Lebanon Estates Introduce
For individuals and families exploring "RV parks near me" with a focus on long-term residency, or considering a permanent mobile home placement, Lebanon Estates at 725 Mt Lebanon Rd, Toney, AL 35773, USA, is a mobile home park that warrants a comprehensive look. Understanding the nuances of community living, particularly when factoring in resident feedback, is crucial for making an informed decision. This introduction will provide an objective overview of Lebanon Estates, drawing from the provided information and general expectations for mobile home communities in the region.
The environment of Lebanon Estates, situated in Toney, Alabama, offers a more rural or suburban setting compared to a dense urban environment. Toney is a community in northern Alabama, often characterized by its open spaces and a more relaxed pace of life, typical of many mobile home park locations. While specific landscaping or natural features of the park itself are not detailed, the address on Mt Lebanon Road suggests an area that may feature rolling terrain or agricultural surroundings, contributing to a sense of tranquility. For potential residents seeking "RV parks near me" or mobile home lots, this environment often means less traffic noise, more open skies, and a potentially stronger connection to nature than highly urbanized areas. It's important to note that the provided customer review hints at some challenges related to property maintenance upon moving in, suggesting that the aesthetic upkeep of individual lots might vary, and that new residents may need to invest effort in their immediate surroundings. However, the overall rural-suburban character of Toney generally provides a quieter backdrop for residential living.
Regarding services, Lebanon Estates, like most mobile home parks, primarily offers rental lots for manufactured homes, providing the necessary infrastructure for utilities. Based on standard mobile home park operations and available external information (such as property listings indicating individual gravel driveways, water meters, septic tanks, and power pedestals for each lot), residents can expect essential hookups for their homes. The provided phone numbers, (256) 562-4305 and +1 256-562-4305, suggest direct lines of communication for inquiries and presumably for resident support. However, the customer review paints a challenging picture of service delivery during the move-in process. Issues mentioned include delays in home setup (taking "2 months to strap it down properly"), damage to property ("ruining my deck with graffiti"), and a lack of pre-move-in lot cleanup ("The trash that was left behind by former renters we were just told we have to clean up"). Furthermore, the review indicates "a lot of hostility to deal with before we even move in!!!!" and "unnecessary attitudes and stalling our moving in," which points to significant concerns regarding customer service and responsiveness from management. While one positive note mentions a "nice convenience store open 24/7," this seems to be a separate, perhaps adjacent or nearby, commercial establishment, not necessarily a direct service provided by the mobile home park itself. Potential residents searching for "RV parks near me" with full-service expectations would need to carefully consider these reported experiences.
The features of Lebanon Estates, as a mobile home park, largely center on the individual lots and the overall community structure. The availability of "38 developed rental lots," each with its own gravel driveway, water meter, septic tank, and power pedestal, signifies the fundamental infrastructure for mobile home residency. This setup allows residents to own their mobile home while leasing the land, offering a potentially more affordable housing solution compared to traditional stick-built homes. The park's design is likely geared towards accommodating manufactured homes, with specific dimensions and utility access tailored for this purpose. The customer review, however, highlights potential discrepancies in the maintenance of these individual lots before a new resident moves in, with a mention of "other lots I've seen there" not being nice, suggesting variability in property upkeep across the community. This implies that while the infrastructure for each lot is present, the responsibility for the immediate cleanliness and aesthetic of the lot often falls to the resident, with varying degrees of enforcement or pre-occupancy preparation by management. For those specifically looking for "RV parks near me" with a focus on long-term or permanent placement, these features offer the necessary utilities and space, but the condition of the lot upon arrival and ongoing maintenance expectations would be a critical consideration.
In terms of promotional information, an objective presentation of Lebanon Estates, especially for those searching for "RV parks near me" for a more permanent solution, would need to carefully balance the established features with the direct customer feedback. A potential promotion might highlight the availability of affordable lot rentals in Toney, Alabama, offering a pathway to mobile home ownership. It could mention the essential utility hookups available at each of the 38 developed lots, providing a stable base for residents. The inclusion of the contact phone numbers ((256) 562-4305 and +1 256-562-4305) is crucial for prospective residents to conduct their own due diligence, including direct communication with management. However, given the nature of the provided customer reviews, it would be ethically imperative for any objective introduction to acknowledge the reported challenges regarding the move-in process, property preparation, and management responsiveness. While a business would typically emphasize positive aspects, an objective introduction must reflect the information provided. Therefore, promotional messaging might focus on the affordability and the basic infrastructure provided, while implicitly encouraging direct inquiry to ascertain the current state of operations and management practices, especially concerning lot preparation and resident support during transitions. The fact that it is a mobile home community offering long-term rental lots is a key differentiator for those not just looking for short-term RV stays, but rather a more permanent residential solution in the Toney area.

Lebanon Estates Reviews
We moved our home there 3 months ago and due to the movers Lisa suggested it took them 2 months to strap it down properly while ruining my deck with graffiti. The trash that was left behind by former renters we were just told we have to clean up. We just bought a JD lawn mower to maintain the property , but until we are actually living on the property and the lot is cleaned enough not to tear up our equipment it would be amazing not to be criticized by the manager. As far as the way our previous lot was kept, that was handled by the property owner. As I said we've just bought the equipment to keep it nice and clean unlike some other lots I've seen there. A lot of hostility to deal with before we even move in!!!! I don't recommend these properties unless you like signing a lease and 3 months in not living in your home, paying rent, and storage fees, on top of the unnecessary attitudes and stalling our moving in.
