Maple Wood's Mobile Home Park Introduce
For local users searching for "RV parks near me" in the Odessa, Missouri, area, Maple Wood's Mobile Home Park, located at 610 Orchard St, Odessa, MO 64076, USA, presents a complex picture based on the available customer reviews. It is crucial to consider all feedback carefully when evaluating this location for potential short-term RV stays or longer-term mobile home residency.
The limited information about the environment of Maple Wood's Mobile Home Park offers contrasting perspectives. One reviewer who "Helped someone move here" noted that "the park appears pretty well-kept." This suggests that at least some areas of the park may be maintained to a reasonable standard. However, this positive observation is starkly contrasted by other reviews detailing significant issues with living conditions under previous management. One review describes being left "living in squalor with leaking roof, flooding drains, floors falling through, outlets catching fire, etc..." in an "uninhabitable" place that the old management allegedly refused to repair for two years. While this pertains to past management, the lingering impact on the park's infrastructure and the potential for similar issues to arise for new residents or RV visitors cannot be entirely dismissed.
In terms of services and features, the reviews provide very little concrete information. The positive review mentions a "clean and spacious" mobile home, but this refers to a specific unit and does not provide details about park-wide amenities for RVs or mobile homes. The negative reviews focus on the lack of maintenance and repairs under previous management, implying a potential deficiency in service provision at that time. There is no information available in these reviews regarding the availability of standard RV hookups (water, electricity, sewage), restroom or shower facilities, laundry services, or recreational areas within the park. Similarly, details about lot sizes, landscaping, or community facilities are absent. Prospective RV users would need to contact the park directly to ascertain what services and features are currently offered.
The features of Maple Wood's Mobile Home Park, as perceived by reviewers, are contradictory. One positive aspect mentioned is the apparent cleanliness and spaciousness of at least one mobile home unit and the seemingly "well-kept" appearance of the park at the time of one visit. However, this is heavily overshadowed by the serious allegations of neglect and mismanagement under previous ownership, which reportedly led to severely deteriorated living conditions and forced evictions. The transition to "new management" is mentioned, but the reviews offer conflicting implications about the impact of this change. One reviewer suggests that the new management "forced us to move out" of the unrepaired "uninhabitable" place and now "treats everyone like peons," indicating a potentially negative experience with the current administration as well. Another review, being more recent, offers a slightly more positive visual assessment of the park's upkeep, suggesting that perhaps some improvements have been made under the new management. However, the severe accusations from other reviewers cannot be ignored.
There is no explicit promotional information in the provided reviews. The overwhelmingly negative experiences shared by some former residents serve as a strong cautionary message rather than a promotion. The single positive comment about the park appearing "pretty well-kept" is too isolated and lacks specific details to be considered a strong promotional point, especially when weighed against the serious allegations of past and potentially ongoing issues. Any local user considering Maple Wood's Mobile Home Park, whether for RV parking or mobile home residency, should approach with extreme caution and conduct thorough due diligence.
Given the significant negative feedback, especially concerning past living conditions and alleged treatment by both old and new management, local users searching for "RV parks near me" in Odessa, MO, should be highly wary of Maple Wood's Mobile Home Park. The stark contrast between the positive and overwhelmingly negative reviews suggests a potentially volatile or inconsistent living experience. Before even considering this park, it is imperative to take the following steps:
- Attempt to contact the new management directly: Call them at (800) 296-3457 or +1 800-296-3457 to inquire about the current state of the park, the services and amenities offered to RVs, the condition of the infrastructure, and their management policies. Be direct and ask about the issues raised in the negative reviews and how the new management has addressed them.
- Seek more recent and independent reviews: Look for reviews on multiple platforms to gain a broader understanding of the current situation at Maple Wood's Mobile Home Park under the new management. Pay close attention to the dates of the reviews to assess the most up-to-date experiences of residents or visitors.
- Consider visiting the park in person: If possible, schedule a visit to inspect the park's environment, the condition of the RV sites and infrastructure, and the overall upkeep. This will allow you to make your own assessment of whether the park appears "well-kept" and to gauge the atmosphere.
- Talk to current residents (if possible): If you do visit, try to speak with current residents (if they are willing) to get their firsthand perspectives on the current living conditions, management responsiveness, and overall satisfaction with the park.
- Research alternative RV parks in the Odessa area: Do not rely solely on the information available for Maple Wood's. Explore other "RV parks near me" in Odessa, MO, to compare amenities, reviews, and pricing, ensuring you have viable alternatives that may offer a more stable and positive experience.
In conclusion, while one review offers a seemingly positive snapshot of Maple Wood's Mobile Home Park appearing "pretty well-kept," the overwhelming negative feedback detailing severe past living conditions, alleged mismanagement, and even potential financial exploitation presents significant red flags for local users seeking RV parking or mobile home living in Odessa, MO. Proceeding with extreme caution and conducting thorough, independent verification is absolutely essential before considering this park. The potential risks associated with the issues raised in the negative reviews appear substantial and should not be taken lightly.

Maple Wood's Mobile Home Park Reviews
Don't move in here unless you want to be screwed out of 20k and then given a threat of eviction if you don't pay late rent within 5 days after it's due date.Old management left us living in squalor with leaking roof, flooding drains, floors falling through, outlets catching fire, etc... and new management forced us to move out of the "uninhabitable" place they refused to repair issues for 2 years and now treats everyone like peons.Moving into this trailer trash park would be the worst decision you could ever make for your family.
Oct 10, 2024 · Alice MHelped someone move here. The mobile home was clean and spacious and the park appears pretty well-kept.
Jan 05, 2025 · Tracey EvansRun down, no manager can get things done. Outdated electrical boxes/lines and water pipes they refuse to update!!! Bills are estimated not actual. Would not recommend!!!!
Jul 26, 2024 · Melissa KidwellLove how far this park has come since the first time I visited. The maintenance man Brandon is amazing and his wife is very polite, friendly, and helpful. I just adore those two. The only reason for 4 stars is the drive through the park really needs repair. So many pot holes and just a rough ride anytime we are over that way. I'd give this park 5 stars just because of Brandon and his wife they've made such an impact on the community.
Jan 08, 2022 · Serrina LynMaple Woods Mobile Home Park is a nice Mobile Home Park. It also has a lot of empty lots, that have a lot of potential. If we personally had the money, we would buy a big beautiful double wide, and haul that big old thing there and place it on the side where we would have a big yard. Plus some of the people that live there are absolutely amazing!
