Also known as Oak Brook EstatesPLEASE READ!We have experienced gun violence, swat teams, drug deals, etc. With management though - get ready. In the past year we have gone thru 4 managers and currently on the 5th. You may move in on the great first month rent free deal (yippee!) but don't expect your trailer to be taken care of during your residency. Normal wear and tears are obviously not going to be addressed here, like sink leaks, broken windows, broken blinds (which are the cheapest blinds known to man and you will have to pay for WHEN they break), etc. - that sorta thing you better just fix yourself. However roof leaks, porch falling down, floor soft spots sinking in, mold in walls by doors not sealing properly, or even a tree falling during a tornado putting a hole through your house - that won't get fixed either, they will place a piece of duct tape over the hole. PLEASE NOTE THOUGH, IF YOU LEAVE A SNOW SHOVEL ON YOUR PORCH, OR YOUR KIDS TOY IN THE YARD, YOU WILL BE CHARGED A $50 “INFRACTION” AND YOU WILL NOT BE ABLE TO PAY YOUR RENT UNTIL THAT FEE IS PAID FIRST. IF YOU DON’T HAVE ANY EXTRA MONEY FROM YOUR CHECK AND ALL YOU HAVE IS RENT MONEY, YOU WILL FACE EVICTION UNTIL THAT FEE IS PAID TO UNLOCK YOUR ACCOUNT IN ORDER TO BE ABLE TO PAY RENT. Do not expect them to do their job of fixing your trailer, but that grass better be mowed. Those managers the park keeps going through will be unannounced and at random. You will go for a couple months with absolutely no manager or anyone to call, then suddenly someone is hired and passing out fines with no regard to the tenants and the needs of their trailers. The managers are leaving positive reviews here too which is laughable. I recently also found out rent here is going to go up to $1,000 a month which is mind blowing. I don’t even know where to get started on the water here either. You pay $45 a month… for well water… that you absolutely cannot drink. To take a shower or a bath you will want a water softener which will be a monthly cost, otherwise you will be bathing in orange/brown/yellow rust toxic water. You will be on a boil water advisory every month. (Please look at the other reviews and see the pics of the water!)Also be prepared for a very high-power bill in winter. These are no doubt very cheaply made and not insulated. If you are lucky, you could get by with a $400 power bill in winter. I know some have spent on average $600 so definitely add that to your budget.It’s unnerving that a company of housing doesn’t even take care of its properties and tenants. I understand it’s a trailer park, and it gets overlooked at lot which is fine. The problem is the constant micromanagement of us as tenants and yet no accountability for how we are treated in the community by management. Is the hole in my house really bothering me and affecting my living, no it’s not. But neither is my kids scooter in the yard affecting the livelihood of the community. It’s no secret those who live here, we are all probably living paycheck to paycheck right? So how are we supposed to combat this. They know we can’t afford attorneys and legal fees, so they get away with it. As you can imagine, for multiple, and various personal reasons we decided to move out. Mind you, after we gave our notice another manager from another park (under the same umbrella) came to my trailer to what appeared to be damage control and begged us to stay. Her reasoning was because they aren’t making enough money here and they hate to lose a good paying tenant. She did offer to get everything fixed before we moved. Whether that was to save face, or really get us to stay I don’t know, but waiting until we are finally pissed and ready to leave doesn’t really cut it. I believe there are multiple legalities being broken by management/owner. It’s worth having an attorney to look into because what is happening here to people, if its not illegal, its unethical. If you have to move here, make sure you have a back up and be prepared for this to be a temporary house for you and your family. - Emily Smith
