Meadowbrook Mobile Home Park Introduce
For local residents in Fremont, Nebraska, and the surrounding areas who are searching for "RV parks near me," it's important to clarify that Meadowbrook Mobile Home Park, located at 5776 W Hwy 30, Fremont, NE 68025, USA, is a mobile home park designed for long-term or permanent residency in manufactured homes, rather than a recreational vehicle park for temporary stays. As such, this introduction will focus on providing information relevant to those seeking mobile home living options.
Based on the limited but strongly worded online reviews, Meadowbrook Mobile Home Park appears to present a complex living environment that potential local residents should carefully consider. The feedback highlights several significant concerns regarding management practices, costs, and the overall quality of life within the park.
One detailed review describes a situation involving a new company taking over and imposing substantial costs, suggesting an investment of over $50,000 for a trailer located in a flood plain. This raises immediate questions about the value proposition and potential risks associated with residing in this location, particularly concerning property value and insurance implications in a flood-prone area.
The same review also outlines several restrictive and potentially intrusive management policies. The practice of going through residents' yards to take pictures, coupled with a $100 fine for "trash in the yard" and the "red tagging" of trailers deemed "not pretty," suggests a highly regulated environment with strict aesthetic standards. For residents who choose mobile home living for its affordability and potentially more relaxed lifestyle, these policies might feel overly controlling and stressful.
The reviewer further points out the perceived contradiction of owning a home within the park while still paying rent and taxes, questioning the justification for additional fines and regulations. This sentiment underscores a potential disconnect between residents' expectations of homeownership and the realities of living within a managed mobile home park community where land rental and adherence to park rules are typically required.
Concerns about rising costs for essential services like water and trash pickup, without corresponding improvements or benefits, are also mentioned. This can significantly impact the affordability of living in the park over time, potentially negating the initial appeal of "cheap" living. The lack of amenities, specifically noting "nothing out here no park for the kids," further detracts from the quality of life, especially for families with children.
The issue of privacy is explicitly raised, with the reviewer expressing discomfort and frustration over management taking pictures of their yard and trailer. Such practices can lead to feelings of being constantly monitored and lacking personal space, creating a negative living environment.
The review also alleges a lack of responsiveness to resident concerns, citing "they do nothing about loud music after midnight." This suggests potential issues with noise control and the enforcement of community standards that could impact residents' peace and quiet, particularly during nighttime hours.
Another significant point of contention is the responsibility for tree limb removal, with the reviewer stating that residents are required to pay for it, despite paying rent which they believed should cover such maintenance. This discrepancy in expectations regarding landlord responsibilities can lead to financial burdens and dissatisfaction among residents.
While the reviewer acknowledges that "the manager is a nice lady," they also note that she is bound by directives from a company located in Michigan. This indicates that local management's ability to address resident concerns might be limited by corporate policies and decisions made remotely.
The overall tone of this detailed review is one of significant dissatisfaction and increasing hardship, concluding with the statement that "life is getting to hard normally then this." This paints a picture of a stressful living situation for at least one resident.
The second review is even more concise and direct, simply stating: "This mobile home park is no good please don't waste your time." While brief, this emphatic statement reinforces the negative experiences highlighted in the more detailed review and serves as a strong warning to potential newcomers.
Given the overwhelmingly negative feedback from these limited sources, local users considering Meadowbrook Mobile Home Park should proceed with extreme caution and conduct thorough due diligence. It is imperative to visit the park in person to assess the environment, the condition of the lots and homes, and the overall atmosphere. Potential residents should also attempt to speak with current residents to gain a broader understanding of their experiences and perspectives.
Crucially, prospective residents must engage directly with the park management to seek clarification on the policies mentioned in the reviews, including those related to yard maintenance, aesthetic standards, fines, and responsibilities for maintenance such as tree removal. Detailed information about lot rental fees, utility costs, and any other charges should be obtained and carefully reviewed. Additionally, inquiries about flood risk and any mitigation measures in place are essential.
Information regarding community amenities, security measures, and the process for addressing resident grievances should also be sought. Understanding the full scope of what the park offers (or lacks) is vital for making an informed decision about long-term residency.
Regarding promotional information, there is no mention of any special offers or incentives in the provided text. Given the negative reviews, it is unlikely that the park is actively promoting itself based on positive aspects. Local users should focus on gathering factual information and firsthand accounts rather than expecting promotional benefits.
In conclusion, the limited online reviews for Meadowbrook Mobile Home Park in Fremont, Nebraska, paint a concerning picture of potentially high costs, restrictive management practices, a lack of amenities, and a negative living environment. Local users searching for mobile home parks in the area are strongly advised to approach Meadowbrook with significant caution. Thorough investigation, including a site visit and direct communication with both management and current residents, is essential before considering this as a long-term housing option. The strong negative sentiments expressed in the reviews suggest that there may be more favorable mobile home living alternatives available in the Fremont area.

Apr 25, 2025 · D CliftonThis place has something for the whole family! Does Dad want crack? Got it. Kids want to play on a playground? There are so many derelict cars there is no way they get done with all of them in a day. Mom needing a little extra cash? There are dozens of corners to work. Ghettobrook, your first choice in family entertainment.
Sep 25, 2021 · Dale GoreAppearance of the park has improved under new ownership. But beware there are many rules for the park that seem intrusive and are not evenly enforced. Keep your yard neat and well maintained and don't bother your neighbors and you should be fine for the most part. Also beware you are NOT responsible in anyway to pay to maintain their sewer lines..only from the sewer outlet to your mobile home. All the mobiles homes in this park sit on top of the main lines..there are NO feeder lines and even if there where you would NOT be legally responsible to maintain them.Nebraska Revised Statute 76-1492Landlord; duties; powers.(1) A landlord shall:(c) Maintain in good and safe WORKING ORDER and condition all facilities supplied or required to be supplied by the landlord;(e) Furnish outlets for provided utilities
May 28, 2019 · Candance mahlendorfJoyce is very disrespectful. Jerry is a nice guy who takes the time to listen. As for Joyce she is very inconsiderate and selfish and thinks everything revolves around her. Once our lease is up we defiantly will be looking to buying our own home.
