Holiday Mobile Home Park Introduce
Are you a local user in Athens, Tennessee, exploring options within the "RV parks near me" category, potentially considering a mobile home park for long-term residency or perhaps an extended RV stay? Holiday Mobile Home Park, located at 711 Hamby St lot.32, Athens, TN 37303, USA, appears to be a long-established community that has undergone significant changes in ownership and management, according to resident feedback. While categorized under "RV parks near me," the primary function seems to be a mobile home park, though long-term RV stays might be possible.
The provided reviews from residents offer a critical perspective on the current state of Holiday Mobile Home Park, particularly following a change in ownership. One long-term resident, who has lived there for 35 years, notes a decline in the park's condition since it was "sold out." This decline is attributed to issues such as infrequent mowing and a substantial increase in rent, described as "almost by double," without corresponding improvements to the property. This resident believes the lack of an on-site manager contributes to these problems, as the new manager "rarely comes around to see what is going on and if anything could be done to help improve the place."
Concerns about the environment and enforcement of community standards are echoed by other residents. One individual mentions the challenges of maintaining their own property's appearance due to neighbors with "trash and clotheslines" creating an unsightly environment. This resident expresses frustration with having to pick up others' trash and embarrassment when having company, directly appealing to the owner and management to "do their job" in addressing these issues.
A follow-up post from the same resident a year later indicates a temporary improvement followed by a regression, with complaints about "loud music," cigarette butts in a non-smoking household's yard, and dog poop despite not owning pets. This suggests ongoing issues with noise and the enforcement of rules regarding pet waste and litter. The resident expresses a belief that there is a lease rule for lodging complaints but sees no action being taken unless residents address the problems themselves, which carries the risk of retaliation from neighbors. This again points to a perceived lack of effective management intervention.
The most recent review at the time of this analysis highlights a change to "new owners with a 'property manager' that lives 25 miles away (that you can't get hold of )." This review corroborates the earlier complaint about the absence of responsive management, noting that the remote property manager is difficult to contact. Furthermore, it confirms a doubling of the lot rent without any apparent improvement to the park. The loss of "good renters" is attributed to the failure to enforce "lease rules" consistently across all residents, leading to dissatisfaction and departures. The sentiment expressed is one of waiting and observing the future of the park.
Based on these consistent themes in the resident reviews, the services at Holiday Mobile Home Park appear to be a significant area of concern. The lack of consistent grounds maintenance (mowing), the slow or absent response to maintenance issues within individual lots, and the perceived failure to enforce community rules (regarding trash, noise, and pet waste) suggest a decline in the level of service provided to residents. While basic utilities such as water, sewer, and electricity are likely provided to each lot, the overall management and upkeep of the park seem to be lacking.
The features of Holiday Mobile Home Park, as perceived by the residents, are overshadowed by the negative aspects they describe. While the park likely offers basic infrastructure for mobile homes, such as individual lots and roadways, the lack of an on-site manager and the difficulties in contacting the remote property manager appear to be critical drawbacks. Any potential positive features, such as communal areas or amenities, are not mentioned in the reviews, suggesting they are either non-existent or not significant enough to be highlighted amidst the concerns about management and rule enforcement.
Currently, no promotional information is available for Holiday Mobile Home Park in the provided data. Given the negative feedback regarding rent increases without corresponding improvements, it is unlikely that there are active promotions being advertised. Local users interested in potential long-term RV stays (if permitted) or mobile home residency would need to contact the park directly to inquire about current lot rental rates and any specific terms or conditions.
The consistent complaints across multiple reviews, spanning over a period, paint a concerning picture of the current living conditions and management of Holiday Mobile Home Park. While the initial long-term resident had a positive experience for many years, the change in ownership appears to have led to a significant deterioration in the park's upkeep and the quality of life for its residents. The lack of responsive on-site management and the perceived failure to enforce community standards are recurring themes that potential residents should carefully consider.
In conclusion, for local users in Athens, TN, searching within the "RV parks near me" category and considering Holiday Mobile Home Park, the available resident reviews present a cautionary perspective. While it functions as a mobile home park and might accommodate long-term RV stays, the feedback indicates significant issues with management responsiveness, grounds maintenance, rule enforcement, and substantial rent increases without commensurate improvements. Prospective residents are strongly advised to exercise extreme caution, thoroughly investigate the current conditions by visiting the park in person, and directly engage with the management to address the serious concerns raised in these reviews before making any decisions about residing at Holiday Mobile Home Park. The provided phone numbers, presumably for contacting the management, are (423) 250-2574 and +1 423-250-2574, and should be used to seek clarification and current information.

Holiday Mobile Home Park Reviews
We'll I live here for 35 years since the park sold out it went down hill. Lots going not mow rent went up almost by double, and nothing is improved. This kind of stuff happens when you don't have a on site manager. The new manager rarely comes around to see what is going on and if anything could be done to help improve the place.
Oct 03, 2023 · Dale MooreIt's not so much the place it's the people we try to keep our place nice but the neighbor has trash and clotheslines I get tired of picking up trash and I'm embarrassed to have company over it would help if the owner and management would do their job!!!!!well its been a year since my last post it got a little better but now its back to loud music!!!! We don't smoke yet we have cigarette butts all over our yard we don,t have pets yet we have dog poop in our yard and just let their dogs go wherever and iIthought there was a lease rule you can tell your complaints yet i don't see anything being done unless you do it yourself and then you take a chance of them being a butt hole and making things worse, The owners need to do something!!!!!!!!Well we have new owners with a " property mamager" that lives 25 miles away (that you can't get hold of )the lot rent doubled and the park is not getting any better, losing good renters because they are not enforcing the " lease rules" to everyone,I guess we will just wait and watch,
Sep 03, 2023 · Lorie UnderwoodJust moved here and seems pretty quite for the most part. Lot owner is a really great guy and seems to be on top of things. Trailers are really close together though and a few ppl think it's ok to let their dogs dump in another person's yard. Definitely want cameras on your place if you move here, couple shady individuals hanging around
