Mesa Sunset RV Resort, Family Friendly Park Home Community Introduce
If you're looking for "RV parks near me" in the Mesa, Arizona vicinity, Mesa Sunset RV Resort, located at 9252 E Broadway Rd, Mesa, AZ 85207, is a name that might appear in your search results. Marketed as a "Family Friendly Park Home Community," it's important to delve into the details of what this RV park offers, particularly based on the recent experiences shared by its customers.
Mesa Sunset RV Resort can be contacted at (480) 210-4311 or +1 480-210-4311. This contact information can be used to inquire about availability, rates, and specific amenities. However, it is highly recommended to consider the recent feedback from residents before making any booking decisions.
Recent customer reviews paint a mixed picture of Mesa Sunset RV Resort, with significant concerns raised regarding the management and the overall condition of the park. One lengthy review, detailing a stay from September 2024 to April 2025, focuses heavily on negative interactions with the new management, particularly an individual identified as "Michelle," the so-called manager. The reviewer describes this manager as rude and arrogant, citing an incident where their nine-year-old daughter was allegedly falsely accused of damaging property and subsequently charged an exorbitant fee for repairs. The reviewer also claims that the manager communicated directly with their 15-year-old daughter about eviction threats before speaking with the parent and was frequently seen vaping or smoking in the park and office. Allegedly, the manager refused to provide contact information for higher-level management to address these issues and was reported to leave the office early, making it difficult to resolve problems after hours.
Beyond management concerns, the reviewer also describes the park itself as "ran down" with weeds throughout and a dog run at the rear that reportedly smells strongly of urine and feces. The park's "10-year-old policy," presumably regarding the age of RVs allowed, is described as comical, with numerous long-term residents reportedly having older RVs or mobile homes. The reviewer suggests that the park is more akin to a trailer park than a resort. Furthermore, they mention vacant mobile homes with alleged nighttime activity that management is not addressing. Security is also a concern, with reports of individuals hopping over gates and walls from the surrounding neighborhood, described as "the worst." The condition of the bathrooms is labeled as "disgusting," with complaints of hair and urine on the floors and toilets.
The reviewer also expresses dissatisfaction with the rent, considering it "absurd" for what is offered, noting tiny lots, old pads, and frequent disruptions to electric and water services due to maintenance. Based on these experiences, the reviewer emphatically states they would never recommend the park.
Another review echoes concerns about the regional manager, Kristie Stradley, describing her customer service as unfriendly, unprofessional, and combative. The reviewer claims that her management style consists of issuing complaints via the park's app but that she is unhelpful when actual customer service is needed. This reviewer also states they will never stay at the resort again.
Adding to the negative aspects, a reviewer mentions the unpleasant smell of open dumpsters near the pickleball court. They also reiterate that the "10 years or newer RV policy" appears to be inconsistently enforced, providing photographic evidence of older RVs within the park. Furthermore, this review alleges that the park's website contains false information about amenities, specifically mentioning a broken pool that was reportedly not going to be fixed for two months, while guests were still being charged full price even for short stays where they couldn't use it.
Despite the overwhelmingly negative feedback regarding management and park conditions, one positive note in one of the reviews is the friendliness and helpfulness of the residents and two individuals in the leasing office, Michelle and Naomi. This suggests that while the overall management and infrastructure may be lacking, there are some positive interactions to be had with fellow guests and certain staff members.
For local users searching for "RV parks near me" and encountering Mesa Sunset RV Resort, it is crucial to take these recent and detailed reviews into serious consideration. The recurring themes of poor management, neglected maintenance, security concerns, and potentially misleading information about amenities should raise red flags for prospective guests. While the park is described as "family friendly," the experiences shared by recent visitors suggest a less than ideal environment.
Before considering a stay at Mesa Sunset RV Resort, it would be wise to independently verify the status of amenities, particularly the pool, and to inquire directly about the park's policies regarding RV age and any ongoing maintenance issues. Visiting the park in person to assess the current conditions and the accuracy of the online descriptions and resident reviews could also be a prudent step.
Given the significant negative feedback concerning management responsiveness and customer service, it might be challenging to resolve any issues that arise during a stay. Therefore, individuals seeking a reliable and enjoyable RV park experience in the Mesa, Arizona area may want to explore alternative options that have received more consistently positive reviews regarding their management, maintenance, and overall environment.
In conclusion, while Mesa Sunset RV Resort is located in Mesa, Arizona, and aims to be a family-friendly RV park home community, the recent customer reviews highlight substantial concerns about the management, the condition of the park, and the accuracy of advertised amenities. Local users searching for "RV parks near me" should carefully weigh this feedback and consider conducting thorough due diligence before making a reservation or committing to a long-term stay at this location.

