I moved into Mona in 2019 and saw myself becoming a long-term resident. After multiple buyouts and updates to the lease, the community is no more than a cash grabbing corporation using the trusted name Mona. They charge a fee for everything possible and find ways to make up new ones along the way. They pick and choose who they enforce their rules and regulations on, strong arming residents with eviction notices when one day late, force mowing fees that cost a 4th of the lot rent, and pet fees for renters that own their homes. The lot rent included no amenities with the best that you get is a trash can and a parking pad that won the lowest construction bid. If you'd ask me today if Mona was a good community, I would say the people are what makes it worth staying but with more and more moving out and less moving in due to the price increasing I don't see it as a long turn community anymore.

Raising prices to where no one can afford to live, making everyone put pet deposits down, when they were never worried about before. And the limit is two? What? What are you supposed to do, get rid of them? I think not. No one is gonna end up getting rid of their animals just to please her. Enough about that, let’s talk about her favoritism towards some residents, and the ones she strictly makes follow the “rules” of the lease. My husband and I just purchased a side by side last Friday. No less than 12 hours later, we got a notice saying it needed removed. So of course, my husband went and talked to her in person about it because one of our neighbors has a boat that is STRICTLY PROHIBITED from being on the property. But according to Amanda this was “special circumstances”. She even sent my husband a photo of our own lease that does NOT state anything about them not being allowed on our property. Ridiculous right? The rules of the lease are only applied to those she wants to apply them to. It’s discrimination and it’s disgusting. If you can, DO NOT move here. She’s a joke.
Apr 18, 2024 · Cheynea RoupeMona trailer park used to be a place where you could live and raise a family, however in recent years it has been bought out several times and each time becomes more of a dictatorship. Landlord's have threatened having vehicles towed even though they are legally registered and insured, but the vehicles that are broken down and trashed remain without so much as a second glance. They pick and choose who they want to enforce said rules on and actively try to get rid of loyal residents who have lived there for years because they can make more money if they resell the property. My advice is to avoid living in this park. There are many others in this area that won't try to strong arm you into doing everything they want. Even an HOA would be more pleasant to deal with. Bottom line this place has gone down hill and they fell hard!
Apr 18, 2024 · NEPF SoldierWe can’t get anybody to plow the roads. Ups even said that they have trouble getting down our road because it’s not plowed. Then we had a very expensive plumbing issue and there was a lot of issues. Like the plumber showing up at an ungodly hour of the night without any heads up and then us having to shell out a good chunk of money to replace something that legally the trailer park is responsible for. They paved the parking spots which caused the road to pool up worse and then they paid somebody to fix that and they didn’t and now most of the area is a dang pond when it rains. Not to mention half of these trailers shouldn’t even be in this park per city code. And the new trailers people rent and then move out because they can’t afford $1100 in lot rent and utilities on top of that while the rest of us are paying $400. Nothing has been provided to the residents of this trailer park that would require a price hike in rent. Trash cans are something that should be provided as well as park pads. Put a basketball court and a swimming pool in the back field that you own. Stop price gouging us when you don’t provide any amenities that warrant shelling out extra money. This is known as the worst trailer park in Morgantown for a reason. Not to mention it’s a swampland when it rains even a little bit.

We like the location of the park, though there are train tracks right behind the park, but it hasn’t been too bothersome for us. They added concrete pads in front of all the homes which is greatly appreciated. Would recommend!
