalism from the park's leadership.
Another long-term resident, who lived in the park for six years, also echoes concerns about management, stating that there have been "7 park managers in 6 years," indicating a high turnover rate in leadership, which can often lead to instability and inconsistent policies within a community. This resident also describes the park as "over priced" and "poorly managed," reinforcing the negative assessment of the park's administration.
Safety and Security Concerns:
Safety and security within Sheffield Estates are also significant issues raised in the reviews. The long-term resident reports that "kids who wander around late at night looking for unlocked cars to steal from" are present in the neighborhood. This suggests a lack of supervision or security measures to prevent such activities, potentially creating an unsafe environment for residents and their property.
Even more disturbingly, the same resident states that their son has been "attacked twice by other kids who live in here," indicating a potential problem with the behavior of some younger residents and a possible lack of adequate supervision or intervention from the park management to ensure the safety of children within the community. These are serious safety concerns that would be paramount for families considering living in Sheffield Estates, whether in a mobile home or as long-term RVers with children.
Infrastructure and Maintenance Neglect:
The issue of speeding within the park is another critical safety concern highlighted in an updated review. This resident recounts repeatedly calling and "begging" the management to install speed bumps or improve the visibility of speed limit signs due to frequent speeding vehicles. Tragically, this negligence allegedly resulted in someone speeding and "demolished both of our vehicles parked in our driveway," severely impacting the resident's ability to transport their partner to oncologist appointments. The management's reported reason for refusing speed bumps – that it would "ruin peoples' cars" – is met with the logical counterpoint that slowing down would prevent such damage, indicating a perceived lack of prioritization of resident safety over potential minor inconveniences.
Furthermore, the long-term resident mentions trying to get a new shed for six years, suggesting potential neglect or lack of responsiveness regarding property maintenance requests. The combination of speeding issues, alleged lack of action on safety measures, and long-pending maintenance requests paints a picture of a poorly maintained and potentially unsafe environment within Sheffield Estates.
Services and Amenities:
The provided reviews offer very little information about the specific services and amenities available at Sheffield Estates. Typically, mobile home and RV parks offer essential services such as:
- Lot Rentals: Spaces for mobile homes and potentially RVs, with varying utility hookups.
- Basic Utilities: Water, electricity, and sewage disposal.
- Waste Management: Trash and recycling collection.
- Park Maintenance: Upkeep of common areas and roadways (though the quality of maintenance is heavily questioned in the reviews).
- Management: An on-site or readily available management team (though the professionalism and effectiveness of the management are severely criticized).
Given the overwhelmingly negative feedback, potential residents should not assume a high standard of services or amenities at Sheffield Estates. It would be crucial to inquire specifically about all available services and assess their quality independently.
Features and Overwhelming Drawbacks:
Based on the extremely negative feedback in the provided reviews, it is virtually impossible to identify any positive features or benefits of Sheffield Estates. The overwhelming concerns raised by former residents paint a picture of a potentially unsafe, poorly managed, and unhealthy living environment.
The significant drawbacks highlighted in the reviews include:
- Potential Black Mold Infestation: A serious health hazard allegedly concealed by management.
- High Rent with Lack of Services: Outrageous rent that does not include basic lawn care.
- Rude and Dishonest Management: Allegations of rude behavior, lying, and unprofessional conduct, including harassment.
- Frequent Management Turnover: Instability in leadership potentially leading to inconsistent policies and neglect.
- Lack of Safety and Security: Reports of theft attempts and physical attacks on children, with apparent inaction from management.
- Dangerous Speeding Issues: Neglect of resident safety concerns regarding speeding, culminating in property damage and transportation difficulties.
- Poor Maintenance Response: Long delays in addressing maintenance requests.
Promotional Information and Urgent Reasons to Exercise Extreme Caution Regarding Sheffield Estates:
There is no promotional information available for Sheffield Estates in the provided data. Instead, the consistent and severe negative feedback serves as an urgent warning for individuals searching for "RV parks near me" or considering mobile home living in this community.
Prospective residents are strongly advised to exercise extreme caution and seriously reconsider any plans to live at Sheffield Estates based on the significant safety, health, and management concerns raised by former residents. The allegations of black mold, unprofessional management, safety issues, and neglect of resident concerns paint a deeply troubling picture of this mobile home park.
Before even considering contacting Sheffield Estates, potential residents should:
- Thoroughly research alternative "RV parks near me" and mobile home parks in the Auburn Hills area. Prioritize parks with positive reviews and a reputation for safety, good management, and well-maintained properties.
- If absolutely necessary to inquire about Sheffield Estates, approach with extreme caution and skepticism. Demand clear and verifiable answers to the serious allegations raised in the reviews.
- Insist on a thorough inspection of any potential living space for mold or other hazards. Consider hiring an independent inspector.
- Inquire in detail about security measures, park rules regarding speeding and resident behavior, and the process for addressing maintenance requests.
- Attempt to speak with current residents (if possible) to get firsthand accounts that may differ from the online reviews, although the consistency of the negative feedback is concerning.
The information available strongly suggests that Sheffield Estates may be an unsafe, unhealthy, and poorly managed living environment. Potential residents should prioritize their safety and well-being and carefully explore all other options before considering this mobile home park.

Sheffield Estates Reviews
I lived her for about 3 years and had nothing but issues. They sold me a house that was infested with black mold. They half painted over it and tried to cover it with new carpet/flooring. The rent is absouluty outragous and they dont include any lawn service. They threatened to charge us extra because my husband didnt mow the lawn for one week (we just had a baby) The people in the office are rude and have lied several times about various things. The park manager is gross and hits on any young woman he meets. Just stay away from this place all together.
Apr 09, 2025 · GraceEdited for update:The speeding has finally caused a problem. I have called and begged them to put speed bumps in, or make the speed limit signs bigger... someone was speeding and demolished both of our vehicles parked in our driveway. Now we can't get my partner to his oncologist on our own.Their reason for no speedbumps? It'll ruin peoples' cars. Well, not if people go slow!!! Thanks for nothing. We have been trying to get a new shed for 6 years. Everyone speeds through the neighborhood and we've had 7 park managers in 6 years. This place is over priced, and poorly managed. There are kids who wander around late at night looking for unlocked cars to steal from. My son has been attacked twice by other kids who live in here. Do not recommend.
Jun 07, 2022 · Christiana “Christi Ana” O.Still a nice place, but becoming loud, and new people choose to ignore the rules. My neighbors are great. When I brought my concerns to the office, I was told if I was unhappy, I should move out. Far different treatment than when my family moved in over 11 years ago.
Jan 09, 2025 · Lawrence GroganGood neighborhood. Clubhouse staff are cool and give out candy to the kids coming out from the bus! Watching the sunset from the lake is a memory that you would most likely never forget 🙂
Aug 10, 2024 · Kylie McMullenUsed to be a nice park. Management is letting it fall apart. Skirting falling off homes. Standing water unkeeped lawns. Moss on homes and they raise rent every year. Plus charge for pets, water and other fees.been complaining for over 2 months about the junk next door. Office told me to give them time. But they haven't done anything but send me a raise in rent notice.
