Colonial Heritage Manufactured Home Community Introduce
Are you currently searching for "RV parks near me" in the Doylestown, Pennsylvania area, or perhaps considering a manufactured home community for a more permanent living arrangement? Colonial Heritage Manufactured Home Community, located on US-202 in Doylestown, PA 18901, presents itself as a residential manufactured home community that might be considered by individuals seeking a long-term living situation, similar in some ways to the extended-stay options offered by "RV parks near me." For those interested in learning more, the community can be contacted at (215) 345-0499 or +1 215-345-0499.
However, it is crucial to approach Colonial Heritage Manufactured Home Community with significant caution due to several serious and concerning customer reviews that have surfaced online. These reviews paint a troubling picture of the community's management, financial practices, and environmental compliance.
One review, dated November 5, 2024, references an "EPA Settlement" indicating that all manufactured communities owned by Frank Perano are required to have an Environmental Consultant. The reviewer states that their property manager and an "ABC HOMES salesman" (noting the community property owner also owns ABC HOMES) refused to answer whether they had one. This raises significant questions about the community's transparency and adherence to environmental regulations.
Another review, dated November 4, 2024, further elaborates on these concerns. It alleges that the community's property owner also owns ABC HOMES and GSP property management for Colonial Heritage. This review claims that GSP property management has incurred "7-10 $ MILLION in fines for EPA and DEP VIOLATIONS throughout his 70 Manufactured communities in Pennsylvania." The reviewer goes on to state that residents are allegedly bearing the burden of these fines through "unjustified rent increases" and that past EPA violations are being repeated. This paints a picture of potential financial instability for residents and a disregard for environmental regulations.
Adding to these serious allegations, the November 4th review describes the management as "Unprofessional" and notes a "F Better Business Bureau rating." The reviewer advises potential residents to "Prepare to be ignored by property manager and harassed by their maintenance staff." This paints a deeply concerning picture of the resident experience and the overall management of the community.
Finally, a more recent review expresses financial distress, stating, "I can’t afford to live here much longer. It’s always raising some bullshit bill of some kind . Wondering what next. Give us a break for Christ sake. Really getting out of hand here !!" This suggests that residents may be facing unpredictable and increasing costs of living within the community, adding to the already significant concerns raised about management and environmental issues.
Given the severity and consistency of these negative reviews, any individual considering Colonial Heritage Manufactured Home Community as a potential long-term residential option, even in the context of searching for "RV parks near me" for an extended stay, must proceed with extreme caution. The information available online strongly suggests potential risks related to environmental compliance, financial stability due to alleged fines and rent increases, and unprofessional management practices.
Before even considering a visit, prospective residents should attempt to independently verify the claims made in these reviews. This could involve researching EPA and DEP records for Frank Perano's manufactured communities and GSP property management in Pennsylvania. Additionally, checking the Better Business Bureau's website for information on GSP property management or Colonial Heritage Manufactured Home Community may provide further insights into their business practices and customer service record.
Should you still consider pursuing this option, it is absolutely essential to conduct a thorough on-site visit and ask very direct and pointed questions to the management. These questions should specifically address the allegations raised in the reviews, including:
Environment:
- Directly inquire about any EPA or DEP violations or settlements related to the community or its ownership/management.
- Ask if an Environmental Consultant is currently retained by the community, as suggested by the EPA settlement mentioned in a review. If so, request information about their role and findings.
- Scrutinize the overall condition of the community grounds and individual lots for any signs of environmental neglect or hazards.
Services:
- Request a complete and transparent breakdown of all fees associated with residency, including lot rent, utilities (water, sewer, electricity), waste management, and any other recurring charges.
- Specifically inquire about any recent or planned rent increases and the justification for these increases.
- Ask about the process for addressing resident concerns and the typical response times from management and maintenance staff.
- Inquire about the Better Business Bureau rating and the reasons behind any negative ratings.
Features:
- Understand the rules and regulations of the community, particularly regarding resident responsibilities for lot maintenance and any potential fines for non-compliance.
