Lakeview Estates MHC Introduce
Lakeview Estates MHC is a mobile home park located at 8499 M-71, Durand, MI 48429, USA. While this platform category is "RV parks near me," it is important to note that Lakeview Estates MHC primarily functions as a long-term residential community for manufactured homes. Individuals searching for "RV parks near me" in the Durand, Michigan area who might be considering a more permanent or semi-permanent living situation could explore Lakeview Estates MHC; however, it's crucial to understand the experiences shared by current residents to form an objective understanding of the community.
Lakeview Estates MHC can be contacted at (989) 981-1241 or via mobile phone at +1 989-981-1241 for inquiries. However, the information gleaned from recent customer reviews paints a concerning picture of the park's current state and management.
One long-term resident, claiming to have lived in Lakeview Estates for 38 years, describes the park as a "complete scam" in response to an advertisement (the content of which is not provided). This lengthy review details numerous issues that contradict any potential positive portrayal. The resident states unequivocally that there are no new mobile homes available and that existing park-owned homes are in poor condition ("a dump"). They also allege that annual letters received by residents contain false information. The new owners, reportedly based in Las Vegas, are criticized for their apparent lack of attention to the park's upkeep, which the reviewer deems a "joke." Specific examples of neglect include the use of blankets instead of proper curtains in some homes and a lack of enforcement regarding skirting on mobile homes. Abandoned trailers have reportedly remained on the property for over a year, with the excuse of waiting for titles, which the reviewer finds unreasonable. Overgrown brush in empty lots has also been left unattended for over a year. Adding to the frustration, residents with access to adjacent empty lots are told they can use them but are responsible for their maintenance.
Further criticisms from this long-term resident include issues with shed replacements and a lack of progress on promised road repairs and tree trimming, the latter reportedly being an issue for eight years, unless the resident is an employee. A significant point of contention is the annual increase in lot rent, justified this year by the park being a "premium lot" due to its lakefront location. The resident vehemently disputes this, stating that grass invasion has overtaken the lake access and that swimming was prohibited the previous year. They question the validity of advertising based on features that are not actually available or usable. The reviewer also refutes the notion that online reviews are from residents and challenges the management's justification for lot rent increases based on surrounding parks, noting that these other parks offer amenities like pools, community rooms, and playgrounds, which Lakeview Estates MHC lacks, except for one small, unspecified area.
Another recent review highlights an ongoing issue with raccoons getting into garbage. The resident reports that despite notifying the park manager over a month prior, no action has been taken to resolve the problem, emphasizing the need for immediate attention.
Based on these stark reviews, the environment of Lakeview Estates MHC appears to be one of neglect and unfulfilled promises. While the address indicates a location on M-71 in Durand, suggesting potential access to the surrounding area and possibly lake views for some lots, the actual condition of the park, as described by a long-term resident, seems far from idyllic. The lack of upkeep, presence of abandoned trailers, overgrown areas, and potential issues with wildlife suggest an environment that may not be well-maintained or aesthetically pleasing.
The services at Lakeview Estates MHC, based on the negative reviews, appear to be lacking in responsiveness and quality. The failure to address the raccoon issue in a timely manner raises concerns about the management's commitment to resolving resident problems. The long-standing issues with road repairs and tree trimming, despite repeated assurances, further suggest a lack of effective management and service provision. Essential services such as waste management are also indirectly criticized due to the ongoing raccoon problem. The discrepancy between the advertised "premium lot" status and the actual usability of the lake access also points to a potential misrepresentation of services or amenities.
The features of Lakeview Estates MHC, as perceived by a long-term resident, are significantly less appealing than any potential advertisement might suggest. The absence of new mobile homes, the poor condition of park-owned homes, the lack of expected maintenance (skirting, brush removal), and the presence of abandoned trailers detract from the community's appeal. The limited amenities, with no mention of a community center, pool, or playground (except for one small area), stand in stark contrast to surrounding parks that reportedly offer these features. The lake access, touted as a premium feature, is described as overgrown and was off-limits for swimming in the previous year, severely diminishing its value as an amenity.
