BUYER BEWARE! I bought my home as my intended retirement hideaway. My disappointment increases every year! The first year was wonderful, until.....So, The owners hide behind a Limited Liability Company (Leisure Meadows, LLC), and the property management company (Other Street Communities) hide behind layers of corporate titles. It's always somebody else's responsibility when trying to get anything done. I have been getting the run around for 3 years now trying to get working street lights, a basic safety and maintenance issue.....and at last count still over 40 not functioning throughout the neighborhood. On site management refused in writing to address the issue, the Operations Specialist has made very little progress and my last communication on this issue was sent to the Founder of Other Street Communities, and completely ignored. Owners also removed safety lighting in the parking lot, one of several decisions/modifications that show their focus on profits over resident/home owner well-being.The rent has been aggressively increased (mine 34.14% in 4 years), and both amenities and maintenance has decreased in quality. They removed 1/2 of the common/recreation area fencing off for storage. Removed tennis and basketball courts, and thought placing a basketball hoop in a parking lot was a safe alternative for the neighborhood kids. Not to mention potential property damage to the cars in that parking lot. There is now a club house, backyard swing set, and picnic area, that residents are regularly told to stay away from because it was rented or reserved for private parties, which includes the play area (3-4 times just since January of this year). Also a fenced dirt patch they call a dog play area as our "amenities". It should also be noted that several communities in the area with more amenities (pools, gated entry, etc.), pay less in monthly lot rent. Would like to present my research to the owners, but when i asked to speak with them, i was promptly given the name of an LLC, so i now have to get the names of registered officers through records. Just one example of the lack of accountability often used as a tactic with residents/home owners.Residents are told they are responsible for maintaining not only their lawn, but street lights (which is used as an excuse for years of non-functional safety lighting instead of creating a simple monitoring and follow up system to ensure the streets are well lit for resident safety), and even the sidewalk and road in front of their lot.....along with several restrictions about how you can use or what you can have on your lawn, and even restrict what you can have on your own porch or screened patio. This notice of responsibilities and restrictions was not provided at move-in but over a year later.It took 3 months to get a water line repaired to my lot, which included getting the run-around every time i contacted management, then being told they "forgot".....how does that happen?? There are many more stories, rude and unprofessional emails from on-site managment, and notes i took on rude and unprofessuonal interactions I witnessed or had with certain on-site staff. Including an incident where the on-site manager was standing on a young family's porch screaming at them through the door. A family with very young children who i imagine were scared! As this and several other inappropriate interactions have been reported to the corporate ladder by several home owners (for at least the last 3 years that i'm aware of) and continues, i can only assume it is not only tolorated, but appears to be the standard here. They are wonderful that first year, until.....you actually live here. Oh, IF the manager likes you personally, then they will go above and beyond. But challange or annoy them, and get ignored and spoken down to! ****let's see what the annonymous ciber voice has to say about this. I'd be happy to publish documentation 😁, including unprofessional, rude and borderline aggressive messages sent directly by on-site managment.

This place has gotten horrible, if family comes to stay, they must have a credit score check, must be like 600 or more & go through a background search. Why do they need to check your credit score if they're just staying a while? The rules at this park are ridiculous, they made me have my dogs on a leash, but I've seen neighbors with dogs off leash that run the park. What's RULES for some ,others don't have to obey. WHY??? EVERYONE SHOULD HAVE THE SAME RULES!!! AND THERE'S NOBODY IN THE OFFICE 1/2 THE TIME. NICE WAY YO RUN A BUSINESS.
Apr 25, 2024 · Debby DavisI bought a home here a few months ago and have had a great experience. When I came here to look at homes the Property Manager Sandy showed me around. She was very kind, professional, and helpful. She answered all my questions and made me feel at ease. I had just sold my previous home and used the profit to pay cash for an almost new home. Moving into a mobile home has allowed me to save hundreds a month on housing costs therefore allowing more money for family fun and saving! The park is beautiful and very well maintained. I am a very quiet person and like my peace and quiet and there have been no issues here. The lot rent is a fair price as well. I absolutely love the manager Sandy because she always goes above and beyond for her tenants! I have had a couple minor move in issues and she addressed them right away and fixed them! She is fair, understanding, and very helpful. She responds to my emails promptly and always has time for me. The park is lucky to have her! I also love that I am very close to Target, Panda Express, Ross, and The Villages! If you are looking for a great, affordable, family friendly place to call home look no further than Leisure Meadows. Deciding to purchase a home here has definitely been a blessing in my life. Thank you Sandy & all the Leisure Meadows Team!!!
Mar 10, 2022 · Ashley KirklandWe just bought our home in Leisure Meadows and the whole process was smooth and quick! Ken and Sandy are the property managers and they have been nothing but fantastic. Very responsive and informative. I've met most of our immediate neighbors who have been very friendly and welcoming and have a lot of good things to say about the community as well. Very quiet and peaceful with continuous improvements being made including a playground coming next month which our daughter is very excited about!Edit 10/2022I would caution new buyers here at this time. While our neighbors are still great and so are the local managers, the rent increases each year are becoming ridiculous. The manager from the corporate office has sent out a notice to residents stating they would be increasing lot rent by 5x the amount they did last year.Reply to owner:Communication with residents could improve greatly and we want transparency as well. You could cut the 2023 increase in half and it would STILL be one of your higher increases in the past few years. I hope that fact is illuminating to any prospects reading this. The increase this year is overly aggressive and many residents are upset about it. While you claim it is due to increased costs, the notice said rent was being raised based on fair market value, not rising cost. You just gave us 3-5 years worth of increases in one year based on the previous increases. In my opinion, there should have been a community meeting prior to the increase notice going out since that notice is the only real communication we have received and came as a shock to all. As for transparency, what is your 5 year plan for the park? Can we expect more overly aggressive increases in the years to come? We are currently watching prices come back down as the economy slowly recovers, can we expect to see a reduction in lot rent for everyone in 2024 if that is the case? Honesty and open communication goes a long way with the residents here. The current way this is being handled by the owners is terrible. While this may just be a business decision for you, it feels like it was done with a total lack of empathy for the residents living here. While I will agree that leisure meadows is currently affordable compared to many other areas, you soon won't be with increases like this.

Within the past 2 years we have had our lot rent increased. The first year by a reasonible amount ***HOWEVER*** the lot increase for the 2023 year has been AGGRESIVELY raised by the property managers.In an economy where so many are struggling and living paycheck to paycheck they essentially slapped everyone in the face and let their greed take over.For those thinking of buying or renting here I would strongly reconsider.**In response to the owners reply.I understand that the costs of necessities have risen across the board but to raise lot rent by 10x what it was raised last year seems a bit extreme. I also understand that a park was put in the same year we bought our house. The same park that has loose boards and nails/ spikes sticking up so it is unsafe for the children to actually play there.And a "discount" was fought for. When we bought our house the woman originally above Sandy and Ken was amazing and pleasant and helped us negotiate a discount if we paid for the remainder of the years lot rent in full. However when she was replaced and we tried to negotiate for a discount for the upcoming year the gentleman we dealt with was quite difficult. The same gentleman who made it very clear that "discounts will not be given going forward". You'd think that tenants who are willing to pay for an entire years lot rent up front would be met with a little more negotiation yet are treated as if what they are asking for is unreasonable. It's just very disappointing.