- Inquire about any amenities or community facilities available to residents.
- Assess the overall sense of community and the interactions between residents and management during your visit.
- Ask about security measures in place within the community.
Promotional Information:
Given the serious nature of the reviews, any promotional information provided by the management should be viewed with a critical eye and carefully scrutinized against the concerns raised by residents. It would be prudent to prioritize verifying the negative claims and understanding the full financial implications of living in this community over any potential promotional benefits.
When considering mobile home parks versus traditional RV parks, the key difference lies in their intended use. Mobile home parks are typically for long-term or permanent residency, with residents often owning their homes but leasing the land. RV parks may offer extended stays but often cater to a more transient, recreational vehicle-based population. While Colonial Heritage Manufactured Home Community is not an RV park in the traditional sense, individuals seeking long-term residential options in the Doylestown area might come across it in their search for "RV parks near me." However, the information available online strongly suggests that significant due diligence is required before considering this community.
In conclusion, the limited information available online for Colonial Heritage Manufactured Home Community in Doylestown, PA, is overwhelmingly negative and raises serious concerns regarding environmental compliance, financial stability for residents due to alleged unjustified rent increases, and unprofessional management practices. Anyone considering this community for long-term residency, even within the context of a search for "RV parks near me" for an extended stay, should proceed with extreme caution. Thorough independent research, direct and pointed questioning of management regarding the allegations in the reviews, and a very careful on-site evaluation are absolutely essential before making any decisions. The potential risks highlighted in the customer feedback cannot be ignored.

Apr 30, 2025 · Nip Smith1/6/2025 Addendum: Second snow storm of the season and our street didn't get plowed again. This is a direct result of people parking on both sides of the street. Of course a plow driver isn't going to risk damaging the cars, can't blame them. So thanks to the lack of enforcement regarding the number of vehicles a tenant can have, the rest of us get to pay for it. I ended up having to shovel a good chunk of the street myself to ensure I can drive off of it tomorrow morning when I go to work. But sure, please try to justify another rent increase for 2025 (of $55). What the hell am I paying for exactly? If I wasn't stuck here, I'd be looking for a new place to live right now.Original from 2024: Issues are mainly with the management of the community. They keep upping the rent, but do less and less so the value isn't there. You get more for less at similar communities in the area. For the money you pay here, they should at least assist with tree maintenance or have maintenance personnel that can help you with common issues in your home.Common area grounds maintenance is appalling. They're also bare. No seating areas or anything. The areas around the ponds don't look very nice either. You get very little warning before they shut the water off (for whatever reasons that they shut it off). The park manager seems to leave early on the days when he's supposed to be here and when he is here he's not very helpful particularly when it comes to suggesting business willing to do work on these homes (some will refuse). We have people here who continually keep more than two vehicles and park them in the street (you're really only supposed to have two). So it can be a pain driving around in here depending on what section of the park you're in. Plus, when people park on some of the side streets in winter, you can kiss snow plowing on your side of the street goodbye. And yet they continue to shoe horn more homes in to entice people to move in.
Jan 06, 2025 · MelfinaPanThe rent is high, they cover less and less every year, and I can't get the dead trees removed from their property despite complaining for years. My roof just got smashed in by one and there are still 2 about to fall on us, but now they ignore my texts and calls. Shameful.
Dec 16, 2022 · Eli 3rdgenderManagement discriminates against straight people by constantly giving lgbt people whatever they want at the expense of normal people. Just because the manager is lgbt doesn't mean he can screw over straight people at every turn. After decades of rent payments made we've lost yard space multiple times (oil monitor holes in our yard, new homes extending into our yard as well as new homes sheds in our yards), our parking is on a horrible slant making me bottom out every time I park, etc. Neighbors are also very trashy and insecure about themselves so they constantly try and start trouble with people for no reason. Also, every feature that used to be included keeps getting taken away/made paid for such as water and cable.
