Eastern Dawn Inc Introduce
Are you currently searching for a secure and peaceful residential community in the Trevose, Pennsylvania area? Your search might include platforms listed under the category "RV parks near me." While this category often features temporary accommodations for recreational vehicles, it can also encompass mobile home parks that offer a more permanent and community-oriented living arrangement. Eastern Dawn Inc, located at 2304 Brownsville Rd, Trevose, PA 19053, USA, is one such community that appears to offer a desirable living environment based on available online reviews.
Eastern Dawn Inc is described by residents as a "very nice park, quiet and peaceful." This immediately highlights two of its key features: a tranquil atmosphere and a well-maintained environment. The reviewer also mentions "low lot rent is a plus," indicating a potential financial advantage for residents. This suggests that Eastern Dawn Inc could offer an affordable long-term housing option in the Trevose area.
Another, more detailed review from a 17-year resident provides a comprehensive picture of the community. This long-term resident emphasizes the quiet nature of Eastern Dawn, specifically noting that "no dogs or motorcycles driving through the park" contribute to the peaceful ambiance. The community predominantly features "newer modular homes," with some "single wides" also present, suggesting a relatively modern and well-kept housing stock. The resident describes it as "a beautiful place," further reinforcing the positive impression of the park's environment.
A significant feature of Eastern Dawn Inc is that it is a "gated community with security that drive around in a community in security truck and check people coming into community." This focus on security provides residents with an added sense of safety and control over who enters the community. This is a notable advantage and a significant selling point for those prioritizing security in their residential choice.
The long-term resident also points out that "most people take pride in their homes and continue to landscape the front and back of their homes." This indicates a community where residents are invested in maintaining the appearance of their properties, contributing to the overall beauty and appeal of Eastern Dawn Inc. This sense of community pride often reflects a positive and engaged resident population.
However, the 17-year resident mentions a couple of "downfalls," specifically "no play area or a community pool for kids." This is an important consideration for families with children who may value on-site recreational facilities. While the lack of these amenities might not be a drawback for all residents, it is a notable omission.
Interestingly, the reviewer also mentions that there is a "new multimillion dollar elementary school across the street … that was 10 years ago…." While the school itself is not part of the mobile home park, its proximity could be a benefit for families with school-aged children, offering convenience and potentially high-quality education options. The fact that this was "10 years ago" suggests the school has been an established part of the local infrastructure for some time.
The strong sense of community is further highlighted by the comment that "People care about and watch out for each other." This social aspect contributes significantly to the quality of life within Eastern Dawn Inc, fostering a supportive and connected environment for its residents. The existence of a "FB group started by one of the people who live in the community" further underscores this sense of community engagement and provides a platform for residents to connect and share information.
Based on these reviews, Eastern Dawn Inc appears to be a well-regarded mobile home park offering a secure, quiet, and aesthetically pleasing living environment with the added benefit of low lot rent. The strong sense of community and the pride residents take in their homes are significant positive attributes. The gated security with patrols provides an extra layer of comfort and safety. However, families with children should note the absence of a play area or community pool within the park itself.
While specific details about the services and features beyond security and the general environment are not extensively detailed in the reviews, we can infer some common aspects of well-maintained mobile home parks:
- Lot Rentals: Residents likely own their manufactured homes and lease the land (lot) from the park management. The mention of "low lot rent" suggests this is a key financial aspect. Prospective residents should inquire about the current lot rent and what it includes.
- Utility Hookups: Access to essential utilities such as water, sewer, and electricity is standard in mobile home parks. Residents are usually responsible for their individual usage and billing. Inquiring about these costs is advisable.
- Road Maintenance: As a well-maintained community, it is likely that Eastern Dawn Inc provides regular maintenance of its internal roads.
- Waste Management: Provisions for trash and refuse collection are typically in place.
- Gated Entry: The presence of a gated entrance with security checks is a significant feature. Prospective residents should inquire about the hours of security presence and the procedures for guest entry.
- Landscaping: The reviews indicate that residents actively landscape their properties, suggesting that the park management likely also maintains the common areas to a high standard.
The location in Trevose, PA, offers a suburban setting within Bucks County. Trevose provides residents with access to a range of local amenities, including shopping, dining, and services, while also being within reasonable proximity to major transportation routes and employment centers in the greater Philadelphia metropolitan area. The presence of a "new multimillion dollar elementary school across the street" (even if ten years old) suggests a family-friendly environment in the surrounding neighborhood.
To gain a comprehensive understanding of Eastern Dawn Inc, prospective residents should contact the management directly by phone at (215) 357-0204 or +1 215-357-0204. Key questions to ask include:
- Lot Availability and Rent: What are the current lot rental fees, and what services are included? Are there any additional fees or charges? What is the process for applying for a lot?
- Security Procedures: Obtain more details about the security measures in place, including the hours of patrol and guest policies.
- Park Rules and Regulations: Inquire about the community's rules and regulations, particularly regarding landscaping, pets (despite the "no dogs driving through" comment, clarification on pet ownership policies is wise), and vehicle restrictions.
- Utility Information: Clarify how utilities are managed and billed.
- Amenities: While a play area and pool are noted as missing, inquire about any other amenities the park might offer.
- Community Information: Ask about the Facebook group mentioned and if there are other community initiatives or events.
- Modular and Single Wide Homes: Understand any specific requirements or restrictions regarding the types and ages of homes allowed in the park.
A visit to Eastern Dawn Inc at 2304 Brownsville Rd, Trevose, PA 19053, USA, would also be highly beneficial. A firsthand look at the community, the security gate, the landscaping, and the overall atmosphere will provide valuable insights. If possible, and if comfortable, attempting to connect with residents (perhaps through the mentioned Facebook group or by observation) could offer additional perspectives on living in this community.
In conclusion, Eastern Dawn Inc in Trevose, PA, appears to be a highly regarded mobile home park offering a secure, quiet, and well-maintained living environment with the added benefit of low lot rent and a strong sense of community. The gated security is a significant feature. While it lacks a play area and pool for children, its other positive attributes, including the pride residents take in their homes and the neighborly atmosphere, make it a potentially attractive long-term residential option for those seeking a peaceful and secure community in Bucks County.

It is quiet ( no dogs or motorcycles driving through the park) most of the homes are newer modular homes there are some single wides…, it’s a beautiful place, gated community with security that drive around in a community in security truck and check people coming into community, most people take pride in their homes and continue to landscape the front and back of their homes. The downfall no play area or a community pool for kids…. There is a new multimillion dollar elementary school across the street … that was 10 years ago…. People care about and watch out for each other. There is also a FB group started by one of the people who live in the community
Oct 22, 2024 · Sunshine BlueThe best park I've ever seen or lived in. I lived there years ago my mom and dad have lived there for 35 years and the owners are all great! The property is beautiful the modular homes are just gorgeous.. I wouldn't be opposed to one day living there again 👍😁
Jun 09, 2024 · Nicolle PowellWe just moved in 3 months ago, and love it here. The staff keep the park so nice and clean. It is very quiet and peaceful.
Dec 02, 2023 · Sandra BoozWe've lived here for several years. Very well kept up. As nice as any 'regular' neighborhood - if you're looking to go the modular/mobile home route - this is a great place!
