Lot rent is more than morgage. They dont do anyrhing to keep the park tidy, just complain about your yard via email or phone call. But then do nothing about the sinking houses. Ours is splitting in half, literally.Mailboxes are constantly broken due to vandals.Packages are stolen. Do not recommend. Management is a joke, if we ever have any.

I was sold a home with bad plumbing and even if inspected before purchase you can't cut the underbelly to inspect any of them. After the 3rd year at lease renewal leasers will be forced to purchase, pay higher rent or move. This is not advertised. I lost several good neighbors who knew the shape of the homes and refused to buy and left. After just under 5 years and finding insurance will not cover these issues through American Modern, my insurance. This is the parks default insurance they sign you up with to cover your mortgage. Do not keep them they only cover sudden instances. Fire tornado or earthquake. They also have a mold exclusion. The credit I built purchasing is destroyed. 15,000 dollars in damage and labor is a complete loss for the 23,000 owed but American Modern after 2 adjusters still did not cover my families loss. The park will tell you after purchasing to go to your insurance to cover damages they knew would arise. Preexisting conditions, roof leaks, plumbing issues, soft floors, leaky skylights, ants... In my case the tie-down setup failed, pulled out of the concrete, rusted, and the trailer sunk due to standing water on the lot. Due to HUD non compliance the park repaired the issues after 8 months, and they don't communicate with you. By then the home was totaled. I was forced to find temporary living arrangements. I moved during a snow storm. And I'm handicapped with a 13 year old daughter. They don't care and they are all very loyal to their paycheck. I was set to contact Chanel 17 problem-solvers, but decided it's better to share with all of you. The pool is OK, but they doubled the park size and some people don't care if young children are present. I have many pictures from the 8 month period for court purposes. I would only recommend renting from Sun homes, who does own most parks in Michigan, while inbetween homes. I have seen so many families have to move over a weekend, at night and in the winter, it saddens us to see families broken and uprooted because no one is sharing their experiences. So, we are! Even the brand new ones.. They delayed repairs till the warantee was up or put on bandaids for repairs. Good luck after a couple of years living there. The notes on the door.. They wait until your not home to post them. Because I am handicapped I was home to see these things. And pay attention to the landscaping companies that mow your yard and trim. They wreck skirting and put ruts in your yard with their heavy mowers. They will now if you don't! $50 dollars is added to your rent. It can be up to once a week if you don't mow in the summer. 2018 was one such year. This was not the best in class experience sun homes claims to be their goal. My advice.. Talk to other residents if you want a second opinion. Comment here if you ever want more information or the contacts I made in our process. From county, state, to national. Keeping good records and having inspections yourself, not the park! They tried to get out of it and out wait me. But we stayed until we saw they did not put in the draintile through out the double lot only under the worst part. The end of the trailer where the pier had sunk due to the clay soil and standing water.I hope this saves even one family from our experience.

You can't do anything in your yard or have anything in your yard or they complain. They have a joke of a playground. The management sucks. They charge for everything. The rent is so high.
