NEW VILLAGE MHC, LLC Introduce
If you are searching for 'RV parks near me' with an interest in long-term residential living, NEW VILLAGE MHC, LLC, located at 430 S Byron St, Homer, MI 49245, USA, is a mobile home park in the Homer area that may be of interest. They can be contacted at (517) 568-4368 or +1 517-568-4368 for inquiries about residency.
Mobile home parks offer a unique style of living where residents typically own their homes but lease the land on which they are situated. This can sometimes provide a more affordable housing option compared to traditional homeownership. When considering a mobile home park, it's important to evaluate various aspects such as the community environment, management practices, and the overall quality of life offered.
Based on the customer reviews available online, it appears that NEW VILLAGE MHC, LLC has faced significant criticism from some individuals. Several reviewers have expressed negative experiences related to management, infrastructure, and community safety. These reviews highlight potential areas of concern that prospective residents should carefully consider.
One reviewer, identifying as a contractor, claims they were not paid for their services. While this may not directly impact residents, it could suggest potential issues with the park's financial management or dealings with service providers, which could indirectly affect the community's upkeep and development.
Multiple reviews mention a "terrible manager," although specific details about the nature of these negative experiences are not provided. Issues with management can significantly impact the quality of life in a mobile home park, affecting everything from rule enforcement to the handling of resident concerns and the overall atmosphere of the community.
Another serious concern raised is the "illegal towing of vehicles." Such actions can cause significant stress and financial burden for residents. It's essential for a mobile home park to have clear and fair policies regarding parking and towing, and any deviation from these can lead to resident dissatisfaction and legal issues.
Perhaps one of the most concerning aspects highlighted in the reviews is the mention of frequent police presence ("Police in & out all the time") and allegations of management allowing "havoc" despite lease agreements stating the park does not deal with "disturbing the peace." This suggests potential issues with community safety and the enforcement of rules designed to ensure a peaceful living environment. A high level of police activity could indicate underlying problems that prospective residents should investigate thoroughly.
Infrastructure appears to be another area of concern, with a review mentioning "terrible roads" and the lack of "snow plows or salt spreader for roads." Poor road conditions can make navigation within the park difficult and potentially damaging to vehicles. The contrast between the lack of snow removal on roads and the alleged fining of residents for not clearing snow off their porches suggests inconsistent or unfair enforcement of maintenance responsibilities.
A particularly alarming statement in the reviews is the claim that "A lot of violent residents reside here." Allegations of violence within a community are extremely serious and should be a major consideration for anyone thinking of moving into the park. Prospective residents should attempt to verify the accuracy of such claims and assess the overall safety and security measures in place.
Finally, one review mentions a lawsuit involving the current manager, Karie, and a resident of the park. Legal disputes involving management and residents can be indicative of underlying issues within the community and may create further instability or tension.
Given the overwhelmingly negative nature of the online reviews for NEW VILLAGE MHC, LLC, it is imperative for anyone considering residency here to exercise extreme caution and conduct thorough due diligence. Relying solely on this information for a decision would be unwise. Instead, prospective residents should consider the following steps:
- Attempt to contact the management to address the concerns raised in the reviews and inquire about their perspective and any steps being taken to resolve these issues.
- If possible, visit the park in person to observe the conditions of the roads, the general upkeep of the community, and the overall atmosphere.
- If feasible, try to speak with current residents to get a more balanced and up-to-date understanding of their experiences living in the park. Be aware that some residents may be hesitant to speak openly due to fear of reprisal.
- Inquire about the park's policies on security, rule enforcement, parking and towing, and maintenance responsibilities.
- Check with local law enforcement agencies for any publicly available information regarding incidents or calls for service at the park.

Jan 22, 2022 · Megan FrederickI just moved here in August. Absolutely can't believe this is a trailer park. It's so quiet you wouldn't think you have any neighbors at all. A big plus is being able to lease to own my home. What an awesome place to get back on your feet.
Dec 20, 2018 · Dana Lynn-Smith WayI guess this place would be good in a pinch. When theres nothing left available to rent. They don't fix anything including their parking lot. They leave big towering dead trees for storms and high winds to knock over on the trailer they slapped together to rent to you. Very ran down.
May 13, 2019 · A M$1965 I paid $2,727, new village manor stole the rest $800 they say is a garbage fee 15 months after when I finally noticed the error they say it was an $800 garbage deposit, nowhere on my original contract does it say anything about a garbage deposit except for that there is no garbage deposit, I have to take them to court even though I have a a receipt, they stole my $ &tried a eviction on me ,so even know Im ahead I had to pay them $ up to the amount they say I owe ,now have to sue them myself.. i pay garbage by the month like everyone else, I called the company they say no deposit was given or ask for .shameful people 🤑 whoever installed the floor doesn't know what they're doing after only one year of it being brand new it's cracking and peeling and you can tell it's off level
