For individuals searching for 'RV parks near me' or considering long-term residential options in the Burlington, Iowa area, it is essential to gather information from various sources to make an informed decision. The following introduction provides an objective summary of Green Acres based on recent customer reviews found online.
The customer reviews for Green Acres present a starkly contrasting perspective on the living experience within the park. One review details extremely serious allegations against the owner regarding tenancy and property ownership, while another offers a more positive, albeit brief, comment on the trailers and community. These differing viewpoints highlight the importance of carefully considering all available feedback.
Environment and Atmosphere (as described by reviews):
One reviewer describes a situation involving a dispute with the owner that led to homelessness. This account does not directly comment on the physical environment of the park itself but rather focuses on alleged unfair and potentially unethical business practices. The mention of the owner attempting to force the new buyer of a mobile home to pay the previous owner's $8,000 debt in late lot rent as a condition of tenancy, followed by eviction when the buyer refused, paints a concerning picture of the management's approach to new residents and financial obligations.
In contrast, another reviewer states, "There nice trailers and affordable too. The community is also very nice." This suggests that there are aspects of Green Acres that some residents find appealing, including the quality and affordability of the mobile homes and a positive community atmosphere. This brief positive comment offers a different perspective on the park.
The discrepancy between these two reviews indicates that experiences within Green Acres may vary significantly, or that specific issues may be affecting certain residents more acutely than others.
Management and Services (as described by reviews):
The first review contains serious allegations against the owner of Green Acres. The reviewer claims the owner attempted to extort money for a previous tenant's debt as a condition for new tenancy and then proceeded with eviction when the demand was not met. The reviewer further accuses the owner of trying to "steal" their home, suggesting a pattern of behavior where the owner allegedly allows tenants to accrue debt to seize their properties. The terms "slum lords" and accusations of theft and operating "slum lord conditions" are used, indicating extreme dissatisfaction and distrust of the management.
The second review does not comment on the management directly but implies a positive community, which could be facilitated by or exist independently of the management.
The significant negative allegations in the first review raise serious concerns about the ethical and legal practices of the park's ownership and management. Potential residents should be aware of these accusations.
Features and Potential Considerations (based on reviews):
Based on the limited and conflicting information from the reviews, the following features and considerations emerge:
- Affordable Trailers (according to one review): Suggesting potential cost-effectiveness for housing.
- Nice Community (according to one review): Indicating a potentially positive social environment for some residents.
- Allegations of Unethical Practices by Owner (according to one review): Including attempted extortion, unfair tenancy conditions, and potentially illegal property seizure tactics.
- Risk of Financial Disputes Related to Previous Owners' Debts (according to one review): A significant concern for new mobile home buyers within the park.
- Potential for Unfair Eviction Practices (according to one review): Based on the alleged experience of one prospective resident.
Services and Amenities:
The provided reviews do not offer any specific information regarding the services and amenities offered at Green Acres. Typically, mobile home parks and RV parks provide essential utilities such as water, sewer, and electrical hookups. Some may also offer additional amenities like laundry facilities, communal areas, or maintenance services. However, without further information, it is impossible to comment on the specific services available at Green Acres.
Promotional Information:
The extremely serious allegations in one of the reviews significantly overshadow the brief positive comment in the other. Objectively, it is challenging to extract positive promotional information from this feedback. The mention of "nice trailers and affordable too" could be a potential selling point if substantiated and if the management practices are sound. The "nice community" aspect is also positive but is contradicted by the severe negative experience described by another reviewer.
Given the gravity of the accusations in the first review, any potential promotional aspects should be viewed with extreme caution and should be thoroughly investigated by prospective residents.
Conclusion based on the provided information:
The customer reviews for Green Acres mobile home park near Burlington, IA, present a highly concerning situation alongside a brief positive note. The serious allegations against the owner regarding attempted property theft, unfair tenancy conditions linked to previous owners' debts, and potentially illegal eviction practices should be a significant red flag for anyone considering this park. While one reviewer mentioned affordable trailers and a nice community, this positive feedback is heavily countered by the detailed and distressing account of another individual's experience. Potential residents searching for 'RV parks near me' or long-term housing options in the Burlington area are strongly advised to exercise extreme caution and conduct thorough due diligence before considering Green Acres. This should include seeking additional reviews, contacting relevant authorities if the allegations raise legal concerns, and ideally, speaking with current residents to gain a broader understanding of the living conditions and management practices at Green Acres.

Green Acres Reviews
Owner of mobile home park is trying to steal my home. I just bought a mibile home from my friend in April 15 2023. She gave me a bill of sale and applied for a lost title. I began to move my things into the hone and make repairs on it. In the meantime I did an application with the owner of the park and presented him with the boss telling him I was waiting for the title. The owner told me that I had to pay for my friends $8,000 debt in late lot rent in order to gain tenancy with the park. He then proceeded to ask me if I would sell it to him for $10,000 in order to pay her debt. I disagreed because I need a place to live and would lose $8k to debt that was not mine. When I disagreed the owner refused to approve my tenancy with the park and served me eviction papers. Leaving me homeless and sleeping in my van and my children sent to stay with their father and older brother. This man is trying to steal my home. He knows it will cost me another $10k to move it and most likely, like many other previous tenants before me, would not be able to come up with the money to move it and that the mobile home would then be abandoned and he could sieze my property. The slum lords like all other slum lords before them let tenants go into deep debt in order to steal their homes and profit from their losses. They steal the property and anything in it. I do not recommend this park to anyone. They're bad men.
