Flat Rock Village Retirement

1605 N 36th St, Van Buren, AR 72956, USA

3.0
I moved here 25 years ago. I helped working on it with original owner. Met my wife here, moved away when it first sold. Was paying $100, including water paid. . My wife had stroke so we moved back. This a real different park. It was build on a mountain which Noone in there right mind would do. So many challenges to overcome. That's what makes it unique. It's like living in the country. Trailers are well spaced. Residents take pride in their homes. Lots of decks, wheelchair ramps. Beautiful planters and scrubs. Great dinners at the clubhouse. Everyone is friendly. Many Fallout shelters. - James Dempsey

Flat Rock Village Retirement Introduce

For local individuals seeking information about "RV parks near me" as a starting point to explore various housing options, it's important to also consider manufactured home communities, particularly those catering to specific demographics like retirees. Flat Rock Village Retirement, located at 1605 N 36th St, Van Buren, AR 72956, USA, is one such community. You can contact them at (479) 474-7489 or +1 479-474-7489 for inquiries.

According to one long-term resident, who moved to Flat Rock Village 25 years ago and even helped with its initial development, the community possesses a unique charm. Built on a mountainside – a feat described as unconventional – the park offers a distinct, country-like living experience with well-spaced trailers. Residents are portrayed as taking pride in their homes, often adding features like decks, wheelchair ramps, and beautiful planters. The community also reportedly has a clubhouse that hosts "great dinners," fostering social interaction among residents. The reviewer emphasized the friendly atmosphere and the surprising presence of "many Fallout shelters," a unique historical feature.

However, a more recent review presents a contrasting perspective, raising significant concerns about the current state of Flat Rock Village Retirement. This reviewer, writing on behalf of their elderly parents residing in the park, strongly suggests that it is "not a good place to live anymore," citing increasing lot rents without corresponding improvements as a major issue. The review details a history of rent increases, alleging discrepancies with communicated amounts: a $30 increase in 2022 instead of a stated $15, a $70 increase in 2023, and a planned $45 increase for 2024.

The reviewer recounts emailing the management company to voice concerns about these increases, only to receive a response indicating the potential sale of the property and a dismissive attitude towards residents' unhappiness, essentially suggesting they should move if dissatisfied. This suggests a disconnect between the management and the residents, particularly the senior population living on fixed incomes, primarily from social security.

Furthermore, the reviewer describes the property as "very old and in need of updating," with many trailers reportedly "falling apart." Despite the consistent rent increases, there has allegedly been a lack of improvements to the community infrastructure or the condition of the properties. This raises questions about the value residents are receiving for the increasing cost of living in the park.

The reviewer plans to contact local government representatives to voice these concerns and encourages other residents to do the same, listing several officials. This action indicates a significant level of dissatisfaction within at least a segment of the community regarding the management and the escalating costs. The review concludes by stating that mobile home parks are supposed to be affordable housing, but this is no longer the case at Flat Rock Village Retirement, at least according to this resident's experience.

Considering these two reviews, local users exploring housing options should note the significant divergence in experiences. The long-term resident from 25 years ago paints a picture of a unique, country-like community with friendly neighbors and a sense of pride. However, the more recent review highlights serious concerns about increasing costs, alleged mismanagement, lack of property upkeep, and a perceived lack of care for the elderly residents on fixed incomes.

The environment of Flat Rock Village Retirement is described by the long-term resident as being akin to "living in the country" due to its mountainous location and well-spaced trailers. The residents reportedly take pride in their homes, with features like decks and planters enhancing the individual living spaces. However, the more recent review implies a decline in the overall condition of the property, with many trailers described as "falling apart," suggesting a potential deterioration of the environment over time.

Services mentioned include "great dinners at the clubhouse," indicating a social amenity within the community. However, the recent negative review does not mention any services and focuses primarily on the financial and management aspects. Information regarding essential services like water, sewer, and waste management is not explicitly detailed in either review, although they are typically expected in mobile home communities. Similarly, details about other potential services such as on-site maintenance, security, or recreational facilities are absent.

Features highlighted by the positive review include the unique mountainous terrain, well-spaced trailers, resident pride in their homes, the clubhouse with dinners, the friendly atmosphere, and the unusual presence of Fallout shelters. In contrast, the negative review emphasizes the age of the property and the deteriorating condition of the trailers as negative features, alongside the increasing rent and perceived mismanagement.

Neither review provides any information about current promotional offers or incentives for new residents. Local users interested in learning about lot rental rates, any potential move-in specials, or other financial aspects would need to contact Flat Rock Village Retirement directly.

In conclusion, Flat Rock Village Retirement presents a complex picture based on the available reviews. While a long-term perspective recalls a unique and friendly community built in an unusual setting, more recent feedback raises serious concerns about escalating costs for seniors on fixed incomes, alleged mismanagement, and a lack of upkeep of the aging property. Local users considering this community as a long-term living option should carefully weigh these contrasting viewpoints and conduct thorough due diligence. It is strongly recommended to contact the management directly to inquire about current lot rental rates, the condition of the property, any planned improvements, and the management's response to the concerns raised by current residents. Visiting the community to assess its current environment and speaking with current residents directly would also be prudent steps in making an informed decision.
