When evaluating a potential long-term living environment such as a mobile home park, it is essential to consider the experiences and opinions of current and past residents. Publicly available reviews can offer a range of perspectives on various aspects of the community, including management, the overall environment, and the quality of life. The online reviews for Walton Manor Mobile Home Community present a somewhat mixed picture, with residents expressing both positive and negative experiences.
One long-term resident, who has lived in Walton Manor for over 20 years, offers a more positive perspective. This reviewer states that they have "never had any problems" during their time in the park. They describe the management as "firm," which they consider necessary for enforcing rules and maintaining order within the community. This resident believes that a more lenient management style could lead to a less desirable living environment. They also highlight that there are "a lot of good tenants" and advise potential visitors or residents not to be deterred by a "couple of bad ones." This suggests that while there might be some challenges, a significant portion of the community is composed of responsible residents.
In contrast, another current resident provides a more critical assessment, giving the community a 3-star rating primarily due to what they perceive as a "good price." However, their review details several significant concerns about the overall community environment. They describe the presence of "disrespectful people," a large number of stray cats, and issues with raccoons causing damage to siding. This resident also recounts having to professionally remove a family of raccoons from the top of their house, illustrating the extent of the wildlife issues they have experienced. They characterize the community as a "zoo."
Furthermore, this current resident reports issues with noise, including "loud music" and the sound of "ripping atvs all day." They express the feeling that the community is largely run by the residents themselves rather than the owners, implying a lack of effective management oversight in addressing these issues. The reviewer also voices a concern that the current owners, who reportedly have other properties, may not be prioritizing the upkeep of Walton Manor. They note the "run down" condition of some trailers and express a contrast with the owners' personal vehicles. This resident hopes for improvements in noise levels and refers to the community's website claim of "quiet enjoyment," suggesting that their current experience does not align with this promise. Finally, they point out the inaccuracy of any claims of a basketball court or community park being present within Walton Manor.
The stark contrast between these two reviews highlights the complexity of the living experience at Walton Manor Mobile Home Community. While one long-term resident has found it to be a problem-free environment with firm but fair management, another current resident describes a community plagued by disrespectful behavior, animal issues, noise disturbances, and a perceived lack of adequate management and maintenance.
For local users searching for "RV parks near me" who might be considering Walton Manor as a longer-term residential option, it is crucial to weigh these differing perspectives. The positive review emphasizes the importance of firm management in maintaining order and suggests that the majority of residents are good tenants. However, the negative review raises significant concerns about the community environment, including noise, animal problems, and the upkeep of the park.
Given these conflicting accounts, prospective residents are strongly advised to conduct their own thorough investigation. This should include contacting the management directly to discuss their policies and how they address the concerns raised in the negative review. Visiting the community in person to assess the environment, noise levels, and the general condition of the park would also be highly beneficial. If possible, speaking with multiple current residents (beyond those who have posted online reviews) could provide a more comprehensive understanding of the day-to-day living experience at Walton Manor.
It is important for potential residents to clarify the amenities offered, as one review explicitly states the absence of a basketball court or community park, contradicting any potential expectations based on general assumptions about mobile home communities. Understanding the rules and regulations regarding noise, pets (especially in light of the stray cat issue), and maintenance responsibilities is also crucial.
In conclusion, Walton Manor Mobile Home Community in Pontiac, Michigan, appears to be a community with a range of resident experiences. While some long-term residents have found it to be a satisfactory place to live under firm management, others have raised significant concerns about the community environment, noise levels, animal issues, and the perceived lack of adequate maintenance and management oversight. Local users searching for "RV parks near me" for long-term residency in the Pontiac area should carefully consider these differing viewpoints and conduct thorough personal research before making a decision about Walton Manor.

Walton Manor Mobile Home Community Reviews
The park is not as bad as some are saying. I've lived here for over 20 years and never had any problems. Management is firm, but that is to be expected, if they were sugary sweet, no rules would be enforced and all hell would break loose. There are a lot of good tenants, don't let the couple of bad ones keep you from visiting or living there.
Aug 22, 2018 · Jackie Strauss3 stars for Good price but other then that the community is terrible, disrespectful people, tons of stray cats, raccoons tearing up siding, I had to professionally remove a family from out of the top of my house.. it’s a zoo. loud music, ripping atvs all day, seems like the community and people that live here actually run this place. I don’t think the owners have there heart into this one being they have other locations, I’ve lived here during multiple owners and I can honestly say the current owners aren’t doing the best job to actually keep the community looking nice, trailers are run down and the owners drive nice cars. It’s crazy. Hopefully they can fix the loud music and maybe the website will be true when it says quiet enjoyment. Btw there is no basketball court or community park. I am a current resident. Thank you sorry for the honesty but it’s the truth.
Jun 16, 2021 · Flywith nikeSure there are better places to live but, when you are starting out in life or just looking for a cost alternative to those expensive homes, why not here. I have lived here since the 80's and have not had many problems, low crime , easy access to freeway and close to some of the counties finest shopping... WELL worth what you will spend
Mar 06, 2019 · Mark KnappStay away .. slumlords.I moved to the community back in 2018, the trailer I privately purchased needed fixing. We were aware the trailer needed repairs and a cleaning but and instead of a welcome greeting the owner at the time, Jim, knocked on my door and cussed my fiancé and us out for items that were left by the previous owner. We explained to him that we had JUST moved in but still who the hell communicates like that?? No way to speak to someone like the way we were treated. Who communicates to residents in that manner? We were completely baffled at the community’s poor customer service etiquette. Stayed there a year and I got the hell out of there! I fixed the trailer very nicely and fixed the yard up. I even requested for management to re do my skirting and PAID and they never did always stated that I was next in line EVERY-TIME I called and the day never came around I ended up buying a home. And please do not get me started on the agents at the office. TERRIBLE TERRIBLE TERRIBLE customer service. VERY rude, loud mouthed, eye rolls, unnecessary sighs, forced help, VERY uncalled for. I am a leasing agent and their type of customer service is just revolting ... DISGUSTING attitude. Oh and did I mention one of their own maintenance workers crashed into my vehicle because they failed to stop at their stop sign during Icy roads , which THEY FAIL TO SALT DOWN. The roads there have pot holes, stray cats everywhere, homeless people living in abandoned trailers which need to be removed from the community, my trailer was broken into because of that, which I made a police report as well. Just a terrible experience ... I can go on and on. Oh pleaseee... stay away.
Nov 04, 2020 · Kembili SaucedoFine at first, Management brought racism into the picture. Me and my family constantly harassed by one of the workers there called Scott. To the point we had to move out. I don't recommend this place unless your white supremacist.
