If you're searching for "RV parks near me" and considering long-term living options in the Jacksonville, Alabama area, Mimosa Mobile Home Community, located at 640 Nisbet St NW, Jacksonville, AL 36265, presents itself as a mobile home park that might warrant investigation. While primarily a mobile home community, it's possible that they accommodate RVs for extended stays. To determine if Mimosa Mobile Home Community aligns with your needs, it's crucial to consider its location, potential services, features, and the experiences shared by its residents, as reflected in the available reviews.
The address places Mimosa Mobile Home Community in Jacksonville, a city in Calhoun County, Alabama. This location offers a specific environment that potential residents should explore further. Jacksonville is a college town, home to Jacksonville State University, which could offer a unique atmosphere with access to cultural events and educational resources. The surrounding area likely provides local amenities, although specific details about nearby attractions, shopping, or essential services in the immediate vicinity of Nisbet Street NW are not detailed in the provided information. It would be beneficial for interested individuals to independently research Jacksonville and the specific area around the community to understand the local environment and access to necessities.
As a mobile home community, Mimosa Mobile Home Community primarily caters to individuals and families seeking long-term residency in manufactured homes. However, it is not uncommon for such communities to also accommodate RVs for extended periods, offering a more stable and potentially cost-effective living situation compared to traditional short-term RV parks. Prospective residents with RVs should directly contact the management to inquire about their policies on RVs, including whether long-term stays are permitted, any size restrictions, and the availability of necessary hookups such as water, electricity, and sewer.
Understanding the services and features offered at Mimosa Mobile Home Community is essential for potential residents. Typically, mobile home communities provide basic infrastructure such as roads, utility connections to individual lots, and possibly common area maintenance. However, the extent of additional amenities, such as laundry facilities, recreational areas, on-site management offices, or community events, is not evident from the limited information available. One positive review mentions that the "property is well maintained and attended too," suggesting that the grounds are kept in good condition. This reviewer also highlights a "terrific location" and a "very quiet" environment, which could be attractive to those seeking a peaceful residential setting.
In contrast, the second review paints a concerning picture of the community under previous or possibly current ownership. This review alleges erratic behavior and potential issues with the owner, including allegations of alcohol abuse, memory problems, and questionable management practices such as frequent changes in maintenance personnel and park managers. The serious accusation of renting out trailers that were former meth labs without disclosure is particularly alarming and would warrant thorough investigation by any prospective resident. The mention of a "ridiculous lease" also suggests the importance of carefully reviewing any rental agreement before committing to residency.
The significant discrepancy between the two reviews is crucial to note. One review offers a positive assessment of the property's maintenance, quiet atmosphere, and location, potentially under new ownership as suggested by the reviewer who refuted claims about a former resident. The other review details serious allegations about the owner and management, which, if accurate, would be significant red flags for potential residents. This stark contrast underscores the critical need for thorough due diligence by anyone considering living at Mimosa Mobile Home Community.
Given these conflicting accounts, prospective residents are strongly advised to take the following steps to form their own informed opinion:
- Contact the management of Mimosa Mobile Home Community directly to inquire about their policies on long-term RV stays, lot availability, rental rates, lease terms, utility costs, and park rules.
- Specifically ask about the current ownership and management to understand if the concerns raised in the negative review are still applicable or if changes have been made.
- Inquire about the history of any available lots or mobile homes, particularly regarding any past issues such as contamination or health hazards.
- Request to see a copy of the lease agreement in advance to carefully review all terms and conditions.
- If possible, visit the property to assess the overall environment, the condition of the facilities, and the atmosphere of the community.
- If feasible and ethical, attempt to speak with current residents (beyond the provided reviews) to gain a broader understanding of their experiences living in the community under the current management.
- Inquire about the process for addressing maintenance requests and the typical response times.
- Ask about any security measures in place within the community.
Promotional information for Mimosa Mobile Home Community is not available in the provided data. Therefore, we cannot comment on any special offers or incentives that might be currently in place. Interested individuals should directly inquire with the management about any ongoing promotions or discounts for long-term RV stays, if they are permitted.
In conclusion, Mimosa Mobile Home Community in Jacksonville, AL, presents a potential long-term living option for those searching within the "RV parks near me" category. However, the available customer reviews offer drastically different perspectives, with one highlighting positive aspects like maintenance and location, while the other raises serious concerns about the owner and management practices. This dichotomy underscores the critical importance of thorough independent research and direct communication with the community's management to obtain current and accurate information before making any decisions about residency.

Mimosa Mobile Home Community Reviews
I'm not sure who Todd Bickerstaff is as they have not been a resident with new ownership. Property is well maintained and attended too. Very quiet, terrific location, great place to call home.
Jan 13, 2019 · Francis RizzoThe place is well kept and maintained. However the ower of the trailer park is truly crazy and is an alcoholic. She will call you at some of the oddest times and forget she even did and what was talked about. She even forgets when you talk to her when she is sober. She buys trailers that was meth labs and doesn't tell you that you are moving into what was a meth lab at one time and was quarantined at one point because of it. She also as one of the most ridiculous leases. She goes through maintenance men like she does her alcohol. Not to mention the fact that 1 day she will have a manager then the next day not and tell you to only talk to her then a few days later has someone else that claims to be the manager and that's the person you should be talking to. Like I said she is crazy and I think she is losing her mind. My family is so much better now that we left that place.
