Orchard Estates Introduce
If you are searching for "RV parks near me" in the Sewickley, Pennsylvania area and considering long-term residential options, Orchard Estates, located at 120 Blossom Ln, Sewickley, PA 15143, USA, is a mobile home community you might encounter. They can be reached at (724) 266-4115 or +1 724-266-4115 for inquiries.
Orchard Estates operates as a mobile home park, providing spaces for individuals and families who own their manufactured homes and lease the land. While the search category "RV parks near me" typically includes short-term accommodations for recreational vehicles, mobile home parks like Orchard Estates offer a more permanent residential setting. However, the available customer reviews paint a concerning picture of the living conditions and management at this particular community.
One resident who has lived at Orchard Estates for a year describes it as "the worth place I have ever lived." This strong statement is supported by a list of grievances, including receiving notices "ever other week about wantever from garbage cans to drapes or weeds in driveway." The reviewer also alleges that the "Manger drives around ever hour harassing residents" and recounts being "forced to remove my truck or it was going to be towed," drawing a disturbing comparison to "nazi germany." Financially, this resident complains about paying "the highest lot rent in the state" which is "to be raised every year for broken promises," concluding that they are "misrable here" and that the park does not deserve even one star.
Another review echoes the negative sentiment, focusing on the ownership and management. This reviewer claims that "The owners from California refuse to do anything for the tenants except raise the lot rent every year, making us pay for brand new trailers and real estate agents since the manager doesn't know how to sell a mobile home." This suggests a perceived disconnect between the out-of-state owners and the needs of the residents, with a primary focus on increasing revenue without providing adequate support or services. The reviewer further describes the park as "terrible, not even a slide," highlighting a lack of basic amenities often expected in residential communities, especially those catering to families.
Based on these two highly critical reviews, the environment at Orchard Estates appears to be far from ideal for its residents. The allegations of constant harassment from the manager create a hostile living atmosphere characterized by strict and seemingly arbitrary enforcement of rules. The frequent notices about minor infractions suggest an overly controlling management style that negatively impacts the residents' peace and comfort. The forced removal of a truck indicates potentially unreasonable and burdensome regulations.
The financial aspect of living at Orchard Estates also seems problematic, with claims of the highest lot rent in the state coupled with annual increases and "broken promises." This suggests a lack of transparency and fairness in the financial management of the park, leading to financial strain and resentment among residents, particularly those who feel they are not receiving commensurate value for their high rental payments.
The lack of even basic amenities, such as a simple slide for children, as mentioned in one review, further contributes to the negative perception of the park as "terrible." This absence suggests a lack of investment in the community's infrastructure and the well-being of its residents, particularly families with children who might expect some recreational facilities.
Information regarding specific services at Orchard Estates is scarce in the provided reviews, likely overshadowed by the negative experiences reported. However, typical mobile home parks usually offer basic services such as water, sewer, and trash disposal. Given the complaints about management and lack of amenities, the quality and reliability of these basic services might also be a concern for prospective residents. Inquiring directly with the management about the specific services included in the lot rent would be essential, although the reviews suggest that the information provided might not always be reliable ("broken promises").
The features of Orchard Estates, based on the negative reviews, seem to be limited to providing lots for manufactured homes in the Sewickley area. The high lot rent, frequent rule enforcement, perceived harassment, and lack of amenities are significant drawbacks that outweigh any potential benefits of living in this community. The out-of-state ownership and the alleged lack of investment in the park further diminish its appeal.
There is no positive promotional information to be found in the provided reviews. Instead, the feedback serves as a strong warning against considering Orchard Estates as a place to live. The experiences shared by these residents paint a picture of a poorly managed, overpriced, and unpleasant living environment.
For individuals searching for "RV parks near me" for long-term manufactured home living in the Sewickley area, the available information strongly advises against considering Orchard Estates. The extremely negative experiences reported by current residents regarding management harassment, excessive rules, high and increasing lot rents, broken promises, and lack of amenities should serve as a significant deterrent. Prospective residents would be wise to explore other mobile home communities in the vicinity that offer a more positive and respectful living environment with fair management practices and reasonable costs.
If, despite these warnings, someone still considers Orchard Estates, it would be absolutely crucial to conduct a thorough and independent investigation. This should include visiting the park unannounced at different times, speaking directly and privately with current residents to get a broader range of opinions, carefully reviewing the lease agreement for any unusual clauses or potential pitfalls, and thoroughly documenting the condition of any potential lot before signing a lease. Given the serious allegations of harassment and unfair treatment, seeking legal advice before entering into any agreement might also be a prudent step.
In conclusion, Orchard Estates in Sewickley, Pennsylvania, appears to be a mobile home park with significant issues based on the overwhelmingly negative feedback from its residents. Allegations of constant harassment from management, strict and seemingly arbitrary rules, the highest lot rent in the state with annual increases for broken promises, and a lack of even basic amenities paint a picture of a highly undesirable living situation. Prospective residents searching for "RV parks near me" for long-term manufactured home living are strongly advised to look elsewhere and avoid Orchard Estates unless a thorough and independent investigation reveals a drastically different reality than what is presented in the available online reviews.

Dec 12, 2023 · Sandra WrobleskiOrchard Estates MHC is a lovely manufactured home community that offers residents a quiet and peaceful place to call home.
Jul 21, 2024 · Brian -The new ownership and landlords are overbearing, constantly giving out letters to mow your grass even if after you now it the day before. Lived here for 8 years and it was great until the last two. The place is much different now, high rent, late maintenance crews, but it is a nice secluded and peaceful community.
May 23, 2017 · Alex Deluigi (TheLoneFoxllie3)Lots of taxes and fees for little to no available services.Google maps doesn't even recognize that my address exists. Nothing within walking distance but shopping areas at a reasonable distance if you own a car...MUST own a car: no public transportation, no Uber, and I can't even get a pizza (or any other food) delivered to my front door.Land is rented but real estate taxes are levied on the trailers at inflated valuations. Police, fire, and ambulance are available and friendly when needed, but other public serviceslike Agency on Aging complains that they don't have sufficient funding for the need in the area, so good luck getting help if you are poor and old or sick.Office staff is only available by appointment and to collect the monthly rent, which is inflated by a monthly sewage fee ($60/month?? -I only paid $70 per quarter while living in a house in Allegheny county).