Promotional information for Lakeview Estates MHC is not provided in the given text, but the long-term resident strongly implies that any positive advertising is likely misleading and not reflective of the current reality of the park. They specifically call out the "premium lot" designation for lakefront properties as inaccurate due to the condition and usability of the lake access. Potential local users searching under "RV parks near me" should be extremely cautious when considering Lakeview Estates MHC based on the information available in these candid reviews. The significant gap between any potential advertised features and the lived experiences of long-term residents should serve as a strong warning.
In conclusion, the objective information available from these customer reviews paints a negative picture of Lakeview Estates MHC in Durand, MI. A long-term resident of 38 years describes the park as poorly managed and maintained, with misleading advertising regarding new homes and lake access. The lack of amenities compared to other local parks, the unresolved issues with maintenance and wildlife, and the annual increases in lot rent despite the park's deteriorating condition are significant concerns. Another resident's experience with an unresponsive park manager further underscores potential issues with service. Local users searching for "RV parks near me" should carefully consider these firsthand accounts and exercise extreme caution before considering Lakeview Estates MHC as a potential long-term living option.

Lakeview Estates MHC Reviews
I have lived here 38 years and this is ad is a complete scam. First there are no new mobile homes. The park owed homes are a dump. The letters we received every year is also a complete lie. The new owners are in Las Vegas so clearly they haven’t seen this park. The up keep is a joke. No blankets in the windows for curtains, there is blankets in windows. Skirting doesn’t have to be on or in good shape. The abandoned trailers are still here for over a year now. Was told they are waiting for titles. Doesn’t take that long. The brush in the empty lots has been sitting there for over a year. Then we get told if we have access to the empty lot next to yours you can use it but it’s your responsibility to keep the maintenance on it. Now sheds have to be replaced, another joke. Roads are being replaced, been hearing the same excuse since the new owners took over. Been told trees are being trimmed, been on that list for 8 years. But if your employed here your on top of the list. The biggest kicker is lot rent goes up every year and this year we get told is we have a premium lot because we are on the lake. First of all the invasion of the grass has pretty much taken over, there is no excess and last year we were told no swimming. So why are advertising something that isn’t even close to what this park is like. And clearly the three views on the thus website is not from the residents. The lot rent we were told was determined on the comparison of all surrounding parks around us. What they failed to tell you the other parks have a pool and a community room and are a play ground for kids we have none of that. Accept one small one in this area. And this coming from someone who has lived here for the last 38 years.
Mar 10, 2024 · Darlene YarbroughWe are still having issues with a raccoon getting into our garbage. We have notified the park manager about it and so far nothing has been done to resolve the problem. And it has been over a month now. This issue needs to be addressed immediately.
Jul 23, 2024 · DaleI cannot STAND most of the people on this feed. Most of these reviews are lies, more or less a moot rant from residents, where about half pay their rent on time, but still expect the world. The Apple doesn’t fall far from the tree in this situation. Notice, when people don’t have jobs, don’t pay rent and blame all of their problems of everyone else, you get people that are unhappy with their own lives and complain about EVERYTHING. The staff here are very proactive in getting things done, they just take time.
Mar 14, 2024 · John RosalesSince the park was bought our rent has been raised several times for no reason.Expect them to raise your rent at least once a year and use any excuse they can come up with. Latest excuse is they can't afford the garbage service anymore after it being included since forever...They claim they have done so much when they have done nothing. They can't even get the cops to arrest the guy that endangers everyone's kids by racing down the roads.Maybe if they stop throwing pointless lunches where they try to convince you to sign their HOA like draconian lease. They could afford the trash. You seriously don't want to live here the lots are tiny the water is bad and they have admitted they are trying to get the lot rent several hundred dollars more while being no where near as nice as other parks. The owners are a investment firm that try to squeeze as much profit as possible out of people the least able to afford it.Not even a week after telling us they can't afford trash services and our rent must go up they want us all go in to the office for more food. So basically they can't afford to leave rent rates alone but they can afford to give away food....
Sep 15, 2023 · Durand ResidentI've seen a lot of progress with some remodeling through out the park. Old trailers being removed and done make offers on the ones they can. Keep up the wonderful job y'all are doin. Been a long time coming
