I lived at this trailer park for about a year and a half & it's the worst place I've ever lived. They should replace or repair trailers before tenants move in but they don't. They don't like it when tenants report problems and there are many. It is not the tenants responsibility to repair the decrepit trailers that are rented to them. I did one repair the entire time I was there and it cost me $20, plus cost of rent . I shouldn't have to pay a penny. Avoid this place at all cost. The $20 was for Flex Seal. I came home to find water on the carpet. There was a hole in the roof and dry rot around the front door and window. I bought flex seal to spray on the rotting wood. You can say it's a stepping stone be there is no excuse to rent out an uninhabitable trailer. - Christopher

Hampton Oaks Mobile Home Park Introduce

For local users exploring housing options, including potential "RV parks near me" that might accommodate mobile homes or offer similar community living environments, this overview focuses on Hampton Oaks Mobile Home Park, located at 5375 110th St in Jacksonville, Florida. While the platform category is "RV parks near me," the subject of this introduction is a mobile home park, and the available information primarily pertains to the experiences of a former resident renting a trailer within the park.

The primary source of information for Hampton Oaks Mobile Home Park is a detailed and highly negative review from a former resident who lived there for approximately one and a half years. This individual describes it as "the worst place I've ever lived," citing significant issues with the condition of the rental trailers and the management's response to maintenance problems. This strong negative sentiment should be a key consideration for any local users contemplating this community.

The reviewer specifically states that the management does not "replace or repair trailers before tenants move in." Instead, they allege that tenants are moved into trailers that are already in disrepair. Furthermore, they claim that the management reacts negatively when tenants report these problems, despite the numerous issues present. This suggests a potentially adversarial relationship between the management and tenants regarding maintenance responsibilities and the overall condition of the rental units.

A central point of contention in the review is the responsibility for repairs. The former resident asserts that "It is not the tenants responsibility to repair the decrepit trailers that are rented to them." They recount having to perform at least one repair themselves, which cost them $20 in materials (specifically mentioning "Flex Seal") in addition to their regular rent. The situation described involved coming home to find water on the carpet due to a hole in the roof and dry rot around the front door and window. The tenant's purchase of Flex Seal to address the rotting wood underscores the severity of the disrepair they encountered.

The reviewer concludes by strongly advising others to "Avoid this place at all cost," emphasizing that while a problematic living situation might be seen as a temporary "stepping stone," there is "no excuse to rent out an uninhabitable trailer." The use of the term "uninhabitable" suggests that the conditions in the rented trailer were severely compromised and potentially unsafe or unhealthy.

In addition to this detailed negative review, there is a question posed by another individual seeking basic information about the park. This question asks, "? Who owns this trailer park and how much is the lot fee ,does it go up every yr." This indicates a potential interest in residing at Hampton Oaks, but also a need for fundamental information regarding ownership and the costs associated with living there, particularly concerning lot fees and potential annual increases. The fact that this information is being sought publicly suggests that it may not be readily available or transparent.

Based on the limited information available, the environment and features of Hampton Oaks Mobile Home Park are difficult to ascertain definitively. The negative review focuses heavily on the poor condition of at least one rental trailer and the management's alleged lack of responsiveness to these issues. There is no mention of communal amenities, the overall appearance of the park grounds, or any positive aspects of living in the community. The question about lot fees implies that there may be residents who own their mobile homes and rent a lot within the park, suggesting a mix of rental units and privately-owned homes on rented land.

The services provided by the management, according to the negative review, appear to be inadequate in terms of maintaining the habitability of rental units and addressing tenant concerns promptly and appropriately. The reviewer's experience suggests a lack of investment in necessary repairs and a potential disregard for tenant well-being. Conversely, the question about lot fees indicates that the park does provide the service of renting land for mobile home owners.

There is no information provided regarding any promotional offers or incentives for potential residents. Given the strong negative review highlighting significant issues with rental conditions, it is unlikely that the park would be actively promoting itself without addressing these underlying problems.

For local users considering Hampton Oaks Mobile Home Park, the available information raises serious red flags, particularly for those looking to rent a mobile home within the park. The detailed account of uninhabitable living conditions and unresponsive management should be thoroughly considered. For those interested in renting a lot for their own mobile home, the lack of readily available information about lot fees and potential increases is also a point of concern that would require direct inquiry.

To obtain further information and a more balanced perspective, local users should contact Hampton Oaks Mobile Home Park directly using the provided phone numbers: (904) 781-5645 or +1 904-781-5645. When calling, potential residents should specifically inquire about:

  • The availability of rental trailers and the process for ensuring they are in habitable condition before move-in.
  • The park's policies and procedures for handling maintenance requests and repairs in rental units.
  • The current lot fees for residents who own their mobile homes, and whether these fees are subject to annual increases.
  • The ownership of the mobile home park.
  • Any amenities or services offered to residents, such as community areas, laundry facilities, or security measures.
  • The overall condition and upkeep of the park grounds and common areas.
  • The average age and condition of the rental trailers.
  • The terms of the lease agreement for both trailer rentals and lot rentals.

It would also be prudent to ask if there have been any recent changes in management or policies that might address the concerns raised in the negative review. Visiting the park in person to assess the overall environment and the condition of the properties (if possible) would also be a valuable step in the due diligence process.

In conclusion, the limited information available for Hampton Oaks Mobile Home Park paints a concerning picture, particularly regarding the condition of rental trailers and the responsiveness of management to maintenance issues. Local users considering this community, whether for renting a trailer or a lot, should proceed with extreme caution and conduct thorough independent investigation to verify the current conditions and management practices. The strong negative review warrants serious consideration and necessitates a comprehensive inquiry before making any decisions about residing at Hampton Oaks Mobile Home Park.
