Forest Hills Mobile Home Community Introduce
Forest Hills Mobile Home Community, located at 7927 Forest Hills Rd, Loves Park, IL 61111, USA, is a manufactured housing community that, while primarily serving as a long-term residential solution for mobile homes, might appear in searches for "RV Parks Near Me." This introduction aims to provide an objective overview of the community's environment, services, features, and crucially, significant promotional information and warnings based on available public feedback from current and past residents.
The environment at Forest Hills Mobile Home Community, according to recent detailed reviews, presents a challenging picture. While mobile home parks typically aim to provide a stable and comfortable living environment, the current sentiment from residents indicates a significant departure from this ideal. One reviewer explicitly states, "This is not a good place to live," and advises, "If you want to live peacefully this is not the place to be." This suggests a strained and potentially unwelcoming atmosphere within the community. Furthermore, a serious concern regarding safety is raised with the statement, "The cops are up here all the time," which points to frequent police activity, impacting the sense of security for residents. The physical environment, while likely featuring individual home lots and internal roads common to such communities, is overshadowed by these social and safety concerns. The presence of what residents describe as "harassment" by management further deteriorates the living environment, creating an oppressive atmosphere. While a past review mentioned a general location on the border between Rockford and Loves Park with "towering maples and oaks," indicating a potentially pleasant natural setting, the current negative experiences reported by residents suggest that these aesthetic qualities are severely outweighed by operational issues. For those considering "RV Parks Near Me" with an expectation of peace and quiet, this community's current environment, as described, appears to fall short.
Regarding services, Forest Hills Mobile Home Community, as a mobile home park, provides the fundamental service of offering lots for manufactured homes, which include utility hookups such as water, sewer, and electricity. However, the nature and fairness of these services are a major point of contention in resident reviews. A critical issue highlighted is the method of charging for utilities: "They charge whatever they please for water, sewer. I live alone and they charge you supposedly for an average if all water and sewer usage. Very unfair for the single people living here vs. Homes with multiple people living in them and using water." This indicates a potentially unfair utility billing system that disproportionately affects single residents. The core service of management is also severely criticized, with residents describing interactions as "not friendly," "very rude," "disrespectful," and "unprofessional." The explicit naming of a "Tiffany Wzrd a so called manager" and her alleged response of "if I didn't like it I could sell my home" demonstrates a lack of customer service and resident support. Beyond basic utilities, the property manager's alleged actions, such as giving "warnings because I had a shovel beside my garbage cans," suggest overly strict and possibly arbitrary enforcement of rules. This creates an environment where residents feel constantly scrutinized and unvalued. While some external sources might list amenities like "swimming pools" or "playgrounds" as typical for "Forest Hills Mobile Home Parks" in general, it's crucial to prioritize the specific, recent feedback from residents of *this* Forest Hills Mobile Home Community, which focuses almost entirely on negative experiences with management and unfair practices, rather than positive amenity experiences. Lot rent is also a significant service charge, and the reviews mention it being "$900.00 dollars a month" for lot rent, with some listings showing it as $816/month which includes lawn care, and amenities such as pool and park. The exact breakdown of included services for this high rent figure is unclear given the conflicting information and negative sentiment.
The features of Forest Hills Mobile Home Community, based on the provided information, are primarily defined by its challenging resident experience rather than positive physical attributes. While it offers individual lots for manufactured homes, the perceived value of these lots is significantly diminished by the reported issues. The management's alleged "harassment" and "rude" behavior effectively become a prominent negative feature of the community. The high lot rent, noted at around "$900.00 dollars a month," and the "unfair" utility billing system are also critical features that prospective residents must consider. The frequency of "cops are up here all the time" is a concerning feature that impacts safety and peace of mind. For those searching for "RV Parks Near Me," the high lot rent for mobile homes suggests that any RV accommodation, if available, would likely be expensive and subject to the same management issues. While the address at 7927 Forest Hills Rd might offer general proximity to Loves Park amenities, the internal environment, as described, significantly detracts from any locational benefits. The underlying features of a mobile home park, such as utility connections and a structured layout, are present, but their operation and the resident experience are severely compromised according to the provided reviews.
For individuals considering Forest Hills Mobile Home Community, whether for a manufactured home or a long-term "RV Parks Near Me" option, the available information provides strong warnings. The consistent negative feedback from current residents regarding high and unfair lot rents, arbitrary utility billing, unprofessional and rude management, and frequent police presence paints a very concerning picture. The explicit advice, "Don’t do it!!!!" and "KEEP driving," should be taken very seriously by any prospective resident. It is clear that the community has significant issues related to resident satisfaction and management practices. While some listings or general descriptions of mobile home parks might highlight amenities like pools or playgrounds, the direct resident experiences shared here focus almost entirely on severe problems that undermine any potential positive features. Potential residents are strongly advised to conduct extensive due diligence, including attempting to speak with current residents directly, investigating local police reports for the address, and thoroughly understanding all terms of any lease agreement, particularly regarding rent increases and utility billing. Based on the provided reviews, this community appears to be associated with considerable headaches and financial strain for its residents. The promotional information would be to heavily caution any interested party to heed the warnings from current residents before making any commitment.

Given the severity of the concerns raised in the reviews, direct and thorough communication with management to address these specific issues is crucial for anyone considering this property.

Forest Hills Mobile Home Community Reviews
This is not a good place to live. They charge 900.00 dollars a month for lot rent and I own my own trailer. They are not friendly, I just spoke to them and the property manager was very rude. They gave me warnings because I had a shovel beside my garbage cans. There are other parks that are better. If you want to live peacefully this is not the place to be. The cops are up here all the time. Don’t do it!!!!
Mar 11, 2025 · Stacy OwensThey charge whatever they please for water, sewer. I live alone and they charge you supposedly for an average if all water and sewer usage. Very unfair for the single people living here vs. Homes with multipke people living in them and using water. I've lived hear a long time pay lit rent ontime to be told if I didn't like it I could sell my home by Tiffany Wzrd a so called manager for this place. How rude, disrespectful and unprofessional can one be?
Apr 22, 2025 · Debra KellettDO NOT MOVE IN. I REPEAT DO NOT DO NOT MOVE IN!!!!!!! Unless you want a notice everyday for something they complain about. This place is a joke. The staff will say one thing but then will turn around and charge you for something they said was okay to have. It’s literally living with the landlord FROM HELL. They literally admitted to watching my babysitter everyday and demanding that person to be on the lease or the would EVICT ME !! CANT WAIT TO LEAVE
Apr 21, 2025 · Angelica BellaThey lie and withhold information on crime in the area & up your rent with no warnings only 2 year leases and say it's your responsibility to fix pipes under trailers even if you only rent and didn't own the trailer. Someones car was just stolen and a lawsuit is in way for many of these reasons their response was to bring it on. This experience has brought people together and everyone is realizing that they are screwing us all over.
Feb 03, 2025 · KateDon't bother moving here. The 'maintenance' crew are just a bunch of random people they hire with no real experience. They are perfectly fine with leaving you with out hot water through the winter if they themselves can't fix it.Secondly, the whole neighborhood smells like dog poop. Hardly anyone picks up after their dogs in their yard, and no one cleans up after their dogs on walks. I don't even own dogs, and I'm tired of cleaning up after them in my yard.
