Kitsap West Mobile Park Introduce
For individuals searching for "RV parks near me" or considering mobile home living in the Port Orchard, Washington area, Kitsap West Mobile Park, located at 3371 SE Bielmeier Rd, Port Orchard, WA 98367, USA, presents itself as a residential option. However, it is critical to note that the available customer reviews raise significant concerns regarding the park's management, rental practices, and overall resident experience. This introduction aims to provide an objective overview based on the limited information and the strongly negative feedback provided by residents.
The environment surrounding Kitsap West Mobile Park in Port Orchard is situated within the Kitsap Peninsula, known for its scenic beauty and proximity to the Puget Sound. Port Orchard offers a more suburban and potentially quieter lifestyle compared to the larger city of Bremerton, while still providing access to essential amenities and services. The specific location on SE Bielmeier Rd suggests a more residential area. While the natural surroundings of the Kitsap Peninsula can be appealing, the reviews do not comment on the immediate environment of the park itself in terms of landscaping or specific natural features within the property.
As a "mobile home park," Kitsap West primarily caters to long-term residents living in manufactured homes. However, some mobile home parks also offer spaces for RVs, particularly for longer-term stays. If Kitsap West does accommodate RVs and thus falls under the search category of "RV parks near me" for some users, the services would typically include lot rentals with hookups for water, electricity, and sewer. The reviews do not provide any specific information about RV amenities or services. For mobile home residents, the park would typically provide basic infrastructure such as roadways, water and sewer connections to individual lots, and possibly trash removal services. However, the negative reviews highlight potential issues with the provision and management of these services, particularly concerning the septic system.
The features of Kitsap West Mobile Park, based on the overwhelmingly negative customer feedback, are concerning. A primary issue raised is the "high priced" rent and the practice of frequent rent increases, with one resident stating rent was raised twice in a single year. This suggests a lack of affordability and potentially unstable housing costs for residents. Another significant concern is the alleged "poor communications to residents" regarding ongoing work, exemplified by the lengthy delays in the septic system repairs, during which one resident reportedly had to use a portapotty for six months. This indicates potential neglect of essential infrastructure and a lack of consideration for resident comfort and well-being.
The most alarming feature described in the reviews is the alleged behavior of the on-site manager. Residents accuse the manager of "shady business practices," including misrepresenting the law, interfering with law enforcement, and behaving aggressively towards residents. One reviewer recounts an incident where the manager allegedly jammed his foot in their door, preventing them from closing it. These accusations paint a picture of a hostile and unhelpful management style that treats residents poorly, contrary to basic expectations of customer service in a rental community. The sentiment expressed by one resident, feeling treated like a "prisoner" rather than a "valued customer" despite high rent, underscores a deeply negative living experience.
The reviews also highlight the ownership structure, noting that the park is owned by a property management company primarily consisting of lawyers in Seattle, whose primary interest is perceived to be profit. This perspective suggests that decisions may be driven purely by financial considerations, potentially at the expense of resident welfare and community well-being. The advice to have the rental contract reviewed by an attorney before signing indicates a lack of trust in the management's transparency and potential for unfavorable terms.
There is one brief positive comment from someone whose "church friend lives there," stating they love their friend's place and pets. However, this single positive sentiment is overshadowed by the multiple detailed and serious negative allegations regarding management practices, communication, and rent. Therefore, while individual lots or homes within the park might be agreeable, the overall experience seems to be significantly impacted by the management and operational aspects of the park.
Promotional information for Kitsap West Mobile Park is entirely absent from the provided data. Given the serious concerns raised by residents, it is unlikely that the reviews would contain any positive promotional content. Prospective residents should be extremely cautious and conduct thorough due diligence before considering this park. The advice from a reviewer to "Do your own research" and "Check their Better Business Bureau rating" is particularly pertinent. The extreme sentiment expressed by one resident about potentially needing a restraining order against the manager further underscores the severity of the alleged issues.
For individuals searching within the "RV parks near me" category, if Kitsap West Mobile Park does offer RV sites, the negative reviews regarding management and infrastructure issues would still be highly relevant. A poorly managed park with communication problems and potential neglect of essential services would likely provide a negative experience for RV travelers as well. The high rental prices mentioned by multiple residents could also extend to RV site fees, making it a potentially expensive option despite the reported negative conditions.
In conclusion, while Kitsap West Mobile Park is located in the scenic Port Orchard area of the Kitsap Peninsula, the overwhelming feedback from residents paints a concerning picture. Allegations of high rent with frequent increases, poor communication, a hostile and unprofessional on-site manager, and neglect of infrastructure are serious issues that prospective residents, whether for mobile home living or RV stays, should carefully consider. The advice to consult an attorney regarding the rental contract and to conduct thorough independent research, including checking the Better Business Bureau rating, is strongly recommended. The negative experiences shared by multiple residents suggest that despite the potential appeal of the location, the management and operational practices at Kitsap West Mobile Park may lead to a significantly negative living experience. Therefore, extreme caution is advised.

Kitsap West Mobile Park Reviews
High priced. Owned by a property management company whose only interest is raising rent (2 times this year!).Poor communications to residents about work going on is typical. On site manager engages in shady business practices as far as telling residents misrepresentations of the law, interferes with law enforcement by acting like a cop, and behaving like he has more law enforcement powers than a citizen. He jammed his foot in my door so I couldn't close it, the first step in aggressive activity. He treats residents like prisoners, not paying residents the smallest kindness. If communication was improved, the park would at least have that good business practice, and operate within the laws, and stop their constant misrepresentations, and outright lies: they should make the residents feel like guests, rather than inmates, especially with the high rent we pay, and the exorbitant rent increases, we should be treated as valued customers. As such, the park is a for profit property owned by management entities that are mostly lawyers in Seattle. You can expect treatment from them to be the result of purely business interests.Have your rental contract gone over by your attorney, so you don't have nasty surprises later. The photos are of the septic system, which finally got completed over a year of delays, work stoppages, etc. One resident had to use a portapotty for 6 months.High rental prices.Do your own research. Check their Better Business Bureau rating.I really feel like I need to take out a restraining order against the harassing manager.None of this is legal advice. Consult an attorney for legal advice.

Apr 16, 2025 · donnie kaslerI had made an offer to purchase a home in the park as I am relocating there. My cash offer was accepted by the home owner. The realtor spoke with park management and explained my situation and they informed him that a 725 credit score was required to live there. My credit isnt bad but after raising 3 kids on my own it isnt perfect. Offered a cosigner/guarantor and a year lot rent in advance. That wasn't acceptable apparently. I feel horrible for any owners in the park trying to sell.
Jun 06, 2022 · Stacey IrelandThe new owners are pushing out the long time residents with older homes with rent increases at $50 a year. We had one amemity, water as we're on a well, but that's ending now. $540 is space rent for the moment and I am sure its the highest in kitsap county for a trailer park. They trying to make it a high end... Still a trailer park.
