Maple Village Manufactured Home Community Introduce
If you are looking for "RV parks near me" in the Goddard, Kansas area, or are considering a manufactured home community for long-term living, Maple Village Manufactured Home Community, located at 17000 W Maple St, Goddard, KS 67052, is an option that warrants consideration. You can contact them at (316) 202-5475 or their mobile number +1 316-202-5475 for inquiries.
Maple Village is described as a "Manufactured Home Community" but also appears to accommodate RVs, as indicated by one reviewer identifying as a "full-time RVer" staying there. This suggests that the community might offer a mixed environment with both manufactured homes and designated or integrated RV spots. For those searching "RV parks near me" for extended stays, such communities can sometimes provide a more affordable or long-term option compared to traditional campgrounds.
The environment of Maple Village receives mixed feedback. One reviewer currently staying at the community describes it as "quiet" and notes that "the people that stay there are very friendly." This suggests a potentially peaceful and neighborly atmosphere, which can be a significant draw for long-term residents or those seeking a relaxed environment. However, another reviewer paints a less favorable picture, describing it as a "run down trailor park with RV spots thrown in with the trailors" and "kinda junky property" that doesn't have any "home feel" to it. This stark contrast in perception highlights the importance of individual preferences and expectations when evaluating the environment of a community.
In terms of services, one positive aspect mentioned is the helpfulness of a staff member named Megan, who is described as "nothing but very helpful" to the full-time RVers. However, this same reviewer notes an issue with mail handling ("Even though she sent my mail return to sender"). The second, more critical review raises significant concerns about management responsiveness, stating that they "never answer phone calls or return calls from messages left." This lack of communication can be a major issue for residents and potential residents alike. The review also mentions that the maintenance guy lives on-site, which could be a point of contact when management is unavailable. Standard RV park services such as hookups (water, electricity, sewer) are implied by the presence of RV spots, but specific details about the quality or reliability of these services are not provided.
The features of Maple Village also present a mixed bag based on the reviews. The affordability is highlighted by the second reviewer, who states, "But can't really beat $200 a month tho and around a lake." This low monthly rate could be a significant attraction for budget-conscious individuals seeking long-term RV or manufactured home living near a lake. However, this positive aspect is overshadowed by serious concerns regarding the management and organization. The second reviewer recounts the experience of having their pre-paid and reserved spot given away, a situation they claim is a "common theme" based on information from current residents. This indicates potential issues with reservation management and communication. The reviewer also mentions being told that management is "hardly ever on site" and that the property has "problems with squatters," which raises concerns about security and overall management oversight. Furthermore, the lack of enforcement of community rules, specifically regarding pet waste ("Dog poop every where's that people don't clean up after their pets"), suggests a potential lack of attention to maintaining community standards.
From a promotional standpoint, the positive feedback about the quiet atmosphere, friendly residents, and helpfulness of at least one staff member (Megan) could be seen as selling points. The affordability, especially the mentioned monthly rate and the proximity to a lake, could also attract certain individuals. However, the significant negative feedback regarding management issues, reservation problems, lack of communication, potential security concerns (squatters), and unenforced rules presents substantial challenges from a promotional perspective. Any objective introduction must give due weight to these serious concerns.
For local users in Goddard, Kansas, or the wider Wichita area, who are searching for "RV parks near me" for long-term stays or are considering Maple Village as a manufactured home community, it is crucial to carefully consider the contrasting reviews. While the affordability and potential for a quiet, friendly environment might be appealing, the significant issues raised about management practices, reservation handling, communication, and community upkeep cannot be ignored. Prospective residents should be prepared to thoroughly investigate these concerns and potentially seek assurances from the management regarding these issues.
In conclusion, Maple Village Manufactured Home Community in Goddard, KS, offers a potentially affordable living option with a reported quiet atmosphere and friendly residents. However, serious concerns have been raised regarding the management's responsiveness, the reliability of reservations, the presence of squatters, and the enforcement of community rules, particularly concerning pet waste. For those searching for "RV parks near me" or a manufactured home community in this area, a thorough investigation and direct communication with the management are strongly recommended to address these discrepancies and assess whether Maple Village meets their individual needs and expectations. The significant negative feedback suggests proceeding with caution and seeking clarification on the reported issues before making a commitment.

Maple Village Manufactured Home Community Reviews
We are staying there now and we are very pleased.. we are full-time RVers, and Megan has been nothing but very helpful to us. Even though she sent my mail return to sender. It's quiet and the people that stay there are very friendly..
May 08, 2025 · James CasterRun down trailor park with RV spots thrown in with the trailors. Paid a month in advance for our reserved spot we picked out ahead of time only to get here to see that they gave our spot away 2 days before we got here (heard from 3 of there current residents that this is a common theme for the people managing it and they never answer phone calls or return calls from messages left). Tried to call to see why they gave our paid spot away but no one would answer and left a message with their emergency number to get back to us A.S.A.P because we just traveled 4 days to see our lot was rented to someone else. Another new arrival complained about the same thing, their spot given to someone else. Finally found out from asking several people how to get hold of management, that the maintenence guy lived on site. Finally was given another lot after complained about how shady they were for taking our money for a spot then to rent it to someone else when we paid for that spot. He tried to call the person in charge but they wouldn't answer. Was told they are hardly ever on site to manage property and they have problems with squatters here. What's that got to due with poor management and taking money and renting lots to other people once they already received payment for it. Then they have you sign rules that they do not enforce. Dog poop every where's that people don't clean up after their pets. Along with other things that they say you can not do. This is not a hotel.
Oct 21, 2024 · DWhen looking at the reviews for this park, do not look at the old reviews. This park has new management/owners and there have been a lot of improvements. This is still a work in progress, but they are progressing! They have put in new RV and moble home sites. If you are an RVer, this is a moble home park that has RV spots. Most of the RVers here are here to work in the area. Megan, the manager is very good to work with. Also, I noticed that the maintenance (lawn care, etc.) work is very good. I don't know the persons name, but he really works hard to keep everything mowed and looking great. The staff person they have working on the RV sites (I think the name is Mark) also has done a great job. The RV sites are really level! We were here because of medical appointments so it is a short drive to the West side of Wichita. If you need a place to stay on the West side of the Wichita area, I highly recommend Maple Village.
May 29, 2024 · Ken ClayMegan and the folks at Maple Village mobile home/RV community are by far the most inexpensive, quiet and friendly place to stay short or long term in your RV. The setting is semi rural and still close to Goddard and Wichita. Megan is a wonderful manager and is very responsive to any needs or inquiries. We had no issues staying there and being full time rv'ers, we will definitely look forward to staying again.

I have sent a heartfelt email to Terrance as Lirequested me to do, and I still don't have any answers. If someone could just let me know something, I would really appreciate it. May God bless you always! Love peace and Light Bily Curless 😇
