Morningside RV Estates Introduce
Morningside RV Estates, located at 12645 Morning Dr, Dade City, FL 33525, USA, is a well-regarded RV park designed primarily for retirees and active adults, often referred to as a 55+ community. Positioned within the "RV parks near me" category, it offers a blend of convenient location, extensive amenities, and a vibrant social environment, making it a popular choice for those seeking a long-term or seasonal RV lifestyle in Central Florida.
The environment at Morningside RV Estates is generally described as "lovely" and welcoming. Residents appreciate the "wide" sites, which provide ample space for RVs and personal outdoor living areas. The presence of "great neighbors" contributes significantly to a friendly and supportive community atmosphere, where social interaction is encouraged. The park's location in Dade City offers a quieter, more relaxed environment compared to bustling coastal areas, while still providing convenient access to essential services and attractions. A key environmental advantage is its walkability: residents can easily access a Walmart, Ace Hardware, stores, restaurants, downtown Dade City, and a Walgreens pharmacy on foot. This pedestrian-friendly aspect significantly enhances the daily convenience for residents, reducing reliance on vehicles. The park is also surrounded by the natural charm of Dade City, known for its historic feel and local events, providing a pleasant backdrop for community living.
Services at Morningside RV Estates are comprehensive, aiming to provide a comfortable and engaging experience for its residents. RV sites come with full hookups, although specific details like amperage are not mentioned, it's standard for a park of this caliber. The staff is consistently described as "very friendly and helpful," indicating a high level of customer service and support for residents' needs. Beyond basic site services, the park excels in offering a wide array of activities and social opportunities facilitated by the clubhouse association. This active programming is a significant service, fostering a strong sense of community and providing ample opportunities for recreation and socialization. Essential conveniences such as warm pool access are provided, enhancing the quality of life. The clubhouses also offer amenities like puzzles and books for downtime, catering to varied interests. While the park aims for a high standard of service, it's crucial to note a significant concern raised by residents regarding upper management's refusal to readily make donated life-saving devices (AEDs) available in the clubhouses due to perceived "time consuming" installation and training. This issue highlights a gap in responsiveness to resident safety concerns, despite the park's otherwise positive attributes and the willingness of residents to assist with training and maintenance. The phone numbers, (352) 523-1922 and +1 352-523-1922, serve as direct contacts for inquiries about lot availability and services.
The features of Morningside RV Estates are extensive and cater directly to an active adult lifestyle. The park boasts "lots of activities," ensuring residents are never bored. These activities are often facilitated by the "clubhouse association" and likely include a range of social, recreational, and educational programs. Specific mentions include a "warm pool" for swimming and relaxation, and "great shuffleboard" facilities, popular among the RV community. The availability of puzzles and books in the clubhouses provides options for quieter, leisurely pursuits. A particularly strong feature is the park's excellent "location," which allows for "walking distance to stores, restaurants, downtown and Walgreens pharmacy." This level of accessibility is highly valued by residents. For those interested in more active sports, "Pickleball was available at the armory downtown or Price Park, both 10 min by car," indicating convenient access to external recreational facilities. The park's design, with "wide" sites, offers comfort and privacy for RV owners. The friendly and engaging "people" within the park further enhance the community's appeal. However, a notable and concerning feature, as articulated by residents, is the management's stance on the donated AEDs. This issue, described as "laziness and afraid" by residents, represents a significant safety oversight that detracts from the otherwise strong features and community spirit. While residents praise the facilities and social opportunities, this specific management decision has caused considerable disappointment.
Promotional information for Morningside RV Estates would naturally highlight its appealing environment, rich activity schedule, and convenient location. The direct phone numbers, (352) 523-1922 and +1 352-523-1922, are crucial for prospective residents to learn more about site availability and amenities. The testimonials emphasizing a "lovely park," "friendly and helpful staff," "wide" sites, and "great neighbors" are powerful selling points. The park's walkability to essential services like Walmart and pharmacies is a significant advantage that would be heavily promoted. The "warm pool" and "great shuffleboard" facilities, along with the numerous "activities" organized by the clubhouse association, paint a picture of an engaging and active lifestyle, appealing to those seeking an enriching retirement. Despite the largely positive attributes, any objective introduction must acknowledge the critical feedback regarding upper management's decision concerning the life-saving devices. While this is a point of contention among current residents, it provides transparency for potential residents. For those searching in the "RV parks near me" category, Morningside RV Estates offers a compelling option for long-term or seasonal stays, especially for active adults who value a friendly community, abundant activities, and walkable access to amenities in the charming area of Dade City, Florida, provided they are aware of and comfortable with the nuanced management issues.

Morningside RV Estates Reviews
Lovely park with lots of activities. The staff was very friendly and helpful! Our site was wide and we had great neighbors. The location was walking distance to a Walmart and ace hardware. Pickleball was available at the armory downtown or Price Park, both 10 min by car.
Mar 07, 2025 · Carrie WhiteVery disappointing in upper management, as life saving devices were donated by families of someone who lived there for a memorial in honor of them and upper management will not let them be readily available in the clubhouses. we the families members are not understanding why?The park itself is very nice, location is great (within walking distance to stores restaurants, downtown and Walgreens pharmacy) and the people are very friendly, the clubhouse association has so many activities - you can never be bored - warm pool, great shuffle board- if you want downtime they provide puzzles, books etc in clubhouses. So disappointing that management has an opportunity to add to the value of the park and may some day save a life but they choose to say no to the families with no real reason as to why.UPDATE on our yelp review the management says it is to “ time consuming “ for install (which would take about 15 minutes to hang unit on wall) and training of staff - what a bogus respond there are people in park willing to train and maintain, and which by the way there is no training for an AED ! They are self explanatory to safe a life !!!This is called laziness and afraid.
Mar 04, 2025 · Susan WWeve been here 3 years and love it! Wonderful activities, shows and dances. Unfortunately, I don't think we're coming back. The corporation changed the reservation policy. A $925 deposit is required. Cancellations made 60 days ahead will forfeit $295. After 60 days, the entire $925 is forfeited. This is a senior citizen's park. We get sick alot and it's not something you plan ahead of time. We can not afford to waste $925. Extremely disappointed in this unfair policy.
Feb 25, 2025 · Patty BonesteelWhat ever you do do not die while living in the park. Your family will get treated like crap cleaning up your stuff. Staff was nice at first but later became ugly with us. I hope they treat the residents better while they are living there then they did during our loss.
Jan 17, 2025 · Thadd PoolerI was so so surprised to see some of the negative ratings. We have been staying there for 3-4 years. The management , staff, people in the park etc really do such a good job keeping everything nice. They have guidelines and they are followed. The park isn’t brand new or super fancy but I can’t think of a single place in the park that isn’t neat and tidy, everyone is so friendly. When we drove in our first year, people came out to wave and smile. It was very easy to get involved. In normal times there are lots of activities. Too many to do them all. Activities are led by the residents and usually is no extra fees. Instead of a campground, it is a cluster of seasonal homes with some RVs. There is privacy if you want it. In comparison with other RV estates I have seen, Most of the lots are pretty big. I think like 10 ft from line to line. I am sure there are few that are smaller due to homes that were there for a long time. Nice nice place. Safe, neat, friendly.
