Jamestown Estates Introduce
Jamestown Estates, located at 6776 Townsend Rd in Jacksonville, Florida, is a mobile home park offering residential living options in the area. While our platform category focuses on "RV parks near me," it is important to provide information about other types of residential communities that may be of interest to individuals seeking housing solutions. Jamestown Estates can be contacted at (904) 772-7072 or +1 904-772-7072 for inquiries.
When considering a mobile home park for long-term residency, factors such as the management, community environment, adherence to legal regulations, and available services are crucial. Recent customer reviews regarding Jamestown Estates provide important perspectives on these aspects, particularly concerning a change in ownership.
Environment and Management: Transition and Legal Concerns
One review indicates a significant shift in the experience at Jamestown Estates following its acquisition by a company named Inspire. The reviewer states that prior to this change, "This place was great." However, under the new ownership, concerns have arisen regarding the management's practices and adherence to legal requirements.
The reviewer alleges that the new management, Inspire, is attempting to alter park rules and lease agreements without proper notification or new signed agreements with residents. This raises concerns about the stability and predictability of residency terms for individuals living in the park.
Furthermore, the review mentions "multiple lawsuits" currently filed against the new management. This suggests that the alleged practices have led to legal challenges from residents, indicating potentially serious issues regarding the management's operations and their interactions with the community.
A particularly concerning statement from the review is the alleged assertion by the management that "they do not have to follow the law." The reviewer claims this was communicated directly to them, which, if accurate, would represent a significant breach of trust and legal obligation.
The review also details specific alleged unlawful practices, including the use of "copy paste form letters that don't adhere to Florida law" and a failure to comply with legal requirements for posting or hand-delivering notices to residents. Additionally, the reviewer claims that the management sends "illegal threats to your door whenever they feel like it." These are serious allegations that potential residents should carefully consider.
These negative comments paint a picture of a potentially unstable and legally challenging environment under the new management. Individuals considering Jamestown Estates as a place to live should be aware of these serious concerns raised by a recent resident.
Services and Features: Limited Information with One Positive Note
The provided reviews offer limited information about the general services and features of Jamestown Estates. Typically, mobile home parks provide basic infrastructure such as water, sewer, and electrical hookups for the mobile homes. They may also offer amenities like community areas, laundry facilities, or maintenance services, although these are not specifically mentioned in the available feedback.
One positive aspect highlighted in the reviews is the service provided by "Billy with Bug Bully extermination." The reviewer expresses gratitude for Billy's "timely and professional help" with pest control, noting that it was "one less thing to stress about with moving here." This suggests that while the park itself may be facing challenges, individual service providers operating within the community can still offer valuable assistance to residents.
However, this positive feedback about an external service provider does not mitigate the serious concerns raised about the park's management and legal compliance.
Community Environment: Impact of Management Issues
The negative review heavily impacts the perception of the community environment at Jamestown Estates under the new management. Allegations of disregard for the law, improper communication, and the sending of threats can create a climate of fear and distrust among residents. The existence of multiple lawsuits further suggests a fractured relationship between the residents and the management.
While the positive experience with the extermination service indicates that individual positive interactions can occur, the overarching narrative from the critical review suggests a potentially negative and contentious community environment driven by the alleged actions of the new management.
Promotional Information: Proceed with Caution and Thorough Inquiry
For individuals seeking mobile home parks in the Jacksonville, Florida, area, Jamestown Estates at 6776 Townsend Rd is a community that warrants careful consideration. While it may have been a "great place" under previous ownership, recent feedback raises significant concerns about the current management practices under Inspire.
The allegations of attempted rule and lease changes without proper agreements, disregard for Florida law, improper communication, and the sending of threats are serious issues that potential residents must take into account. The existence of multiple lawsuits from residents further underscores the potential risks associated with residing in Jamestown Estates at this time.
While the positive mention of a pest control service provider within the community is a minor positive note, it does not outweigh the significant legal and managerial concerns raised in the other review.
If you are considering Jamestown Estates as a potential place to live, it is strongly recommended that you proceed with extreme caution and conduct thorough due diligence. This should include contacting the park management directly to inquire about their policies and procedures, understanding the current legal situation, and, if possible, speaking with current residents to gain firsthand perspectives on the living conditions and management practices.
Given the serious nature of the allegations, potential residents may want to explore other mobile home park options in the Jacksonville area to ensure a more stable, legally compliant, and positive living environment. The information available suggests that significant challenges are currently present at Jamestown Estates under its new management.

Jamestown Estates Reviews
This place was great until it was bought by inspire. Now they try to change the rules and the leases without having you sign anything new. There are multiple lawsuits against them right now. There of the opinion that they do not have to follow the law, they told me that today. They used copy paste form letters that don't adhere to Florida law, and they fail to post anything or hand it to you as is required. They send illegal threats to your door whenever they feel like it.
Apr 17, 2025 · Zack MaloneBilly with Bug Bully extermination has been a great help/service. I've had one less thing to stress about with moving here thanks to his timely and professional help!
Apr 23, 2025 · Brittany MeadowsPlease do not rent/buy from Country Roads or Jamestown Estates. Actually, avoid any Inspire owned community. I have lived here for 8 years and LOVED it until it was purchased by Inspire. I used to never hear from the office unless I called them to fix an issue but now, Inspire comes every 3 months to inspect my home. But never show up when they say the will so I twiddle my thumbs for two weeks until they finally show up, and 3 months later it happens again. The ladies in the office are no helpThey are rude and condescending. They are here for us but act like they are better than us. I've had my dog since I moved in 8 yrs ago but all of a sudden, out of the blue, with no prior notice, I was charged a $275 pet deposit last month. I paid it but then was furious to find out that in addition to the pet deposit, I now have to pay a monthly per fee of $25. Again, no prior notice was given. When I moved in 8 yrs ago, my rent was $850 / month. Now it's $1320.00. My rent has gone up $500 in 8 yrs. This month a notice was put on our doors that we cannot have anything in our driveways or porches including children's bikes or yard toys. We were told that there would not be another warning that if we don't comply they will come by, remove the items, throw them away and charge us $150 each time. It's like living in a prison now. Also, they used to do background checks and all of my neighbors were great. Now there are so many sketchy people. We never had any crime on my street but now peoples cars are being broken into and things are disappearing from people's yards. What's next, home invasions? C'mon Inspire! You can do way better than this. All of my neighbors are complaining and many are looking into other housing options.
Apr 12, 2024 · Jennifer PastranaI went to the office to resolve a situation and l can honestly said that Lucy and Mr. Alberto the manager were very helpful to this matter. They work as a team and if you come with a problem they show that they care. Lucy is always happy and her smile is contagious ☺️ 😊. I celebrate my son birthday in the facility and Lucy help me to surprise my son with all his friends, she didn't have to do that but she did. This really shows that we matter as a community. Thank you so much for everything you do.
