Fisherman's Wharf Introduce
For individuals and families searching within the "RV parks near me" category in Central Florida, particularly those seeking a more permanent or seasonal residence with a strong connection to water-based activities, Fisherman's Wharf in Fruitland Park, FL, presents itself as a distinctive mobile home community. Located at 5101 Eagles Nest Rd # 60, Fruitland Park, FL 34731, USA, Fisherman's Wharf offers a unique living experience, primarily for those interested in long-term residency and direct access to Florida's Chain of Lakes.
Prospective residents can reach Fisherman's Wharf for inquiries at (352) 360-0600 or via mobile at +1 352-360-0600. These contact points are essential for gathering information regarding available mobile homes for sale or rent, lot lease agreements, and understanding the specific community rules and offerings. While it's not a transient RV campground, its emphasis on a settled, waterfront lifestyle can appeal to those who initially sought temporary RV solutions but are now looking for a more established and amenity-rich home base.
The most prominent environmental feature of Fisherman's Wharf is its exceptional proximity to and direct access to Lake Griffin, part of Florida's extensive Chain of Lakes. This is a significant draw for boating and fishing enthusiasts, as highlighted by a visitor who "love the easy access to the lake." The community's location on Eagles Nest Road suggests a potentially quieter, residential setting, while still offering convenient access to a major natural resource. Photos from visitors often showcase the picturesque views and the enjoyment of water activities, underscoring the community's strong connection to its lakeside environment.
The opportunity to enjoy "a small alligator swimming around" near the marina, as described by a visitor, speaks to the natural wildlife present in the area, contributing to a unique Floridian experience. This aspect, combined with the ease of boat access, positions Fisherman's Wharf as an ideal location for those who enjoy the outdoors and aquatic recreation. The community's setting in Fruitland Park also places it within reach of other Central Florida attractions and services, balancing a peaceful, nature-oriented lifestyle with necessary conveniences.
Fisherman's Wharf provides services and features primarily geared towards long-term mobile home residency, with a notable emphasis on boating and community safety. A key feature, as evidenced by customer reviews, is the presence of a marina. The staff, specifically mentioned as "Skip," is described as "very polite and helpful," providing assistance with boats and readily available when needed. This level of personalized support for boating activities is a significant amenity for residents who own watercraft.
Another crucial feature highlighted is the community's strong focus on security consciousness. A resident reported that if an unrecognized individual is seen, neighbors are quick to contact management, leading to a prompt and friendly response. This "watch out for each other" mentality fosters a sense of safety and tight-knit community, which can be highly appealing to prospective residents. This active neighborhood watch system, coupled with responsive management, contributes to a secure and peaceful living environment.
However, it is important to provide an objective introduction by including all available feedback. One review raises significant concerns about the management practices, particularly regarding lot rent increases and perceived pressure on residents to leave. This resident claimed the "owner changes the rules and tells you to leave if you don't like it," and accused the owner of being a "bully" who raises "lot rent every other year." This reviewer also stated there are "absolutely no amenities," directly contradicting the positive experiences of others regarding lake access and potential boat services. This discrepancy in experiences suggests that prospective residents should conduct thorough due diligence, including direct conversations with management about lot rent structures, lease terms, and the availability of amenities.
For those searching "RV parks near me" with an interest in establishing a long-term home, Fisherman's Wharf offers compelling, yet contrasted, promotional points. Its main allure is the direct lake access and marina facilities, making it an excellent choice for individuals who prioritize boating, fishing, and enjoying the Chain of Lakes. The established community, where neighbors "watch out for each other," implies a safe and supportive environment, which is a strong selling point for many.
The positive experiences with management, particularly "Skip" being helpful and responsive, highlight a personal and attentive service aspect. The community's natural setting and opportunities for enjoying Florida's unique wildlife also contribute to its appeal as a serene home base. The description of it as a "vacation home" for some suggests it can also be a destination for seasonal residents seeking a more permanent, yet flexible, alternative to traditional RVing.
However, potential residents must also consider the serious concerns raised by the dissenting review. Allegations of arbitrary rule changes, significant lot rent increases without corresponding amenity improvements, and pressure tactics from management are critical issues that warrant careful investigation. The claim of "absolutely no amenities" directly conflicts with the positive accounts of lake access and the marina, suggesting a potential gap in perception or communication regarding what constitutes an amenity. Prospective residents are strongly advised to:
- Inquire specifically about the current lot rent, its history, and future increase policies.
- Obtain a clear understanding of the lease agreement terms and conditions.
- Ask about all available amenities and services, and confirm their operational status.
- Seek opportunities to speak with current residents to gather a broader range of perspectives on community life and management practices.
In conclusion, Fisherman's Wharf in Fruitland Park, FL, offers a unique opportunity for long-term mobile home living with direct access to Lake Griffin and a strong sense of community security. Its appeal lies in its lakeside environment and responsive staff members like "Skip." However, the conflicting reviews regarding management practices, lot rent increases, and amenities necessitate thorough investigation by any interested party to ensure an informed decision about this community.

Fisherman's Wharf Reviews
I just visited my parents who have had a vacation home at Fisherman's Wharf for many years. I've been a bunch of times and find Skip very polite and helpful. He actually took me and my daughters down to the marina to show us a small alligator swimming around which they enjoyed and he helped my dad with his boat and was right there when he needed him within minutes. The community is security conscious as well as my wife and I took a walk and a neighbor didn't recognize us. They called Skip who pulled up within minutes with a smile on his face and explained how they all work together and watch out for each other. We love the easy access to the lake and as you can see in this photo, we really enjoy our stay every time!
Jul 10, 2019 · Tim MastersOwner changes the rules and tells you to leave if you don't like it. That is how he takes over your mobile so he can rent it out. The place is not kept up at all and the owner is a bully. Bought a mobile there and lost money big time just to get out of there. He raises the lot rent every other year and there are are absolutely no amenities. Don't buy a place there.
