Harbor Oaks Homeowners Co-Op Introduce
For local residents exploring housing options in the Fruitland Park, Florida area, particularly those aged 55 and over, and who might be searching within the category of "RV parks near me" as a broader way to discover active retirement communities, Harbor Oaks Homeowners Co-Op, located at 11 Harbor Oaks Dr, Fruitland Park, FL 34731, USA, presents a unique and appealing opportunity. This resident-owned co-operative offers a vibrant waterfront living experience on Lake Griffin, combining affordable lot rent with a plethora of amenities and a friendly atmosphere, making it a compelling choice for those seeking an engaging and cost-effective retirement lifestyle.
The available customer reviews provide significant insights into the environment, services, and features of Harbor Oaks Homeowners Co-Op:
- Waterfront Living on Lake Griffin: A key highlight is the community's location directly on Lake Griffin, particularly the "marina section" where residents can enjoy waterfront living. This offers scenic views and direct access to the lake for boating, fishing, and enjoying the natural surroundings. For local users who appreciate waterfront lifestyles, this is a major draw.
- Affordable Lot Rent: One long-term resident specifically mentions that Harbor Oaks "probably has the cheapest lot rent, in this area." This affordability, especially coupled with the waterfront location and amenities, makes it an economically attractive option for retirees.
- Availability of RV Lots in the Marina: Interestingly, the community also offers approximately eight openings in the marina section for RVs up to about 32 feet in length. This provides flexibility for those who own RVs and are looking for a longer-term or even short-term (a few weeks or years) place to stay with lake access. This unique aspect bridges the gap between a traditional mobile home park and an RV park.
- Established Mobile Home Community: The main park consists of around 280 homes, indicating a well-established and sizable community. The fact that there are about a dozen homes currently for sale, some directly on the lake, presents opportunities for those looking to purchase a permanent residence within this desirable co-op.
- Reasonable Boat Storage: For boating enthusiasts, Harbor Oaks offers "very reasonable storage for your boat and trailer," a significant convenience and cost-saving benefit compared to off-site storage options.
- Uncrowded Boat Ramp: Direct access to Lake Griffin is facilitated by a boat ramp within the community, which is noted as "never crowded." This ease of launching and retrieving boats is a major advantage for residents who enjoy boating and fishing.
- Active Senior Lifestyle: The community is described as having "always lots to do in the park if you're an active senior." This suggests a vibrant social calendar and various activities catering to the interests of its 55+ residents, fostering a sense of community and engagement.
- Convenient Location: Beyond the park itself, Harbor Oaks benefits from its proximity to local amenities. There are "lots of restaurants to eat in" and "convenient shopping just about a mile away," making daily errands and dining out easily accessible.
- Well-Maintained Facilities: The park is described as "very well maintained," and specific amenities highlighted include a "pool, spa, library, and several pool tables." This indicates that the residents, through their co-op ownership, take pride in their community and ensure that facilities are kept in excellent condition. These amenities provide opportunities for recreation, relaxation, and social interaction.
- Friendly Atmosphere: A resident of eight years simply states, "It's great. I have lived here 8 years ...very friendly," reinforcing the positive community spirit mentioned by the other reviewer.
- Self-Contained Community: The enthusiastic recommendation, "If you stop here first, you probably won't need to go anywhere second," suggests that Harbor Oaks offers a comprehensive and satisfying living experience with its range of amenities, location, and community feel.
As Harbor Oaks is a resident-owned co-operative, the structure differs from a privately owned mobile home or RV park. Residents typically purchase a share in the co-op, granting them the right to occupy a specific lot. This ownership model often leads to a greater sense of community pride and involvement in the park's management and upkeep.

- Rules and Regulations of the Co-Op: Understand the community's rules and regulations to ensure they align with your lifestyle and preferences.
- Financial Stability of the Co-Op: As it is a co-operative, it might be prudent to inquire about the financial health and management of the community.

Harbor Oaks Homeowners Co-Op Reviews
If I live here, how bad can it be ? Lots of things to do. I live in the marina section, right on Lake Griffin. Currently, it probably has the cheapest lot rent, in this area. There are currently about 8 openings in the marina for RVs up to about 32'. You can stay a few weeks or years if you like. The main park has about 280 homes I believe. Currently there are about a dozen for sale. Some right on the lake. But there is very reasonable storage for your boat and trailer. There is also a boat ramp to launch your boat, and it's never crowded. There's always lots to do in the park if you're an active senior. And within a mile or two, there are lots of restaurants to eat in and convenient shopping just about a mile away. It's a very well maintained park, including the pool, spa, library, and several pool tables. If you stop here first, you probably won't need to go anywhere second.
Mar 28, 2025 · Peter SmirtiIt's great. I have lived here 8 years ...very friendly.
Feb 09, 2021 · Sheryl AndersenThis is a really nice Mobile home Park. Well kept up, seemed friendly. The homes are older and the one I did a walk through needed some sprucing up. The owner had already added new flooring in dining room and livingroom. Overall it was a good size. The four (4) rating was based on Park Manager's lack of enthusiasm, not much in the way of a friendly presence for someone who is the first contact a prospective buyer/renter or resident would meet. There was a resident talking with the manager when I arrived. Observing the interaction, I witnessed the lack of enthusiasm and friendliness, I mentioned previously. I am a little hesitant to be so explicit about the reason for a four, but felt it necessary.
Jul 01, 2020 · Helen TroianoI personally don't live there I live down the road and across the street but I have friends that live in there laid back quiet little comunnityeasy going over 55 park.
Oct 12, 2023 · Jason BoxThe people are like family. Nice pool and hot tub and things to do. It has a lot of water frontage on beautiful lake Griffin.