Mesa Sunset RV Resort, Family Friendly Park Home Community Reviews
I waited to write my review as I wanted to make sure it was filled with details and wasn’t flagged as a “fake review”.My stay was from September 2024 - April 2025 in spot 94.All of my issues are for when new management started.Michelle is a joke of a so called manager. She is rude, arrogant. My daughter 9yr old was accused of breaking the maintenance shed lock with no proof besides another kids word that was also supposedly involved because they were “in the area” and “it worked before and now it doesn’t”.Forced to pay a ridiculous amount ($352) since she used her friend (not a reputable company) to clean a $30 lock that could’ve been replaced at Home Depot. She talked to my 15yr old daughter before coming to me, telling her she will evict us if she doesn’t pay. Shes always vaping or smoking around the park and in the office. She thinks she’s untouchable because she feels like she has a little bit of power. When I asked her to give me the higher ups info to complain she giggled and refused and said she can’t give out personal information.Leaves the office early so if you have an issue good luck after 4:15-4:30.The park itself.Ran down!Weeds throughout the park, dog run at rear defiantly stinks like urine and feces. (94 backed up to it)Their 10 year old policy is comical.Tons of long term residents in here with late 90s rvs or model homes. More of a trailer park than a resort. There is VACANT mobile home in the park which I’ve personally seen people going in and out late at night that management isn’t addressing.Park is surrounded by the worst neighborhood. Gates/walls are constantly being hopped at rear and by bowling alley.Bathrooms are disgusting. Hair, urine on the floors and toilets.Rent is absurd for what you get.Tiny lots, old pads, electric and water constantly gets turned off and on due to maintenance.I would never recommend this place to anyone in my life.
May 08, 2025 · KyleBEWARE! Regional Manager Kristie Stradley provides anything but friendly, professional, or courteous customer service. She is rude and combative. Her idea of managing is simply shooting out messages on their app with complaints, but when you have a situation that actually requires customer service, she is not helpful. I will never stay here again and if you want an enjoyable stay this isn't the place.Or you could enjoy playing pickle ball surrounded by the smell of open dumpsters (see photo below)And, the 10 years or newer RV policy they have is a joke. (See photos below)In addition, they lie on their website about their amenities like a pool which is broken and won't be fixed for 2 months but they gladly full price even if you are staying here just a week and therefore can't use it.Lastly, I did give them an extra star cause the residents here are all really great, and Michelle and Naomi in the leasing office are super friendly and did provide great customer service.
Feb 03, 2025 · Blake DanielsI absolutely love it here! New management is absolutely great. extremely friendly. If there is an issue, she addresses it kindly and professionally. I was shocked to read a review on how bad new management was when my experience is quite the opposite. We’ve been here since the beginning of March and have had zero problems. We have enjoyed ourselves and plan on revisiting! When booking our stay, Michelle was again kind and very helpful. During the process, my husband’s phone had died to which I had called in his stead to finish booking our stay. Michelle was very understanding never made us feel uncomfortable or unwelcome.
May 07, 2025 · Rachel InglettWe came to this park because our friends had moved in so we called and made reservations. Upon initially reserving our spot for 840$ a month we had planned to stay here for at least 2 months. After arriving here we were then told about additional rules we were not previously informed about and they cancelled our future reservations. Turns out those roles didn't apply to all of the guests or trailers and were only enforced when it was convenient. They claimed to be family friendly but the other guests and manager were very rude to our children and other people's children. It's one of the few parks that allows people under 55 but it seemed they were only friendly to older couples. While staying at the park for the month we had paid for we found out that several couples that had children were all having similar issues as we were experiencing. There's a Facebook group for the park that is run by the older guests where they talk negatively about other guests and the children. It's astonishing that people who are so far removed from highschool still behave like mean clicks. The families were very nice and we made lots of friends with the other parents. I can't ignore that the facilities were very nice and it's located directly across from a Fry's so I did give it 2 stars. We considered moving back to the park after we were informed that the management team had changed over but I'm the last 4 months the space rent has risen 100$ for approximately the price you could pay to rent an apartment you can rent a space to park your RV here. The amenities provided did not sum up for the cost of parking your RV here. If you're over 55 this might be a great part for you but if you have children I would highly recommend seeking other opportunities.
Mar 28, 2025 · Jeffrey BowlingThis is a well run resort in my opinion. The club house is awesome as is the laundry room! We found the resort to be easy to maneuver through and secure with electric gates both entry and exit. The resort is well lite at night, we felt safe staying here. For the most part the shower/restrooms were clean, the showers were some of the nicest facilities we’ve experienced in our 15 years of travel! The manager, Diana was extremely helpful with our check-in, our electric pedestal wasn’t working properly and had maintenance people address the issue promptly. Diana was VERY accommodating when we wanted to extend our stay! (Thank you Diana) we would DEFINITELY stay here again if in the area!!
