Friendly Ridge, 55+ Manufactured Home Community Introduce
For individuals seeking a 55+ manufactured home community in the Olympia, Washington area, Friendly Ridge, located at 1111 Archwood Dr SW, Olympia, WA 98502, USA, presents itself as an option to investigate. Situated in the state capital, Olympia offers a blend of urban conveniences and access to the natural beauty of the Puget Sound region. While not traditionally categorized as "RV parks," manufactured home communities can sometimes appeal to those considering a transition from RV living to a more permanent, community-oriented setting within the broader spectrum of long-term housing solutions that might be considered when searching "RV parks near me" for extended stays.
Friendly Ridge is explicitly advertised as a "55+ Manufactured Home Community," indicating that it caters to residents aged 55 and over. Such communities often provide an environment tailored to the needs and preferences of seniors, potentially offering a quieter lifestyle and amenities geared towards this age group. However, the limited information available online primarily consists of customer reviews expressing significant concerns about the cost and regulations associated with this community.
One recurring theme in the customer feedback is the perceived high cost of living at Friendly Ridge. One reviewer states it is "Waaaay too expensive," while another echoes this sentiment, mentioning "$1400/mo + lot fees and another $1000, way too expensive." These comments suggest that the monthly lot rental fees, and potentially other associated costs, are considered to be very high by those who have either lived in or considered living in the community. The lack of specific details about what these fees cover makes it difficult to assess the value proposition, but the strong negative reactions indicate a potential barrier for many prospective residents.
In addition to the high cost, one reviewer highlights the extensive nature of the community's rules, stating, "The park rules are 14 pages long." Such a lengthy set of regulations might be perceived as overly restrictive by some, potentially impacting the freedom and enjoyment of residents. Without knowing the specifics of these rules, it is challenging to determine their impact, but the sheer length suggests a potentially bureaucratic or highly controlled environment.
Another significant concern raised is the restriction on grandchildren enjoying the community's amenities. The reviewer states, "You can't have your grandchildren enjoy any of the amenities." This policy could be a major drawback for residents who value spending time with their grandchildren and wish to share the community's facilities with them. The exclusion of grandchildren from amenity use might detract from the sense of community and family for some residents.
To further illustrate the perceived high cost, one reviewer provides an example: "Average space price is 1,300/mo. That's $245,000 in 10 years for nothing." This calculation emphasizes the financial implications of renting a space over an extended period without gaining ownership of the land. While this is a common model for manufactured home communities, the high monthly cost in this case is clearly a point of contention.
Given the limited and overwhelmingly negative feedback available online, it is crucial for prospective residents to conduct thorough due diligence and seek detailed information directly from the management of Friendly Ridge, 55+ Manufactured Home Community. Contacting them at (360) 614-5437 or +1 360-614-5437 will allow for inquiries about:
- Current lot rental fees and any additional charges.
- A detailed breakdown of what the monthly fees cover (e.g., utilities, maintenance, amenities).
- A copy of the 14-page park rules and regulations to understand the specific restrictions.
- The community's policies regarding guests, particularly grandchildren, and their access to amenities.
- The amenities available to residents (the reviews do not specify what these are).
- The overall environment and community atmosphere.
- Any services or features that might justify the higher costs reported.
- The terms of the lease or residency agreement.
- Any potential promotional offers or incentives (though none are mentioned in the reviews).
While Friendly Ridge is not an "RV park," individuals considering long-term living options in the Olympia area might explore manufactured home communities as an alternative to traditional RV parks, especially if they are looking for a more permanent setting. However, the concerns raised about the high costs and restrictive rules at Friendly Ridge suggest that it may not be a suitable option for everyone, particularly those on a budget or those who value flexibility and the ability to share amenities with family.
Prospective residents should carefully weigh the potential benefits of a 55+ community against the reported drawbacks of high expenses and restrictive policies. It is essential to obtain complete and accurate information directly from the management to make an informed decision about whether Friendly Ridge aligns with their individual needs and preferences.
In conclusion, Friendly Ridge, 55+ Manufactured Home Community in Olympia, WA, is presented as a senior living option. However, the limited online feedback focuses heavily on concerns regarding the high cost of lot rentals, extensive and potentially restrictive park rules, and a policy that prohibits grandchildren from enjoying the community's amenities. Individuals searching for long-term living solutions in the "RV parks near me" category or specifically looking at 55+ manufactured home communities in Olympia should approach Friendly Ridge with caution and conduct thorough inquiries with the management to fully understand the financial implications and community regulations before considering residency.

Apr 16, 2025 · Bill SamblisWe have made an offer on a home here, and have tried contacting management to get the application process started, to no avail. I have been by the office a dozen or more times in the past 4-5 weeks and it is NEVER open! I finally get manager to schedule a day and time for us to get started and as Im driving in, he cancels! These people deserve better management! Afterall, the overpriced lot rent is where managements paycheck comes from! Do better!
Aug 23, 2023 · CandaceThey were not friendly at all. There was a grouchy old man and a woman and the woman behind the desk. Their prices are crazy! We were even cash buyers! Still $800+ for lot space if I remember correctly.I have to say I'm glad they didn't want us! Our place is paid for, and our space is less than $500. 😁
Apr 06, 2023 · Foxfire PhoenixTheir lot fees are so high it makes you wonder if they are trying to force people out, who's social security payments they are almost the same amount as, so they can buy and then sell their mobiles. This place is almost double the market rate for 55+ mobile home communities. These owners should feel ashamed as they are scum.
