Meadowbrook Manufactured Home Community Introduce
Welcome to Meadowbrook Manufactured Home Community, a mobile home park located at 2512 E B Street Rd in Belleville, Illinois. Situated within the local area, Meadowbrook offers a unique living experience for those seeking a manufactured home community or considering long-term RV stays in the vicinity. While not a traditional RV park with short-term camping facilities, Meadowbrook caters to individuals and families looking for a more permanent or extended-stay living arrangement for their manufactured homes. For those searching within the "RV parks near me" category, understanding communities like Meadowbrook can provide valuable insights into the extended-stay options available in the Belleville area.
Based on available information and customer reviews, Meadowbrook Manufactured Home Community presents a mixed picture. One long-term resident of two years described it as a "quiet, safe place to live," particularly highlighting the positive impact of new management. This review praised the management's professionalism, discipline, and proactive approach to maintaining community standards, emphasizing a focus on safety, efficiency, and a welcoming atmosphere. The reviewer noted the management's responsiveness to resident concerns and recommended the community to responsible adults seeking a positive living environment.
However, a more recent update from the same reviewer paints a different perspective. This update expresses concerns about rent increases and a perceived lack of corresponding improvements or amenities. The reviewer mentions two rent increases totaling $70 within a ten-month period, despite being initially informed of no projected increase during the first year of their two-year lease. The reviewer contrasts Meadowbrook with other parks that offer amenities such as RV/boat parking, swimming pools with clubhouses, tennis courts, playgrounds, basketball courts, laundry facilities, and included water/sewer services, none of which are currently available at Meadowbrook. The condition of the streets is also mentioned as deteriorating. This perspective suggests a potential shift in the community's quality or value proposition in the eyes of some residents.
Adding to this, another long-term resident with over 24 years of experience echoed the sentiment that the community has declined since being sold to new owners. While acknowledging initial positive changes, this review states that maintenance requests are often unfulfilled, citing issues like overgrown trees, broken sidewalks, and flooding. A significant point of concern raised was the implementation of water meters, resulting in an additional $75 to $100 monthly expense for residents, despite the lot rent remaining the same. The lack of new leases and the presence of dilapidated vacant homes further contribute to this resident's dissatisfaction. The ownership of the park is also stated as being unclear to the residents.
Considering these varying perspectives, potential residents or those looking for long-term RV solutions in the Belleville area should carefully weigh the positive aspects initially described against the more recent concerns raised by long-term residents. While the community may offer a quiet and potentially safe environment under current management, the lack of amenities commonly found in other RV parks and the reported increases in costs without corresponding improvements are crucial factors to consider.
For individuals searching within the "RV parks near me" category, Meadowbrook Manufactured Home Community might not align with the typical expectation of short-term recreational vehicle sites. However, it represents a segment of the housing market that accommodates manufactured homes, which can sometimes be relevant for those seeking extended-stay options with RVs designed for long-term living. It's important to note that the term "RV park" often implies facilities for temporary stays, whereas Meadowbrook appears to focus on longer-term residency within a manufactured home setting.
If you are considering Meadowbrook for placing a manufactured home or a long-term RV living situation, it is highly recommended to contact the management directly at (618) 416-1021 or +1 618-416-1021 to inquire about current lot availability, lease terms, fees, and any ongoing or planned improvements. Visiting the community in person can also provide valuable insight into the current environment and the condition of the grounds and infrastructure. It would be prudent to ask specific questions about water and sewer charges, maintenance procedures, and any amenities that are currently available or planned for the future.
While the initial review suggests a proactive and positive management approach, the subsequent feedback highlights potential challenges related to cost, amenities, and maintenance. Therefore, thorough due diligence is essential for anyone considering making Meadowbrook Manufactured Home Community their long-term residence. Understanding the full scope of services, fees, and community standards will help ensure a well-informed decision.
In conclusion, Meadowbrook Manufactured Home Community in Belleville, IL, offers a residential setting for manufactured homes. While it has been described as quiet and potentially well-managed, recent reviews indicate concerns regarding increasing costs, a lack of amenities common in traditional RV parks, and maintenance issues. For those in the "RV parks near me" category seeking long-term options, Meadowbrook represents a type of community that caters to extended stays, albeit primarily for manufactured homes. Prospective residents are encouraged to contact the management for the most up-to-date information and to conduct a thorough site visit to determine if Meadowbrook aligns with their specific needs and expectations.

Feb 28, 2022 · Jimmy RitsonUpdate: It's my opinion that several of the 5 star reviews on here are not residents. They all posted positive reviews about the same time frame, when actual residents started leaving poor reviews. Since my last post, our rent has been increased twice for a total of $70.00. We have 2 year leases, but my rent was increased 10% in 10 months (not a year) after I was told there was no projected rent increase the 1st year. They've done nothing to benefit the residents, just themselves by pouring a ton of concrete and moving new mobile homes in that are mostly sitting vacant. We will have another lot increase next year...oh wait, for them it will be 10 months I'm sure. They say they've called around to other parks and they are in line with what others charge, what they don't tell you is ALL the other parks have amenities like, RV/Boat parking, built in swimming pools with resident clubhouses, tennis courts, playground equipment, basketball courts, laundry facilities, water and sewer included with many parks (like ours was before the new owners came) and free lawn mowing for their senior residents. We have NONE of that. Most parks have well maintained streets too, ours are starting to crumble. I know the park owner reads these, I am speaking the truth and leaving an honest review.(Earlier review)I have been here over 24 years and have to agree with the previous review that since the park was sold to new owners it has gone down hill. They started out with great ideas and updates for the park and that's where it ended. We can't get anything done anymore, trees are left needing cutting or removal, broken concrete sidewalks that guest trip on when they come to visit, flooding when it rains hard, nothing is ever done. They added water meters on all our lines that used to be included in our lot rent, lot rent remained the same and now we all have to pay an additional $75.00 to $100.00 a month for water and sewer. No leases, my last one expired and was supposed to automatically renew with our previous owner, but he sold the park, unknown to any of the residents until the day it happened and the new owners have never written new leases. I am not sure why I am paying lot rent, I have holes in my driveway, a vacant home next to me that is falling apart. I miss the old owner, he at least got things done when it came to tree and bush trimming and leases. We STILL don't know who owns the park, it would be nice to know!

Feb 06, 2025 · Febuary NightI’ve lived here for about 3 years I do enjoy living here it’s quiet and the neighbors are friendly.Everyone that I have met in the office have been very helpful. The only complaint I have is since moving in my lot rent has gone up $50.00 and having to pay the water which averages about $50.00 per month which isn’t bad but being on a fixed income it is hard to come up with. Other than that I like it here.
