Olive Hill 55+ Manufactured Home Community Introduce
While your search might begin with "RV parks near me," it's important to distinguish between temporary RV parks and long-term residential communities like Olive Hill 55+ Manufactured Home Community, located at 2921 Wyandotte Ave, Oroville, CA 95966, USA. Olive Hill is a 55+ manufactured home community designed for senior living. Understanding the current environment, services, and features of such communities is crucial for those considering a move to or within the Oroville area.
Based on recent customer reviews, Olive Hill 55+ Manufactured Home Community is currently facing significant challenges that prospective residents should carefully consider. A primary concern raised by multiple residents is the issue of safety and security within the community. One reviewer explicitly states, "Olive Hill is not safe," citing two theft incidents occurring within the past month. These incidents, including the theft of custom windows from a remodeling project and other unspecified thefts affecting fellow residents, have led to a perception of the community as a "target rich environment" for thieves, potentially due to its senior demographic.
In response to these security concerns, residents are urging the management to review and enhance their security protocols. Suggestions include the implementation of gates or the presence of a security guard to deter criminal activity and improve the safety of the community. While a new manager is acknowledged as "working hard to address" these issues, a limitation is the fact that this manager is not on-site every day, as they are responsible for overseeing two parks. This lack of consistent on-site management is cited as a potential contributing factor to the community's current challenges.
Adding to the concerns, residents have expressed dissatisfaction with previous management, particularly a former district manager described as "completely rude," disrespectful, and unresponsive to the residents' needs. Allegations were made that this former manager claimed corporate was not obligated to follow California law, further eroding trust and creating a negative environment within the community.
Several reviewers lament the decline of Olive Hill from what was once considered an "excellent place for seniors." The consensus is that the community has "truly gone downhill" following management changes. While residents generally speak positively about their neighbors ("The residents are great"), there are significant concerns regarding the upkeep of community standards and the overall environment.
Specific issues raised include the presence of "druggy people wandering around at times" who are allegedly not being addressed by management. This raises concerns about the safety and comfort of the residents. Additionally, problems with vehicles parked in the road are highlighted as creating safety hazards for both drivers and pedestrians. This issue has reportedly impacted the once common sight of residents walking within the park.
Furthermore, the aesthetic appeal of the community appears to have diminished, with residents noting that "the yards look shabby." This decline in overall maintenance contributes to the perception that the community is not being managed effectively. The recurring theme of the manager being frequently off-site, citing responsibilities at other parks, is a central point of frustration for residents who feel their community is not receiving the necessary attention and on-site leadership.
The hope expressed by long-term residents is that new management will be able to reverse the current negative trend and "return it to what it used to be" – one of the nicest parks in the area. However, the current situation, as described by multiple independent reviews, paints a picture of a community grappling with significant safety concerns, inconsistent management presence, and a decline in overall maintenance and adherence to community standards.
For individuals searching for "RV parks near me" for temporary accommodation, Olive Hill 55+ Manufactured Home Community is not the relevant type of facility. It is a permanent residential community for seniors. Those specifically seeking a 55+ manufactured home community in Oroville should carefully weigh the information presented in these recent reviews. The reported issues of theft, concerns about the safety and behavior of non-residents, inconsistent management presence, and declining community upkeep are critical factors to consider.
Prospective residents are strongly advised to conduct thorough due diligence before making any decisions regarding Olive Hill 55+ Manufactured Home Community. This should include visiting the community in person, speaking directly with current residents to gain first-hand perspectives on the current living conditions, and engaging in detailed conversations with the management regarding the steps being taken to address the reported safety and maintenance issues. Understanding the specific security protocols in place and the frequency of on-site management presence is essential.
While the residents express hope for improvement under the new manager, the current feedback indicates that Olive Hill 55+ Manufactured Home Community is facing significant challenges that may impact the quality of life and safety of its residents. It is crucial for anyone considering this community to be fully aware of these concerns and to seek up-to-date information to make an informed decision about whether it meets their needs and expectations for a senior living environment.

Olive Hill 55+ Manufactured Home Community Reviews
Olive Hill is not safe. We have had two thefts in the last month. Being a senior community I guess the thieves have figured out they have a target rich environment. We are remodeling. They stole our custom windows. They also hit other folks here. We need the management to review their security protocol. They could put in gates or a security guard. We have a new manager that is working hard to address. We don't have a manager on site every day because she has to cover two parks. The previous district manager was completely rude to us. No respect or responsiveness for the folks here. She said corporate didn't have to follow California law.
Dec 12, 2024 · Janie DysartThis place used to be an excellent place for seniors. It has gone through management changes and now it has truly gone downhill. The residents are great, I just wish they would uphold their requirements- there are druggy people wandering around at times that they don't kick out, cars parked in the road that creates safety concerns for driving and walking (used to be a lot of residents that walked the park regularly), the yards look shabby. The manager is never on site, always saying they have other parks they need to be at. Unfortunately it has really gone downhill. It was one of the nicest parks, I hope they get better managers that can return it to what it used to be.
Sep 08, 2024 · Gina HouseWell Dear public, opinion changed for a final time. We are being forced to sale and move. Our lovely granddaughter was left without a guardian , it was either child protection services or us her loving grandparents. Now that she is safe and well taken care of we are being forced to sale because this park doesn't have any compassion or reasonable accommodations to accommodate us in this very unfortunate situation we find ourselves in. Where will we go????
Feb 13, 2024 · Jerry Jones(UPDATE 09/23/2024) Good news we sold our mobile and was able to buy a home in kelly ridge. No space rent, no rent, and no mortgage. Paid in full for a 2 bd 2bath with 1/4 acare . Now as for Olive Hill 55+, they have managed to turn over another manager so thats 3 in a couple of years. There are many homes for sale and that have sold over the last 6 to 8 months , Why??? Do your due diligence before making a move there and double check out what people are saying. I wish you the best of luck and hope you find your happy spot. (UPDATE END) I've updated my opinion and review as of 02/12/2024. Our home is up for sale. We are being forced to Sale because the park has a zero tolerance for under aged people. We recently became guardians of our beautiful granddaughter and there is no reasonable accommodations available to us. So it's turn our granddaughter over to CPS or move and we have no choice but to move. Where are we going who knows. Now our 14 year old granddaughter never plays outside which is typical for today's teenagers so besides my truthfulness no one would have been bothered by her. Now the park does have a couple of drug trafficking units here and I'm 100% sure we'll be forced to move before they are. That's politics for you, so if anyone is looking for a nice home priced for fast sale please let me know and if you have a low income home/house for rent that's excepts grandchild that would be very nice.
Sep 23, 2024 · Jerry JonesIt is a very clean, friendly, quiet and conveniently located community. Hospital, and all health care services and shopping are close. The park staff is polite and helpful. We have a feeling of safety and privacy. Rules are very reasonable. Could not ask for more. Highly recommended.
