Holiday Ranch Introduce
Located at 4300 E Bay Dr in Clearwater, Florida, Holiday Ranch is a mobile home park offering a residential community in a well-situated area of Pinellas County. Clearwater is known for its proximity to beautiful beaches, a vibrant local scene, and various amenities. For individuals searching within the category of "RV parks near me," while Holiday Ranch primarily caters to long-term mobile home residents, understanding the community environment and available facilities can be relevant for those considering a seasonal or extended stay in a mobile home within a similar park setting.
Based on the available customer reviews, Holiday Ranch presents a mixed picture of community and concerns. One reviewer describes it as a "Great place to live and enjoy," specifically noting that "The pool is clean, and so is the neighborhood." This positive feedback highlights the appeal of the park's cleanliness and suggests that the community can be enjoyable for some residents.
However, another, more detailed review raises several significant issues that potential residents should carefully consider. While acknowledging that "most the people are nice enough," this reviewer expresses strong concerns about the financial aspects of living in Holiday Ranch. A primary complaint is the escalating rent, stating, "The rent sky rockets every year. We are paying over 800.00 a month on the homes we own including a pass on payment that raises every year because the road leading into the park doesn't belong to the park." This indicates a substantial monthly expense for homeowners, compounded by an increasing "pass on payment" related to the upkeep of the access road, which is not owned by the park itself. This financial burden could be a significant deterrent for those on a fixed income or with budget constraints.
The second reviewer also expresses dissatisfaction with the maintenance of the park, noting, "The maintenance is lacking. They have one guy who comes around occasionally from another park and the maintenance workers are replaced as often as the managers." This suggests a potential lack of consistent and dedicated maintenance staff, which could impact the upkeep of the park's common areas and the responsiveness to resident maintenance requests.
For those considering purchasing a home within Holiday Ranch, the reviewer provides a crucial warning: "If you plan on purchasing, the rent will not be what the sellers rent was prior, so beware. It will be much higher." This lack of transparency and the potential for significant rent increases upon ownership transfer could lead to unexpected and substantial costs for new homeowners.
Concerns are also raised about the accessibility and management of the park's amenities. The reviewer states, "They have a pool that anyone can enter including homeless and a community room that you pay rent for but do not have access to unless it is open at their convenience." The open access to the pool raises potential security and hygiene concerns for residents. Furthermore, the restricted access to the community room, despite residents paying rent that presumably contributes to its upkeep, is described as contrary to the practices at condominiums, where residents typically have badge or key access. The reviewer notes the connection between the state condo association and the mobile home association, implying an expectation of similar access rights that are not being met at Holiday Ranch.
Finally, the second reviewer questions the value proposition of the rent in relation to the park's upkeep, concluding, "The rent does not add up for the up keep they put into the park." This reinforces the overall sentiment of increasing costs without a corresponding improvement in services or amenities.
Considering these reviews, Holiday Ranch in Clearwater, Florida, offers a community with some friendly residents and a clean pool. However, potential residents should be aware of significant concerns regarding rapidly increasing rent, a pass-on fee for road maintenance, potentially lacking maintenance services, unpredictable rent increases upon home purchase, unrestricted public access to the pool, and limited access to the community room despite contributing to its cost. These factors could significantly impact the affordability and overall quality of life within the park.
For individuals searching within the "RV parks near me" category who might be considering a longer-term stay in a mobile home community, the issues raised about rising costs and limited amenities at Holiday Ranch are particularly relevant. While the location in Clearwater is desirable, the financial and amenity-related concerns should be thoroughly investigated.
Prospective residents should contact Holiday Ranch directly at (888) 504-1094 or +1 888-504-1094 to inquire about the current rental rates, the specifics of the pass-on fee and its historical increases, the maintenance schedule and staffing, the policy regarding pool access, the rules for accessing the community room, and the process for determining rent for new homeowners. It would also be beneficial to ask about any planned improvements to the park's infrastructure or amenities that might justify the increasing costs.
While one review mentions a clean pool and neighborhood, the more detailed feedback highlights several significant drawbacks that potential residents need to carefully consider. The lack of control over rising rent and pass-on fees, the potential for high rent increases upon purchasing a home, the limited maintenance, and the issues with amenity access could outweigh the benefits of a clean environment for many individuals.
In conclusion, Holiday Ranch in Clearwater, Florida, offers a community with a clean pool and friendly neighbors, but it is crucial for prospective residents to be aware of and thoroughly investigate the reported issues of rapidly increasing rent, pass-on fees for road maintenance, potentially lacking maintenance services, unpredictable rent hikes for new homeowners, unrestricted public pool access, and limited access to the community room. These factors suggest potential financial burdens and limitations on amenity use that could impact the overall living experience.

Great place to live and enjoy. The pool is clean, and so is the neighborhood.

This is not how it is at any condo's. (The state condo association is also the timeshare and mobile home association.) We always had badge and or key access. The rent does not add up for the up keep they put into the park.
Oct 15, 2024 · S. S.I love waking up in my quiet home to another beautiful day here. My neighbors made me feel welcome and I've met only good people here. Friends for sure. The roads are too narrow and the lot rent is high. However the good outweighs the bad and for me it's is a great place to live.
Feb 13, 2018 · Howard GUsed to be a nice place. Canadians are very polite but the Yankees from New England have big mouths and they are raising the rent $100 per month. Not worth the new price. The new Community President Bob Martin is a PITA - he needs to go.
Aug 14, 2015 · Keith NI just love it here. Everyone is so friendly and looks out for one another. There is always something going on year round. The upkeep is immaculate and the maintenance is top notch. The management has gone above and beyond. I would highly recommend this park to those seeking the biggest bang for your buck.
