Deerpointe Manufactured Home Community Introduce
Welcome to Deerpointe Manufactured Home Community, located at 9380 103rd St, Jacksonville, FL 32210, USA. While the primary focus of Deerpointe is manufactured homes, it's relevant to local users searching for "RV parks near me" who may be considering a long-term or residential stay in the Jacksonville area. It's important to understand that a manufactured home community may have different regulations and offerings compared to a traditional RV park catering to short-term travelers.
Based on the available online reviews, the experience at Deerpointe Manufactured Home Community appears to be varied, with both positive and negative feedback regarding the environment and management. One reviewer expresses significant concerns, describing a "creepy" encounter with a maintenance man and alleging issues with property management, including accusations of theft (of a trash can supposedly already present) and what they perceived as excessive scrutiny or "stalking" of their home exterior despite recent repairs. This reviewer also mentions specific community regulations, such as a prohibition on leaving canopies up, while pointing out the presence of dilapidated trailers within the community and neglected maintenance in some areas, such as overgrown weeds and falling underskirting.
Conversely, another reviewer offers a highly positive assessment of the management, specifically mentioning "Property manager Manning and his staff" as "Amazing, very professional," and consistently "available when I call." This reviewer emphasizes that the management shows respect to tenants and "always strive to provide excellent service and a safe clean environment." This contrasting viewpoint suggests that experiences within the community can differ significantly, potentially depending on individual interactions or specific locations within the park.
Given these differing opinions, it's challenging to provide a definitive overview of the environment at Deerpointe Manufactured Home Community. The negative review paints a picture of potential issues with maintenance, inconsistent enforcement of community standards, and concerning interactions with staff. On the other hand, the positive review highlights a professional and service-oriented management team committed to maintaining a clean and safe environment.
In terms of services and features, as a manufactured home community, Deerpointe likely offers essential infrastructure for long-term residency. This would typically include:
- Individual lots or spaces for homes (which may or may not accommodate RVs for long-term stays – this would need verification).
- Utility hookups such as water, electricity, and sewer.
- Roads and pathways within the community.
- Potentially, communal amenities such as laundry facilities, recreational areas, or community centers, although these are not explicitly mentioned in the provided reviews.
- Maintenance services for communal areas, and potentially for individual lots depending on the community's policies.
The negative review's comments about the need for weed control and the presence of dilapidated homes suggest that the upkeep of individual lots and possibly some communal areas might be inconsistent. However, the positive review's mention of a "safe clean environment" indicates that the management does strive for a certain standard of maintenance.
Regarding promotional information, none is explicitly provided in the reviews. For local users interested in potential long-term RV or manufactured home living at Deerpointe, it would be necessary to contact the management directly at (904) 777-3440 or +1 904-777-3440 to inquire about:
- The availability of spaces suitable for RVs (if any).
- The terms and conditions for residency, including lease agreements and lot rental fees.
- Specific amenities and services offered to residents.
- Community rules and regulations.
- Any current promotions or incentives for new residents.
The contrasting reviews highlight the importance of prospective residents conducting thorough due diligence. Visiting the community, speaking with current residents (if possible), and directly engaging with the management team would be crucial steps in forming an informed opinion about whether Deerpointe Manufactured Home Community is a suitable long-term living option.
The negative review raises concerns about communication with maintenance, enforcement of community standards, and overall property management practices. These are significant factors for anyone considering a long-term stay. Conversely, the positive review praises the professionalism and helpfulness of the current property manager and staff, suggesting a potentially positive experience for some residents.
In conclusion, Deerpointe Manufactured Home Community on 103rd St in Jacksonville offers a residential setting that may be of interest to local users searching for "RV parks near me" for long-term living. However, the available reviews present a mixed picture. While one resident commends the management and the clean environment, another expresses serious concerns about maintenance, community standards, and interactions with staff. Prospective residents should carefully consider these contrasting viewpoints and actively seek further information to determine if Deerpointe aligns with their needs and expectations for long-term living.

Deerpointe Manufactured Home Community Reviews
Creepy, maintenance man claiming we stole a trashcan that was already here one by my front door one by my back door we moved in on the first my review somehow got removed. I understand there is regulations on how the outside needs to look, but there’s no reason to stalk a house or sit in front of it When y’all just repaired everything on it so y’all did the walk-through seen there was two trash cans sitting here then you commented on my review, saying the trash cans been picked up and placed at the correct house but it’s still sitting in the neighbor’s driveway that is empty. That is for sale And if there’s regulations . No canopies to be left up There’s trailers in here that look like they’re falling apart some of them need to find a weedeater last year. Under skirting, falling off of one I can keep going .

Apr 02, 2025 · William SizemoreOnly get 1 star due to poor service and few other things. My family and I went to view the property that was just ok if you needed a place to move quick nothing to brag about. We dealt with Thiana Severino which took all of our personal information but never followed up to let us know if we were approved or not. I had to keep calling multiple times with no feedback available at all!The property has huge duck pooh that look like dog pooh everywhere plus the lot rent is $750 dollars with no option to get them to cut the grass with that ridiculous price. The trailers are not the best the only one we liked was lot #176. This was not a good experience for us and wouldn't recommend.
